The Good: - Overall a nice property. Very roomy, had a well-equipped kitchen, easily accommodated 6 of us. - Great proximity to stores, Old Town, restaurants, and Disney parks. - Maintenance and customer service were quick and efficient. - Common areas were good. Pools were nice. Pub was generally good (while some of the games were missing pieces), gym wasn't spectacular (but equipped well enough to do basic workouts). - Property felt safe and secure and it is well-staffed. Outdoor areas of the property were well maintained. - Nice perks, such as the hot tub, garbage disposal, large showers, on-suite bathroom for the master suite, in-suite laundry, dishwasher. The Bad: - Our condo had ghost ant issues. From the night we arrived they were all over the kitchen countertops and were a constant issue around any food. Having anything that wasn't sealed OR not completely rinsing off wrappers when done meant ants all over. While being very conscious of them and using the garbage dispenser for any food waste, they were still a nuissance. - Bedding was not well cleaned. There were 4 beds in our unit, 2 had very noticeable dirt-looking stains on the undersides of the comforters, one had what looked like a nickel-sized blood stain on it. Overall, my group would say that the good outweighed the bad, but we were all a little put off by the bad. We would stay here again. Despite the bad, we felt it was great value for our money!

This resort was absolutely amazing i absolutely lived everything about it. It was so perfect for our family of 5. We did have some issues like the unit not being very clean and the hot tub not getting hot but after i spoke to the front desk our hot tub was amazing after that and i did the cleaning myself. But other then that the property has water slides a very good decent size pool an outside bar and inside with a restaurant a huge hot tub for the public which was amazing. Pool toys for the kids were available to play which made my kids even more happier. We will definitely be returning thank you so much.

Overall stay was good. Pool was great, gym was very small and crowded in the morning. Would be nice if it were open before 8am. Sink in condo was broken, but they fixed it the second day of our trip. Overall good stay.

The property was ok. Pool, bar and restaurant hours were very limited. Amenities at units were also very limited. Information page needs to be more comprehensive. Air conditioning, individual bedrooms and hot tub were really nice as well as the screened patio area..probably the very best features. Great place to stay if you like Old Town-very close!

Great place to stay. Pool was excellent with a lot of places to lounge by the pool. Hot tub jets were not working every time we used the hot tub at the pool area. Wished there was a better convenience type store on site. Condo was good. There should be extra blankets at the condo itself. The check in wasn’t too smooth, since I stood at the reception area for more than 10 minutes looking for someone to check me in. Beside that the place is great, nice pool and decent drinks and food. I wish they had better internet connection, it’s very slow and the tv’s barely have any channels and since the internet is so spotty the Netflix wouldn’t load on the living room and main room tvs. I would still stay here again, this was my second time here.

Main thing we liked about our unit was having our own hot tub. Unfortunately, we had issues with water levels & it took 4 days & 2 complaints to rectify & it was fixed on the last day, so we did enjoy the tub on our last evening, however, it took a while to heat up to regular temperature. The townhouse itself was clean & had most things needed for a 2 week vacation. Full kitchen, washer/dryer, dishwasher, plates/utensils etc. missing a few items like a baking tray for fries etc, bigger bowls for snacks/salad. One of the drawers fell apart on the 2nd week, looked like it had been repaired before. We brought it to resort attention 2x on the same days we addressed hot tub concern & maintenance never came. No extra blankets/pillows. Overall, property was clean & quiet, met vacation requirements for a 2 week stay. Would go back if going to Orlando theme parks. A bit too far from Tampa & Clearwater if you’re planning day trips. Traffic was horrendous, always some kind of hazard. This being main reason for choosing another resort. Otherwise, lots of restaurants, shops, grocery stores, pharmacies. Family enjoyed stay & would recommend if planning to stay around Orlando & looking for basic amenities. Kids enjoyed 2 slides, however, not always accessible & on one Friday, slides were closed. Pool Bar hours only until 5pm, kitchen closed @4pm. Bartender at the resort was friendly. Would have liked longer hours. Store had some emergency items. Overall good experience. Family friendly.

The property is great — comfortable and well-equipped. However, the cleanliness left much to be desired. When we arrived, the house had not been properly cleaned. The hot tub cover was filthy, with mold and mildew, although it was replaced on our last day at the property, so future guests won’t have that issue. The biggest disappointment was definitely the overall cleanliness of the house. Considering that all guests are charged a cleaning fee, I expected at least the basics to be taken care of.

This is the 3rd time I stayed here. This time was so bad we left a day early to go home and shower in a clean environment. Our townhome didn’t look like it had ever been vacuumed. I have video of an inch thick of dust all over the baseboards. Black hairs in the shower. We went to eat at the Cabana but because they closed in 20 mins refused to let us order food. Then we ordered food at the sports bar but because we had kids we couldn’t sit at the bar so no happy hour. Then my husband paid the bill and they didn’t inform him that gratuity was already on the bill so we double tipped. When he asked about it they said oh well. They didn’t even serve us our food. My husband had to grab it from the bar to bring to our seats. Worst experience ever!!! And they wouldn’t do anything to make this a better experience. Travelocity tried to get them to and they refused.

The property was comfortable and in a good location but not clean. The dinner table had stains from old food, the towels had stains, some hair were under the pillow, the floors were sticky. The carpet was really stained and it plainly smelled. Also, neighbors were having crazy party till morning hours with loud music so we didn’t get much sleep

What I liked about the property is its proximity to brand restaurants and grocery stores. What i didn't like about the unit is the condition of the unit and cleanless, it was dirty not cleaned at all, they charged the cleaning fee in advance during the check-in process and when entered the unit it wasn't clean as expected, the bathrooms was in terrible conditions, the carpet was dirty, the stairs rail was sticky, the insects every where. I am not recommending staying in this resort at all.

Shower door would not close. Shower glass was filthy. The floors were filthy. The front desk said they would only come clean to e bottom floor but not the top. The tile and the grout dilapidated in the shower. No washcloths and when we asked they said they didn’t do that.

They didn’t do a very good job cleaning up. There were a few cockroaches, and the floor was very dirty. The dishes were put away but weren’t clean. Apart from that, the place was nice and quiet. The jacuzzi was nice but a bit small.

We had to wait about 45 minutes past check in time which was not bad. However, this is my second time staying here. The first time was 5 stars hands down! This time, not so much! The houses are built much smaller on the other side away from the lake. It was a heavy smell of roach spray that last the entire time of our stay, which was 6 days, and it was only in the kitchen area mostly counter tops, which is very unsanitary. There were crumbs in the chairs at the dinner table. My niece dropped a piece of candy on the floor and I took a wipe to get it up. You would not believe the filth that came off the floor. The floor was disgusting and couldn't have been mopped in weeks. I honestly don't believe our condo had been cleaned before we arrived. We cleaned the entire house before getting relaxed. The bathrooms were cleaned, but the downstairs area was a mess!!! We didn't cook in the kitchen because of the heavy roach spray smell over the counter tops. It's like someone sprayed and didn't wipe it down. The smell was extremely strong. It made you not want to eat in the kitchen at all to be honest, we ate out the whole time we were there. My first stay they gave you plenty of towels and rags for a weeks stay and they brought us more if needed. This stay we were told at the last minute, we had to wash our on towels and rags. The young lady at the front desk was very nice. The older lady with the salt and pepper hair was rude. The middle age lady with black hair was very helpful.

Overall we had a good stay. We had a few small issues. The room you rent is not necessarily the one pictured. The pictures of the room were way nicer than the room we rented. Our unit had older furniture, couch, kitchen table, etc. so be mindful of that when reserving a room. When we arrived our microwave and our ice maker was not working. We ran out of toilet paper and the front desk gave us one complimentary roll but told us we’d have to buy any additional items we needed. During our stay the parking lot was being replaced and it was inconvenient the way it was all blocked off like a maze and made it hard for us to get in and out. Our favorite part about our stay was all the deer and babies roaming the resort. They were tame and super beautiful

I would have rated it higher because overall it was a nice place and great location. The dryer button kept falling off maintenance came but it kept falling off and then it wouldn’t shut off. Maintenance told me to time it myself and then just unplug it to shut it down which was very inconvenient. I tried to leave the stuff drying outside and then it rained and it got all wet again. I was out so unable to get it in before the rain started. One of the twin beds smelled like someone had been laying on it. The main living room TV barely had a few working channels.

The beds in this townhouse were the absolute worst. Hard and the mattress made it impossible to lie flat because of the indents, ended up on the couch three out of four nights. The kitchen is also minimally set up as a full kitchen, no pizza pan or pizza cutter, no bigger bowl to mix things up like salad or scrambled eggs, no measuring cups, could keep going. Won’t stay here again, was nice to have a hot tub onsite but only a screen to protect it, so on a rain day we couldn’t even use it.

Stayed here with my family for a week in May. We rented a car when leaving the airport. This townhouse resort was perfect for us 4 adults. We had a 3 bedroom, two bathrooms, and a hot tub to enjoy. The staff is friendly and the grounds are in perfect condition. We enjoyed the pool a few days during our stay. Lots of loungers and umbrellas. Two parking spots for each unit was very convenient. Full kitchen so we could enjoy our own breakfast before heading out to explore. Would definitely stay again!

The property was fantastic and the staff was just as great. The only issue we had with our unit was the AC didn't seem to work properly. We could set it as low as 60 and it wouldn't move. We spent most of the time in our room at a fairly uncomfortable 76°. Other than that however, it was great. Very clean and we'll kept. They were resealing the parking areas throughout the community but did a wonderful job of communicating that up-front at check-in as well as the day's leading up to the impacted areas. The restaurant and bar staff were friendly and inviting to both me and my wife. They treated us like regulars and gave us recommendations.

Requested an early check-in 24 hours in advance, front desk said it was no problem and to check with them the morning of, also asked about general location of our unit and was told it would be near the front gate. Morning of check-in (9AM), ask the front desk about early check-in, they take my number and say they’ll text me when it’s ready. 1PM- no text, so I go to the front desk, they tell me it’s not ready. 3:30PM- no text, go to the front desk and she says “oh they just finished. It’s ready”. We go to the unit and there’s a service man working on the wifi/cable. It was also nowhere near the front gate. When I went back and asked if we could be moved closer, she said no. When I asked why, she told me that I’d have to call reservations. I call reservations and she tells me I have to talk to the front desk and hangs up on me. I go back to the front desk and she says “there’s nothing wrong with the unit, so you can’t move.” By far the worst check in experience that I’ve ever had.

Stay away from this resort! As we prepared for our stay, we were very nervous as some of the recent reviews shared concerns about cleanliness, lack of amenities, broken facilities, etc. However, this terrible review actually has nothing to do with those factors - it is solely based on the customer service. At 11 PM on the evening of our check-in, our flight from Cleveland was canceled, and given that our stay was just for a long weekend, there were no alternative flight options to get us there in time to salvage our trip. We called the next morning at 8:30 AM, as soon as the resort opened, to explain the situation. The manager we spoke to was quite literally a heartless robot and couldn't have cared less. When trying to cancel through Expedia, even the live agents came back and said the resort staff they spoke to when trying to receive a refund for us were beyond rude and didn't want to help in any way. We are seasoned travelers and have had situations like this arise before, and the resorts have been more than understanding, either offering a refund or a travel credit to rebook at a later date. Regal Oaks gladly took every penny paid for the reservation without any compromise whatsoever. Book a name brand hotel in Orlando instead, and don't get screwed like us!!

The employees were rude and not accommodating. We had to buy our own face towels even after letting the staff know that we didnt have any in the room. Staff advised that housekeeping would bring some towels to us yet housekeping never brought any. None of the bathrooms had full rolls of toilet paper. The floors where visibly dirty and empty drink bottles were found under the bed, and in the living room. The jacuzzi was nice to have but when we attempted to turn the heat down on the unit, the knob wasnt even attached. Extremely disappointed in the quality and cleanliness of the townhome as well as the less than accommodating employees.

It was in a gated area codes entry not far from location we were attending event Room wasn’t ready in time even though we came early and left to do other things til 4 o lock check in it was after check in we could get in Ice maker wasn’t working said someone would come check on it they never did we ended up buying ice. Ants in areas of bathroom kitchen. Toilet paper holder was pulled from wall. Hot tub didn’t fully work as some jets didn’t work. Came in late one night due to event front gate didn’t want to open then when did open almost closed on car.

Everything was great. Very clean, friendly staff. Very helpful. The only thing I would change is maybe have a little basket with salt and pepper, maybe little bottles of condiments maybe 25 coffee filters. But that would be the only thing. Maybe I should give a bad review and we could keep this great resort to ourselves. Highly recommend.

Very closed to all Disney parks, restaurants, stores which is a major plus! Property has everything we need for a family of 6. The hot tub was nice to come home to after a long day of walking! We had a lovely and pleasant stay!

I would stay at the Regal Oaks again! While the pictures do make the pool area look a little more luxurious than it might be...it does have a lot of loungers, etc, music, and fun for the kids. The bar is staffed by one person only, so it can take a little longer for drinks or food, but they work their butts off. We LOVED our condo - with the lake side view and hot tub...it was so relaxing, clean, and comfortable. This was the best part. We didn't have a rental car however, so we were a little unhappy when we found out we were in a condo at the furthest part of the property and had to walk with all our luggage. They do not rent out golf carts or let you have rides with staff...thankfully we had a couple drinks by then and laughed it off!! Also, rooms aren't ready til 4pm and they won't give you towels for the pool during that time - I think that is any EASY fix on their part....my only complaint is that the staff acted like we should know that and "too bad". But once that was over, everything was fine!!

For starters I was called on the same day to tell me my 4 bedroom apartment was not available so I had to downsize to a 3 bedroom, which was very inconvenient to my 10 people party. For my troubles I got a gift card to use only on the property restaurants, of course I didn’t have time to use it so it went to waste. Just coming into the property I found a bag with dirty towels left by housekeeping and the next day the keys didn’t work. All in all, I don’t think I will go back.

Overall, my group would say that the good outweighed the bad, but we were all a little put off by the bad. We would stay here again. Despite the bad, we felt it was great value for our money!

Everything was really nice and decently cleaned. Pools were heated and well maintained. Only downside is we planned on eating on site at the hub, but we waited 30 mins and both lady’s upfront walked right past us and never acknowledged us. We went to the bar to try and get their attention. She attempted to help another customer seated at the bar instead, and the guy informed her he would wait since we were first. She then went back to working on the register ignoring us both never saying a word. He left shortly after and we did right after him.

I didn't get to experience the restaurant located on site. The snack near the slides was good. I wish there was more entertainment, additional restaurants for dining, and arcade with prizes, and additional water activities for younger kids.

This is the 3rd time I stayed here. This time was so bad we left a day early to go home and shower in a clean environment. Our townhome didn’t look like it had ever been vacuumed. I have video of an inch thick of dust all over the baseboards. Black hairs in the shower. We went to eat at the Cabana but because they closed in 20 mins refused to let us order food. Then we ordered food at the sports bar but because we had kids we couldn’t sit at the bar so no happy hour. Then my husband paid the bill and they didn’t inform him that gratuity was already on the bill so we double tipped. When he asked about it they said oh well. They didn’t even serve us our food. My husband had to grab it from the bar to bring to our seats. Worst experience ever!!! And they wouldn’t do anything to make this a better experience. Travelocity tried to get them to and they refused.

The property was ok. Pool, bar and restaurant hours were very limited. Amenities at units were also very limited. Information page needs to be more comprehensive. Air conditioning, individual bedrooms and hot tub were really nice as well as the screened patio area..probably the very best features. Great place to stay if you like Old Town-very close!

The check in wasn’t too smooth, since I stood at the reception area for more than 10 minutes looking for someone to check me in. Beside that the place is great, nice pool and decent drinks and food. I wish they had better internet connection, it’s very slow and the tv’s barely have any channels and since the internet is so spotty the Netflix wouldn’t load on the living room and main room tvs. I would still stay here again, this was my second time here.
