HUGE apartment style room. Room was beautiful and they supplied the kitchen with all the non-food essentials. The only slight negative was parking- which was a ten or so minute walk to a public parking garage.

Free happy hour at their sister property Catalina is not worth it, but it is free. Comfy bed and fully functional kitchen is a plus if you cook. Would I stay again? Probably not.

Walking distance to some of the best attractions in Miami Beach, and not in the Ocean Drive party zone. A few blocks to the beach. A few blocks to Lincoln Road a few blocks to the bass museum and the Collins park Cultural Center. The rooms are large and well furnished. This is an old apartment building so there are no amenities. That is good because you don’t need them in this area. Also the costs for amenities and extras at the signature hotels are enormous. No pool or any bar etc.

This is an older hotel with a horrible parking situation.. be careful when you unload your stuff for this hotel I got a ticket in the first 5 minutes of being in S. Miami Beach. You're only options for parking are a public parking lot at $50 a day two blocks away.. or you can walk four blocks for $20 a day..it was super inconvenient and not listed on their website. The front staff wasn't very forthcoming about that either. The bed was uncomfortable, as well as the living room couch. The TV only got approximately 13 channels..they also need to upgrade their Wifi. I definitely can say I visited S. Miami beach, but will never stay at this hotel again. This hotel definitely needs to be upgraded.

Started off well but turned into a nightmare. Got woken up at 8am to pounding on our wall. Most likely construction. Then, found a cockroach inside the room. Requested room service and only received new towels. No cleaning! Absolutely terrible experience. Will not recommend. Staff not helpful.

Room was SO noisy with other guests around me, I barely slept for 3 days. Not the staffs fault but room is pretty run down, tiles on floor all cracked, safe didn't work, no lobby for sundries, room turn down left a pile of towels only one day (not even folded). It looked much better in photos, and I would not stay there again.

Hotel is dated, run down and smells. It smells like an animal has been everywhere. Floors are wooden, creaking, carpets dinghy. Staff are not helpful. Everytime I asked for something the answer was “no, sorry, we don’t do that, we don’t have that.” This is a low budget desperate option.

We had an event at the convention center, so Lincoln Arms was a great place to stay because of its location. Spacious rooms were a plus. If you like hotels with a fancy lobby and amazing views, this is not for you. Musty halls and a slippery bathtub/shower were the two downsides.

Stayed for 14 days so we needed a roomy place with a kitchen to cook a few meals and keep things in the fridge/freezer. The room itself was well equipped with everything you might need for an extended stay. Beds were comfortable and room was spacious. Bathroom small but met our needs. Walk in closet was a plus. Nice to have a small dining table too. A/C is a window unit so was kind of noisy at first, but we got used to it. At times we could hear footsteps above us but it wasn’t often. This is an older art deco building so it’s understandable that things are dated and older, but that was part of the charm. Everything worked fine and to our needs, we are not fussy travellers. The front desk staff and housekeepers were all super nice and helpful. If you’re looking for a modern hotel with lots of amenities, this is not the place for you. It’s more like apart-hotel. This property is an updated old apartment building steps from Miami Convention center and a couple blocks from the beach. All is great but their WIFI blocks certain applications. For a remote worker like myself to have my 3CX VoIP phone application blocked was a huge issue. Instead of working from the hotel I had to go to a restaurant or business center to take and make calls. Repeated requests to the South Beach Group IT Department were not responded to.

Apartment was clean and spacious. Great to have a kitchen which was well equipped . The place is in an attractive, quiet, residential location but also not far from Lincoln Road if you need provisions. Staff are polite and helpful. Only issue is air conditioning is very loud so had to switch it off at night but that cannot be helped.

Good afternoon I recently stayed at the Lincoln Arms hotel. Around 5am I went to get more ice from the rooftop ice machine. I also had to use the restroom so I decided to use the restroom right next to the ice machine. After a certain time they lock the gates and you have to ring them. When I arrived to the hotel the gate was locked and nobody was answering the call machine or the phones, so me and several other families were stuck outside waiting to be let in. Unfortunately all of my things were already in my hotel room so I had no option but to wait. The worst part experience the hotel wasn’t even that clean either… truthfully a full refund is what I want.

Walking distance to some of the best attractions in Miami Beach, and not in the Ocean Drive party zone. A few blocks to the beach. A few blocks to Lincoln Road a few blocks to the bass museum and the Collins park Cultural Center. The rooms are large and well furnished. This is an old apartment building so there are no amenities. That is good because you don’t need them in this area. Also the costs for amenities and extras at the signature hotels are enormous. No pool or any bar etc.

Great Stay – Spacious Room & Excellent Location! We had a great experience at this hotel. The room was surprisingly spacious and came with a fully equipped kitchen, including a microwave, stove, cooking utensils. It also had a comfortable couch and a clean washroom, making it feel more like a small apartment than a typical hotel room. The location is fantastic — very close to Miami Beach and surrounded by lots of great restaurants, including a delicious Mexican place just around the corner. The hotel has a faint smell of cigarettes. The pull out couch had a urine stain on the mattress and there were no extra linens for it. The hotel advertises that breakfast is included but what they mean is if you go to the front desk and ask for coffee-they will give you some weird stuff for the coffee maker in the room. The staff was kind though.

Location: 2 blocks to the beach, very easy to find, but no onsite parking. Inconvenient if you have a car. Property: VERY Dated, but nice decor and the landscape is well kept. Free happy hour at their sister property Catalina is not worth it, but it is free. Comfy bed and fully functional kitchen is a plus if you cook. Would I stay again? Probably not.
