I have to admit my heart sank when I first arrived hereon seeing the somewhat ( in my opinion) scruffy appearance which seemed not to resemble the photograph which had appeared on the website. The building looked as if it could do with a coat of paint and what had been described as a garden hardly bore any resemblance to that description.A hosepipe and other clutter was to one side of the end room. Again there were a considerable number of pretty worn picnic tables full of customers enjoying drinks and noisy children . We were shown to our room which was immaculate - and quiet! The only problem was the toilet cistern which took between 10 - 15 minutes to refill.We did mention it a couple of times to the staff but without a successful conclusion ! We arrived on a Friday evening where a local ‘ musician’ strums on a guitar! The food was excellent as were the staff particularly the young man who served us. We ate the steak and kidney suet pie which was delicious- my husband ate it the following night as it was so good! Breakfast was substantial and the service very prompt. Despite my first negative comments we did enjoy our stay here and would probably stay again should we be in this part of the world.

Great find for our visit to Newbury. Breakfast included, 4 options to choose from and served in the pub restaurant. Also ate there both nights, food and service excellent. Room had all you needed, large room plus walk in shower.
