Overall we enjoyed our stay. We were sad that they did not have king bed. Shower did not drain properly and was very slippery. The proprietor was incredibly friendly and helped solve the slippery shower issue immediately. He is very attentive and helpful. Good breakfast. Parking was a little bit of a challenge but at least it was on site.

Good location a little bit away from downtown, but walkable. Great full breakfast. friendly hosts. The little dish of candies on the hutch in the hall was tasty and helpful for my throat. Parking was good- better than most of the other B&Bs we stayed in.

On arrival the host was there to greet us but this was the only time we saw him, the place was basically run by 2 young girls, the heating was switched off through the day considering it was november which wasnt ideal, the beds were so comfortable albeit i did have to move my bed to be able to see the television which wasnt ideally situated, overall location was ideal for us and ample parking for the 5 bedroomed accomodation

A warm welcome from the host, we had plenty of room to park ( always a good thing) the bedroom was nice and spacious with a small but functional bathroom. Breakfast was excellent the first time in 2 weeks in scotland where the poached eggs where cooked to perfection. (I love a good breakfast)

A warm welcome & good breakfast. But Dumfries Villa is let down by its lack of attention to cleaning. Main areas of bedroom were clean - but cobwebs & dust lay around in corners, edges, fireplace etc Behind bed was absolutely thick with cobwebs & dust. Unacceptable.

The best value for money in Dumfries. I hope I'm lucky enough to get a room when I next need a bed for the night in the area. Highlighted to a member of staff that the shower head in my room needed a scrub but aside from that the space was spotless. When mentioned my room number was jotted down and I am sure it's already been attended to. I mentioned it at check out as it didn't bother me but wanted them to be aware as sure it was just missed.

Colin welcomed with a great smile and gave a quick tour of the place. He also gave an overview of Dumfries' history which was amazing. The place felt like home and was very clean and worth the money spent. Morning breakfast was delicious. I would definitely book a stay here again if I come to Dumfries.

We had a lovely stay at this B&B , the host was very welcoming and gave us information on where to go, the room was clean and comfortable and cosy. Breakfast was the best I’ve had and I’ve stayed in a lot of places. I definitely would stay here again. And not forgetting the girl who served breakfast she was lovely

The house needs a lot of "love". It is old and requires updates. There is a lot of mildew in the bathroom and arround the windows. The dust was rolling all over the bedroom.

Not very clean. Several stains on the white bedding. Carpet around edge of room full of dust where vacuum obviously doesn't reach. Lino in bathroom also not cleaned around the edges so it was a totally different colour to the lino in the centre. I could go on but after finding these issues I didn't want to look at anything too much as if I found more issues I wouldn't want to stay at all. Host friendly enough and breakfast was fine but wouldn't stay again. Needs a bit of a deep clean in our room & also communal areas.

The location was good. The service and breakfast were okay. The general areas and carpets needed a good clean. The bedroom was in poor condition ceiling cracks and thick layers of dust in lights shades. The shower did not drain but flooded the floor even after clearing thick gunge from the drainer. The sink had 2 cracks inside it. The window was dirty and full of cobwebs on the inside and was propped open with a block of wood.

I had a very enjoyable stay. Warm welcome, big room full of character and big windows looking out onto the gardens. I had the family room with table and chairs by windows which are great for a relaxing cup of tea. The bathroom was compact but clean and with good shower. The sceptic tank can be noisy at night but I'm a good sleeper so it didn't bother me too much. The choice of breakfast served in the morning set me up for the day. Overall I was well looked after and enjoyed staying at the Dumfries Villa

A lovely period property, with a friendly and helpful host. Colin introduced himself as we arrived in the car park and took us to our room. He gave us a brief history of the area and recommended a number of good eateries in the town. The Breakfast menu was in our room and offered a good selection of breakfast options. We had vegetarian breakfasts and were more than happy with what we had.

Lovely B&B, very central, an ideal base. Clean and comfortable. The breakfasts are very varied..something for everyone, so much choice. Lovely owners with a mine of information of the area and things to see and do. Will definitely be back, anywhere else would be a step down in my honest opinion

A wonderful find! Literally a two-minute walk from the rail station and five minutes from the town center. Fantastic breakfast. The rooms were well appointed with thoughtful details such as biscuits and full range of teas/coffee. Beds were comfortable, quiet at night. I would definitely stay here again. The TV could've been bigger, but not a major point! I'd definitely stay here again.

Colin welcomed with a great smile and gave a quick tour of the place. He also gave an overview of Dumfries' history which was amazing. The place felt like home and was very clean and worth the money spent. Morning breakfast was delicious. I would definitely book a stay here again if I come to Dumfries.

We had a lovely stay at this B&B , the host was very welcoming and gave us information on where to go, the room was clean and comfortable and cosy. Breakfast was the best I’ve had and I’ve stayed in a lot of places. I definitely would stay here again. And not forgetting the girl who served breakfast she was lovely

Overall we enjoyed our stay. We were sad that they did not have king bed. Shower did not drain properly and was very slippery. The proprietor was incredibly friendly and helped solve the slippery shower issue immediately. He is very attentive and helpful. Good breakfast. Parking was a little bit of a challenge but at least it was on site.

A warm welcome from the host, we had plenty of room to park ( always a good thing) the bedroom was nice and spacious with a small but functional bathroom. Breakfast was excellent the first time in 2 weeks in scotland where the poached eggs where cooked to perfection. (I love a good breakfast)
