Motel is tucked away from the main road, private. Grounds we well kept with many flowers, bushes and trees. Fire pit with chairs and outdoor grill. Room was simple and very, very clean with lovely decor. It also had a small refrigerator, microwave plus coffee station, desk and tv. The bathroom was spotless and offered many, many different amenities. What a hidden gem!

Short 1 night stay. Room was very clean, price was reasonable. It seems the room was recently remodeled. Room is small but comes equipped with refrigerator, microwave and coffee maker. Bring your own ice. They do not provide ice. Convenient to Newport and Bristol.

This is a modest motel that has been kept in meticulous repair. It is very pleasant and conveniently located. Luxuries are not a part of this package -- no pool, no concierge service. If you want a bed to sleep in, a picnic table for an occasional meal, a good TV, and a well-appointed bathroom, this is the place for you.

We stayed in a suite which was obviously very recently renovated. It was clean and comfortable. The a/c worked very well. There was a Keurig for coffee and a large mini-fridge. The grounds were well-kept with areas to sit with a group and chat or eat. There was a lovely fountain and flowers throughout the property. Would definitely recommend!

I really liked Founders. It's a modest motel, but had everything I would expect from a higher end spot. The rooms are 3-4 to single story building, so you can park less than 10 feet from your door. I rated the cleanliness a 5 out of 5, but I want to emphasize... it was spotless. The staff was friendly and helpful when I called to ask for late check-in since I was not sure what time I would arrive. Bed was very comfortable and I slept well both nights. Shower was a tad small, but no issue, and surprisingly good water pressure. I know both rooms either side of mine were occupied, but I heard not so much as a peep from either side. (so thick walls, civil guests, or both.) I had to do a bit of work while I was there, and Wifi was no issue. Not a whole lot to do in the neighborhood within walking distance, but Bristol town center is a ~10m drive away.

It was dirty. The bedding had stains on them from not being washed. The floors were dirty. There was red drips on the wall near the bathroom sink. Just overall not clean at all.

Flowers and landscaping were very nice. Room was neat but had a smell of perfumy cleaning products. We did notice that the ceiling vent in the bathroom was very dirty/dusty and the TV remote was not cleaned, but other than that the room seemed to be in very good shape. Hotel is located near the highway but thankfully pretty quiet. We attempted to take a mid-afternoon nap & we had our windows up *awesome breeze!) and could hear staff talking loudly right outside of our window (about Mario's lunch break) across the parking lot. There were also landscapers/mowers going right past our back window in the morning around 9:00 AM, at least it wasn't earlier.

The big thing that I appreciate about any place I stay is cleanliness, and Founder's Brook was very clean. The property was very well kept and nicely landscaped. Check-in/parking was very easy. The only thing that I would suggest is to tame down the whatever scent is used as it was very strong and might not agree with anyone with lung issues. Other than that, 10/10. I would definitely stay there again.

Overall the motel has everything you might want for a comfortable stay. From the must haves, cleanliness, amenities, and parking, to the nice to haves, decor, extras in bathroom. The one thing that made me lower my rating from 5 to 4 was the air freshener scent in my room and bathroom. It was so strong that all my clothes were saturated with it. I could still smell it when I went out to dinner as if I had applied it like perfume. I looked around my room to see if it was a plug in but I couldn't find a source. Surely such an overpowering scent is not necessary.

The room design and accommodations were just beautiful. I loved the microwave and mini refrigerator colors and the whole decor. It was a little bright in the morning and they could use some blackout shades to make it easier to sleep in. Overall, it was a spacious accommodation and I’m really happy I chose it

Looking for lodging around Newport, RI, where hotels can be pricey, I came across this gem of a 'country oasis' in Portsmouth near the water, and easy to get to. Arrived late as I had a busy day. When I opened the room door, the suite looked brand new, with a nice sitting area that was separated by a clean bathroom from the comfortable separate bedroom down the hall. A great place to stay!

Nice and clean rooms and well maintained property. Only downside was the sofa bed where you could feel every spring in the “mattress”. Daughter ended up sleeping on the floor on top of the sofa cushions.

My wife and I were disappointed in our stay. The man in the office was not very welcoming. The office was rather disheveled. There were all kinds of tools piled up behind the counter. Ot was just untidy. The room was meh. The mattress was very flat and in needs to be replaced. The pillows were lumpy and seemed beyond there usefulness also. When we laid in bed and looked up at the lamps above the bed they were very dusty and there were cobwebs on them. The bathroom was clean and met our expectations.

Very clean property and reasonably priced. The rooms are nicely decorated and the staff is friendly. The location is right off of the freeway. There is some road noise but the A/C unit has a fan that will run on low for white noise.

The location was perfect for me as my daughter attends Roger Williams University. It's the best value around, believe me I've looked at alot of places and this is definitely the most affordable and convenient. It was clean and quiet, the room was ready for us when we arrived. charming place just minutes from family we were visiting. Room was very clean and quiet, good mattress. Nice staying somewhere you can open windows for fresh air…AC worked really well, but we don’t like to sleep with it running. A coffee maker of some sort in the room would have been a perk, but the lobby has one. If we are back in the area, we will stay here again.

Property is a hidden jewel. Extremely clean.!!!! We had 1 bedroom suite and it was much bigger then i expected.Staff was extremely nice. Island park at the end of street to relax in the sun or to fish. Or chowder and Clamcakes.

Was so pleasantly surprised to find this little gem! So clean and well decorated! Loved it! Needed a place close to the Aquidneck Golf club…this was perfect! Quiet too! And three minutes from the property is Mindy’s Asian Cuisine. What a find!!!
