The location and sunset views from our balcony were phenominal! The property grounds, villa and pool area were exceptionally clean. Cleaning service attended to the villa every day. Friendly staff throughout. Easy check in and they handled all airport transportation. Very quiet, serene and peaceful area.

Beautiful hotel in a nice quiet spot facing the caldera. Just a few minutes walk from restaurants and groceries and the main town area. We loved the morning breakfast and wonderful pool area. The management took great care of us. We will definitely be back.

Amazing!! Everything!! Views, pool (perfect temperature), breakfast to order on your balcony, walking distance to Oia and small village for dinner, sunset views with lovely music, comfy beds with balcony views. Heaven on earth. Staff that went out of their way !! I left a favorite pair of jeans at the hotel and they sent them in a taxi to the port! The taxi arrived 2 minutes too late, so they are shipping me my pants at no charge!! Drinks at poolside are pricey but that’s expected. The bartender was super nice, played awesome music ❤️

Where to start...if i ever return to Santorini I would not look anywhere else than Nikos Villas. It is an intimate hotel but with the best location in Oia. I loved my room...it had a balcony with beach chairs plus a dinning room inside and outside. The rooms opened to the balcony giving the villa a fresh and crisp air. I was traveling the day before from Turkey. After 10 days, i had enough of big breakfast and just wanted coffee in the morning. I was able go to the next door coffee shop and grab a cappuccino with a croissant. My family and I loved the pool. We order wine and beer and had a mellow time. At one point we found ourselves people watching as the hiking path from Fira to Oia is next to the hotel. We had several afternoon walks to Oia for dinner and sometimes just ice-cream. The main Oia area is only a 5 minutes walk from the hotel. There is also a food market across the street that has all the necessities from water to sunscreen. In summary what makes this a great hotel is the people. They are warm and welcoming and always with a smile. I saw other patrons that have been there before be excited to comeback to enjoy beautiful Santorini but also to embrace the staff like if they were long lasting friends. You do not find that anywhere! Thank you for a relaxing time. This is what a vacation is supposed to be..

My family and I loved our stay here. Absolutely perfect location for breathtaking views slightly away from the bustle of Oia. 15 min walk to Oia. Across the street from city bus stop to Fira. Room was super clean. Delicious breakfast delivered to our terrace every morning. Pool was large and refreshing. Friendly and helpful staff. Walking distance to restaurants and grocery store. The Nikos Villas Hotel is the quintessential Santorini experience. It is a simple hotel, but offers just about everything you might need. The rooms have beautiful views out over the Caldera and spectacular sunsets. The pool is very nice and offers lounger chairs, and seating with views. There is really excellent food and drink service at the pool. However, the best part of this hotel is the staff. They are extremely accommodating and welcome you with information about the hotel and dining in the area. The staff communicate via WhatsApp and can arrange just about anything one might want or need. Breakfast is served each day on your patio and you have many options. Breakfast was delicious. Hotel is highly recommended if you would like to stay in Oia, but not be right in the middle of the tourist center.

My daughter and I stayed at Nikos Villas for a week in July 2025. It was just perfect. The location is close enough to easily walk to the center of Oia within 10 minutes; however, it is far enough out that it is in quiet surroundings. The villa was clean and well-maintained. The A/C worked well; however, we kept the windows and doors open to enjoy the breezes. The pool area was clean and well-kept. The pool menu and drinks were great, thanks much to Georgia and Maria! And the front desk staff was so accommodating to arrange tours and transportations for us (thanks much to Dimitrius!). If we ever made it back to Santorini, we would definitely stay at Nikos Villas.

Nikos is a great family run hotel with friendly staff at a modest price. Are there more luxurious hotels, yes, however, not worth the money. Nikos clicks are the important points, great location and views, clean facility, family owned and operated, and close to town. Don’t waste your money anywhere else unless you want the experience of staying in an actual cave.

Wonderful weeks stay at Nikos Villa Hotel. Convenient location for Oia which has great shopping, views and restaurants all walkable distance. Hotel staff all very helpful and pleasant. Hotel clean and well looked after.

The location was absolutely fantastic, the staff was extremely helpful, and the room was exceptionally clean. The only negative was the very tiny shower, which would be very tough for a larger person to use. Plus, the shower curtain was too short, so we needed 2-3 extra towels from the pool, to clean up the water on the floor. Even with that - we would definitely stay here again. Great place!

We stayed at two luxury properties for a 5 day stay in Santorini and while neither disappointed, Nikos Villas Hotel was by far the favourite. It was far more reasonably priced, but the location and views onto the Caldera were awe-inspiring and beat hands down the more modern, whitewashed, jacuzzi and 'luxury' alternative we stayed at. This traditional hotel combines a rich history and warm welcome, with well maintained and extremely comfortable accommodation. I would visit again and again despite the immense number of competing properties. The staff were wonderful, the breakfast offering superb and the facilities delightful. The Caldera View rooms along with the poolside offer a perfect spot to take in the sunset without having to join the throngs of tourists so this really was the best of the best.

The staff at Nikos Villas were warm, friendly & helpful. My husband & I loved the location with beautiful views of the caldera while relaxing on their terrace by the pool & bar or sitting on our private balcony. We were able to opt for delicious breakfast choices that would be delivered to our own little patio terrace while enjoying the fresh air and scenery. The location is very convenient to the walking path along the caldera, to restaurants, to town (15 min walk) & to the public buses which stop in front of the hotel. The only negative issue about this facility would be the confined shower setup for people who are very large or tall. There are no shower doors so the entire bathroom may get wet! Other than that I would highly recommend this facility.

Cons: rooms are dated. Had to turn water heater on 40mins before use. Lotta stairs but if you want a view your going to have stairs in Oia. Pros: everything else was fantastic. Youre paying for the view which is amazing. Spent more time on the porch than the room. Staff, pool, pool bar, location, breakfast all great.

The hotel is just south of the main part of Oia and very walkable. It is across the street from a bus stop. It also backs onto the Fira Oia hiking trail. All the sun chairs look onto the sea and the mountains. The front desk staff was very welcoming and helpful. Our room has both a north facing porch and a west facing patio. We very much enjoyed our stay here.
The hotel is just south of the main part of Oia and very walkable. It is across the street from a bus stop. It also backs onto the Fira Oia hiking trail. Such a great experience at Niko’s Villas. We had the junior suite with the caldera view - I CANNOT recommend it enough. Stunning views, amazing cave infrastructure with efficient air conditioning, and private balcony. Staff delivered breakfast each morning to our balcony, carried our luggage up and down steps, made us cocktails, provided recommendations & tips, and made transportation accommodations. Special shout out to Dimitris who was the hype man of this hotel; he had such a contagious happy energy that made us even more excited to be in Santorini (didn’t know that was possible). Recommend to anyone, especially as it is in a more private part by Oia yet a short walk away from all the shops and restraunts (along with their own nearby).

Nice location, walkable to restaurants, shops and sites. Nice view from pool side and our balcony. Our room had small kitchen with table and chairs, and complimentary coffee and tea, although they were not refilled each day, we had to go ask for them at the front desk. Shower space is very small, shower handle is set low, no option to hang it high when showering, definitely something new for us. Over all very nice hotel.

Our room had small kitchen with table and chairs, and complimentary coffee and tea, although they were not refilled each day, we had to go ask for them at the front desk. Shower space is very small, shower handle is set low, no option to hang it high when showering, definitely something new for us. Over all very nice hotel.

We loved our stay at Nikos. The staff was excellent and took great care of us from the very beginning of checking in to check out. The only negative thing is our bed wasn’t very comfortable. Once you would walk outside your room and see your view you would forget all about the bed. With that being said I would stay there again and again!

Can’t say enough good things about this stay and experience! They take care of you here not as if they are employees but if it were their own business. Truly remarkable. The hotel is perfect in all regards-location, space, a lovely ambiance, breakfast, private, safe. I cannot complain about a single thing! Amazing!! Everything!! Views, pool (perfect temperature), breakfast to order on your balcony, walking distance to Oia and small village for dinner, sunset views with lovely music, comfy beds with balcony views. Heaven on earth. Staff that went out of their way !! I left a favorite pair of jeans at the hotel and they sent them in a taxi to the port! The taxi arrived 2 minutes too late, so they are shipping me my pants at no charge!! Drinks at poolside are pricey but that’s expected. The bartender was super nice, played awesome music ❤️

The hotel is just south of the main part of Oia and very walkable. It is across the street from a bus stop. It also backs onto the Fira Oia hiking trail. All the sun chairs look onto the sea and the mountains. The front desk staff was very welcoming and helpful. Our room has both a north facing porch and a west facing patio. We very much enjoyed our stay here.

One of the best place to stay in Oia. Bus stop is a minute away, the famous blue dome is just 5 minutes walk. Restaurants, shops are accessible without needing a ride. Sunset view is awesome and foods are great, locally made. All staff are helpful and so accommodating.

Staff were very friendly and accommodating, facilities were always on hand and hassle free ensuring that there were no problems with external bookings and connections. Can’t fault it. Close to all of the highlights of Oia but far enough out to escape the busy areas and chill with views second to none.

We absolutely loved our stay at Nikos Villas!!! The hotel and location was a dream- beautiful vistas on both sides of Oia, very friendly and hospitable staff and wonderful breakfasts! It was also about a 2-3 minute walk from the busy downtown area if Oia so quieter but still convenient. We hope to return again!

My husband & I loved the location with beautiful views of the caldera while relaxing on their terrace by the pool & bar or sitting on our private balcony. We were able to opt for delicious breakfast choices that would be delivered to our own little patio terrace while enjoying the fresh air and scenery. The location is very convenient to the walking path along the caldera, to restaurants, to town (15 min walk) & to the public buses which stop in front of the hotel. The only negative issue about this facility would be the confined shower setup for people who are very large or tall. There are no shower doors so the entire bathroom may get wet! Other than that I would highly recommend this facility.
