Beautiful hotel with great location. Nice variety of breakfast choices. We were taken aback that we were charged an extra $20 just to park our car on the premises. We were told we had an option to park across the street at the public parking area. However, there are signs that say two hour parking limit. Parking should be free for paying guests.

Nice location conveniently located to many restaurants in town. Only suggestion is be careful moving your car from the parking lot. Despite receiving a parking pass, it does not guarantee a spot in the lot

I don’t even know how this is considered to a hotel. The pool is smaller than a pool in a house and also closes at 7pm.. unbelievable. Prices are very high and the expectation are much much higher I won’t ever go back

The hotel has a fantastic location and the service from the staff is top-notch. However, it could use some maintenance; the carpet had stains and there was an unpleasant odor when we first entered the room. While the furniture showed signs of wear and tear, the bathroom was clean and well-maintained. The staff mentioned plans to replace the carpets over the winter. We come once a year and we appreciate the location, the cleanliness and the friendly staff. We especially enjoy the balcony rooms facing the harbor. Rates in summer are generally very high (especially on weekends) so we tend to stay in the shoulder season and when offered special rates.

The two king beds room (#310) on the third floor had a bit of an unpleasant smell (stale carpet? dirty mop was used to wipe down the room?). We didn't report it and left the balcony door open to air it. But the second room (#113) was large, spacious and clean. We all had a comfortable night's sleep. Staff were really nice. Location was AWESOME! Thanks for a lovely stay overall!

It was a very conveniently located hotel in the middle of the small town of Greenport. Easy to walk to places and good water views from our room. The room was nice and comfortable. The hotel is a little tired and could use some updating, but don't let that stop you from staying there. Everything was working and comfortable as mentioned. Having a water view was nice. The ferry that runs all of the time near the hotel is a bit noisy if you're in a waterfront room, but again don't let that stop you. Working boats are part of being on the waterfront. Great balcony to sit on and enjoy watching the boats come and go. Overall a good experience.

Location is solid if you'd like a short walk to everything (it's right in town). I had a nice view of the parking lot, which was fun because I like to watching cars park. Room was big as was shower (great water pressure). It was quiet throughout no issues there.

Experience was terrible for the price I paid. Requested a harbor view and was on the first floor with weeds in my face. Harbor was hardly visible. WiFi was god awful. The AC unit in the room made a ticking noise all night long which ended up in getting zero sleep. Complete rip off

My wife and I love this hotel. Perfect situated in the middle of greenport village, walking distance to everything you want/need. They had renovations going on during the day but the hotel remained very clean, room was pristine. We stayed in a harborfront room with balcony, highly recommend, it was so serene! We had a wonderful visit for Mother’s Day. We will definitely be back again.

The Hotel was ok. Smelled a little . When we went to check in there was no one at the desk and we had to wait 20 mins. Then I booked a Room with a view and had no view. Will not be going back .

This review is for room 113. If you have the misfortune of being assigned this room, do your best to change it. It is sandwiched between the elevator and the staff room. The noise of the elevator dinging and moving was the entire time. The banging of the staff door started at 5:30am. The view from the window is directly onto the parking lot and smoking area. So there is no privacy to open the shades or fresh air to open the windows. Positive notes, the large shower with jets, nice body products, spacious room, bar refrigerator, and nice carpet. Walking distance to restaurants, shops, and the Shelter Island ferry.

We loved our room and the wonderful view. I cannot figure out why people complained about the breakfast. A lot of it was the usual "breakfast included," fare. BUT the yogurt was a name brand, the coffee was fine, no powdered eggs in a steam table--instead, hard boiled eggs, they were great. The bagels were fine (seemed to come from a bakery) and the mini croissants were excellent. Everything was real and for what it was it was perfect. There were take out containers on the breakfast buffet for people to use to take food up to their rooms. A few people actually came down in their robes, which was unappealing. I have never seen that before. We did see that there was a surcharge for parking but $25 a day was unusually steep for outside, self parking. We have been to many other hotels and inns where there is no charge if you are parking the car yourself. Not sure why there was a resort fee--was it because of the pool? That was also annoying because the inn is clearly not a resort of any kind. Ending on a positive note the staff was friendly and accommodating, which we appreciated very much.

Jessica was wonderful from before we got there to the very end. She was extremely helpful, friendly and knowledgeable about the area on where to eat and things to do. My fiancée had lost her earring down the shower drain and Jessica had called David the maintenance man, who went above and beyond to get the earring back for her…. He was friendly, helpful and committed to getting that earring which was expensive and also unattainable to buy a new one. So your staff should be commended for their service. Truly exceptional staff at your establishment!!

This hotel is a pure gem. The service is fantastic, the front desk team works to make sure you are truly taken care of, including our dog. Very calm vibe, its super clean, quiet and perfect. Already looking at another couple of nights in August!

I am frustrated by the lack of communication with the front desk. Some folks were very nice and others were difficult to get clear information from them about the fees and costs. Never got a bill but saw unexplainable charges on the credit card. Tried to talk to someone about it but never got a response from anyone. I am pretty down on this place. They are eager to take your money but no accountability. Also, it says free breakfast but they charge you. Misrepresentation of their costs.

Paid for a room we did not get. No one including Expedia would take responsibility for the mix up. Spent hours of our trip between the hotel and Expedia trying to get a refund for the difference in price which still has not happened. Will not be using Expedia or this hotel again

Location was good. But overall, pricy. A fire alarm went off in the night and there was no overnight staff at the hotel or instructions about what to do. The breakfast is meager and self served on paper plates,with plastic utensils. Overall the hotel was not well run and expensive.

The hotel is nice and location is great for being right in town. The rooms are not that updated but they are totally fine, comfy, and nice sizes. Bathrooms are nice too. Hallway is a little depressing looking but I think they are mid-construction on it. One thing that was disappointing was the breakfast. Nothing seemed fresh and they offer you paper plates and plastic spoons. We stayed over a holiday weekend and paid about $800 a night, you expect a piece of fresh fruit and some nicer options at breakfast, when they say breakfast is included - it was stale pastries and jelly packets. Come on. Otherwise, pool is nice and well kept and the staff was lovely. But if you are going to charge so much, you need to offer the paying customers a little more.

did not let me check in until after 4 Pm. the breakfast is horrible, only bagles, one muffin and had to fight for it. hard boiled eggs are half cooked. ran out of coffee before breakfast even ended. No juice, no bread, no toast, no scramble eggs, no ham, no bacon, no fruit no nothing.

Welcoming and kind staff! Nice breakfast, wasn’t too over the top. Room was spacious and view was lovely! The elevator wasn’t working so they waved the parking fee which was so nice considering we were on the first floor and didn’t need the elevator. Gave 4 starts because our fridge wasn’t working (or was actually just unplugged) so we needed to store our food in the fridge up front with the staff. Really great stay and would definitely go back!
