The pros and cons of this property: PROS: Attractive, nice staff, many amenities (see below), good location. Comfy/Large bed, extra linens. CONS: Most amenities did not work (TV in bedroom, NesCafe coffee maker, Washer/Dryer) and there was no resolution offered. The pool was closed for repairs. No on-site parking. No food option on-site (no breakfast at all). WORST: we arrived to a room was a nauseating stench of cigarettes; I'm not talking 1 or 2 smokes...I'm talking chain smoking all night and morning before we arrived. It was unbearable. The front desk manager kindly came up to our room; he was also blown away by the smell, had no backup rooms available and said the only resolution was to be sure the HVAC was turned on. The scent have me a migraine and made the entire stay unpleasant. The hotel was apologetic but offered zero accommodation or resolution whatsoever, it was simply our problem. They did indicate that they'd charge the prior guests $500 and they'd it cleaned.

We chose this hotel because of it's location. It's in a quiet residential area with lots of convenient options nearby. The cruise port and Miami Beach are a short drive away. Whole Foods is less than 6 minutes on foot and we found a ton of restaurants, shopping and the beach after a leisurely 20 minute walk. The room was clean and had all the basics plus a refrigerator, dishware, etc. The bed was reasonably comfortable but the outlets were hidden behind the headboard on one side, which made it inconvenient for one of us to charge our phone at night. Management should consider cutting a notch for easier access. It was nice to have balcony access but there's no view if that's your thing. We discovered there wasn't any overhead lighting by the washer-dryer and had to use our phone's flashlight in that area after dark. The rooftop was very quiet and they provide pool towels, which was nice. Overall it was worth it to stay here and I would consider returning.

The air conditioning made terrible noises every time it turned off and kept us awake all night. If that wasn’t enough, there were people in the next room that were yelling and partying and fighting and slamming their patio door all night long. When you phone the front desk, but they don’t answer, you have to leave a message. When we reported this information, they did not care. Additionally, I paid for my room through Expedia, and the hotel charged me again!! In addition, they charge a $44 a night resort fee, for what! I would not recommend this hotel at all Unless you want to overpay for a very restless night. Had this Resort fee actually been properly disclosed, I would’ve never booked this hotel. Why would I pay a resort fee at a hotel that is not a resort, it had no amenities except for a pool that closes at 8 PM. No restaurant, no other facilities to use. Some Resort!!!

I stay here all the time and this time it wasn’t great. Pool / rooftop weren’t available and I had 2 worms.

Friendly staff, clean room. Easy access to public transportation. Has on site valet, can always chance it for a free parking spot, but it’s Miami so good luck ;). We had a great experience! Very quiet hotel which is perfect, didn’t have to listen to children running up and down hallways or late night door slamming!!

The suites are nice and the rooftop pool is everything

I had a late checkin and was shocked to find someone at the front desk to greet me and swiftly check me in. The bed was comfortable, the balcony had a cool view of palm trees lining the side street, and the shower water pressure was amazing! The hotel was in a walkable area to nearby dining, Walgreens (next corner), and liquor stores. Just a 20 min walk to the beach and the action on South Beach. Lyft ride was $5 tops! I really enjoyed the pool on the roof with ample day beds to tan on and open skies to get a good tan in! 10/10, would recommend! I’ll be headed back in July to celebrate closing on my new home… I can’t wait! Thanks for everything…

Great hotel, perfect for a short stay. My only complaint is the lighting not working on the roof top.

Overall the property was nice, surface clean.

Unfortunately this was a bad stay. I cant stress enough how dirty and unclean this hotel is. There is clearly a prescence of mold to the point where the floor boards are loose because of it. The bathroom caukling is covered in mold and the vents are full of dust and debris. The water offered was clearly refilled. Service was fine but they I am requesting a refund back due to extremely false advertising. They also charge a resort fee which is completely unfair given the state of this hotel.

My husband and I booked this property due to the location and decent reviews. However, we were genuinely disappointed. We stayed on the top floor. At check-in, the gentleman at the front desk in the early evening seemed aloof and grumpy. I brushed it off and tried to quicken the process. The sofa in the living area had numerous stains and the shower was dirty. We never sat on the sofa during our stay. We also found a few questionable items in the bathroom drawers from a previous guest (that we immediately threw in the bin) which showed me the lack of attention to detail while cleaning. Despite these setbacks, we tried to make the best of our short stay. The maintenance and housekeeping staff were kind. I would not stay here again.

It’s a cute boutique hotel. But My room Wasn’t very clean. Sheets were dirty , walls had liquids splashed all Over. Shower had lots of mold. Some of the staff was great and one wasn’t so friendly, not sure what his name was. Also on the last day found A cockroach in my room. I know They are a normal Insect in Florida. Just didn’t like Finding it on my room.

What a beautiful and modern boutique hotel. The room is super clean. The staff including the Manager are super friendly and very welcoming. Walking distance to places to eat or grocery shop(Whole Foods). I highly recommend anyone visiting Miami Beach to stay here.

Stayed 2 nights within a week. First room was fine. 2nd stay, our room needed an update and was not cleaned very well. Hair in the bathroom etc. the floors were destroyed. It was nice to have washer dryers dishwasher etc in the room though.

A long way to go to get to luxury. Rooms need updating and are small. There is a washer which served as a dryer and does not work. Housekeeping needs major training and the tv in the living room did not work despite our calls to the front desk. Too far away from the beach more of residential neighborhood. Stay one night and see for yourself before booking multiple nights.

Great hotel with great service and lots of space but some things are deteriorating/not working-floor tiles coming apart, cleanliness of shower. Couldnt gt TV to work even with calling the front desk and having them try.

Besides the TV not working at times, id say it was an enjoyable experience 👍. Staff was mostly nice and helpful and of course the South Beach scenery surrounding the property is welcoming.

This hotel was nice and had good amenities, but the bed was like sleeping on a wooden plank. I woke up very sore from how hard the bed is. The rest of the hotel is nice, but I don’t know that my husband and I could stay there again because we both had a rough night’s sleep due to the hard bed.

Broken TV’s, walls are extremely thin. Could not sleep because of room next door being up all night screaming and banging on the walls. Called front desk and they sounded annoyed that we were calling them. Bed was uncomfortable and blankets were not cleaned properly.

I’ve stayed here twice now because I need to be able to prepare my own meals when I travel and having a place to do so is my main priority. The interior of the building is not very well maintained. Both times I wound up purchasing cleaning supplies and going through the room because the room wasn’t up to a standard I’m comfortable with. They douse everything in overpowering fragrance, so if you get migraines, don’t even consider booking here. The hotel is moderate at best, and is outrageously overpriced for what you get. They also don’t refund the $200 deposit. So plan accordingly in your budget to either lose the money or have to dispute the charges If you’re willing to deep clean, a kitchen is worth the trade off for absolutely no luxury if allergies, celiac, etc are factors in your travel plans There is no sound proofing of any kind and they start housekeeping services by vacuuming the halls before 8am. It’s ridiculous how much noise that makes. If there’s a baby on your hall, you’ll be aware of every single time it cries. If your neighbor uses the shower or toilet, you’ll hear it. Hope that the people above you take their shoes off, or you’ll be acutely aware of every move The washer/dryer is a steam unit. Your laundry will take 4-6 hours.

This morning about 9:30 when we didn’t have to check out until 11 the house cleaning man opened our door without knocking and came in with me with without clothes 😡😡😡😡 I am very angry about this and when I told the owner or whoever was at the front desk when we checked out, he just blew me off and kind of laughed. The location was fantastic and the room was outstanding. The only thing i would knock is the front desk staff at check in was…snarky. Otherwise a great room in a great location for a great price.

I love this hotel. They were very accommodating. We got to check in early with no problems. Everyone was very welcoming & polite. I would stay here again. It’s a perfect place for a stay in Miami. Close enough to walk to the strip or take an uber.

We stayed for two nights. The first night we were supposed to get a room on the top floor (penthouse). Keys didn’t work. Went back downstairs and had to wait for 30 minutes while the clerk was checking in everyone else although he knew we needed only new keys. He just automatically assumed the “battery” was dead in the food and sent us to a new room and we would move the next day. We had a tour scheduled the next day so we were gone from morning to night but when we arrived we got our new keys and went to our room. After an awhile the room was very hot and we couldn’t get the AC to work. We opened windows but it’s Miami and we are on the top floor. It was truly miserable. No sleep. When we go to check out we find out that the AC is tied to three rooms and someone in one of the other rooms thought it was too noisy and had flipped the breaker the night before and apparently again the night we stayed. The “best” the hotel could do was refund our “resort” fee and parking charges (Around $150). We still paid over $300 a night. I wouldn’t recommend this hotel to anyone.

Our stay was amazing! We were allowed to check in early and was given a complementary upgrade to a penthouse. The penthouse was beautiful and clean and stocked with all the necessities. The staff was polite and extremely helpful with restaurant recommendations and such. I have nothing but good things to say about this hotel. I WILL DEFINITELY be staying here again.

We had a great stay. The property is a little bit of a walk from most restaurants and the beach, about 15 to 20 minutes. The hotel was very clean and had great amenities.

The hotel is in a good safe location on West Avenue and is very convenient for Lincoln Road shops and restaurants and an easy walk to the beach

Our stay was excellent! About 15 min walk to the beach and in a more residential area so it's quiet and cozy.

Located away from the busyness of the eastern part of Miami Beach and in a residential area the hotel is a place to relax and enjoy the mellowness of the area

The hotel is in a great, central location, a short walk from restaurants, drug stores, grocery stores and even a target. The rooms were nice and spacious and having laundry in the room was fantastic. Great staff and a great stay. I stayed here the night before a cruise. It is a bit of a drive from the hotel to the cruise port as you have to go back to the mainland and then back out to the island where the port is. However, staying just blocks from the art deco district of south beach was more appealing to me than being 2 minutes from the port.

I Never do reviews but this quaint gem is worth it. I really liked the location, how clean the community is and the aesthetics. The cafe connected to the hotel was one of my favorite things about my stay. I like healthy food options and the cafe was Perfect. The hotel felt like home. Having a refrigerator allowed us the ability to save money by storing food. The washer and dryer was a Great convenience. We were about to wash our work out clothes and didn't have to repack soiled garments. The bedroom was small but quaint and I really liked the view. The living room space made up for the small bedroom because it was spacious enough to hang out, sit on couch and watch the basketball games with friends. I Absolutely recommend this stay.

Staff was very helpful and the area was nice and quiet and most places were walkable (Lincoln Road was about a 15 minute walk for a slow walker like me) Loved having Joe & the Juice in the first floor of the building, super convenient when you want to grab a quick bite before your day

We enjoyed our quick one night stay. The neighbourhood was safe and quiet and had a coffee shop right next to the lobby.

Went on a girls trip for the weekend and stayed here. We absolutely loved it! Great location in walking distance to a lot. The roof top pool is heated which is nice for a night swim. The coffee shop area is a very chilled and relaxing atmosphere, fantastic spot for a morning hangout to get the day started. Also, the staff was very friendly and accommodating. I would definitely stay here again and highly recommend.
