The hotel was well located and check-in was easy enough in the pub next door, if a little slow. The location was quiet too. We were above the main entrance to the hotel and did have the noise and vibration of the door shutting but it wasn't that bad. It is within walking distance of shopping centres and supermarkets which was really convenient. There was plenty of free parking. It felt secure as the access was locked anyone without a room key. The rooms were a nice size and had some tea and coffee etc. The showers were excellent in pressure and heat and hand soap and body wash were provided. Overall cleanliness was good, you have to request for a room clean for stays over one night but that's not really an issue. We only stayed two nights so didn't bother but they won't refill tea unless you request it! There was a carpet stain and the walls were a bit fingerprint smeared and there was a gready stain above the futon from someone's head which was a bit gross but we weren't using that. I can't comment on accessibility, but I did notice disabled parking spaces.

Stayed here before and very pleasant and convenient for Livingston Centre. The restaurant/bar is very pleasant. The window in my room was open open when I arrived - possibly Covid related but it was around -2 outside so the room was very cold. The heating didn't seem to work so had to take the duvet off the single bed and put on the double to improve the warmth. No spoons!! Other than this I like the place and good value at around £56.

The staff were mostly friendly. No wash clothes. No extra toilet paper. The front desk is in the restaurant next door so there is no one near by for assistance. No elevator either, so we had to carry luggage up/down stairs.

The hotel is close to the shopping area of Livingston. It has everything that you would need, from good parking, to fabulous food next door in their restaurant to easy EV charging facilities. The room is comfortable, with everything you need, kettle, TV, free WiFi. Highly recommended.

Thick dust all around the edge of carpet, one bedside lamp broken and dirty, the other completely missing - looked like it's be snapped off the wall, Urine yellow stain around toilet pan, bathroom floor spongy - I suspect leak under vinyl and floor rotting (smelt pretty damp), A/C control very dirty, flakes of paint on the floor from wall and many stains on walls.

Staff at check in were nice and friendly. Id travelled a ling way and was tired. Unfortunately my room was on the ground floor beside the front door and it was extremely noisy, banging all night off and on from the door, there didnt seem to be any soft close or spring to quieten its closing. The bed was very comfortable but the room cleanliness was not great, dirty floor lots of marks on walls and dust. Maybe a refurbish is due.

Been a while since I’ve stayed here and it’s now looking tired , not sure what was going on with the staff but not on it. Room smelt funny and the bed was not comfortable so uneasy night’s sleep. Toilet wasn’t very clean and had to clean the bath out.

The beds are comfy, parking is easy and free, wifi also free. Its a good place to stay in general and ideal for visiting family. Only issue this time was the shower curtain needed to be changed, had a really bad smell which tainted the whole bathroom ( room 110)

We had a 3 night comfortable stay at hotel. The room was clean, spacious and well prepared. Had dinner from the pub every night and their food was great and reasonably priced. There wasn't much needed from the staff but they were friendly professional and helpful when needed. We found the location to be immensely ideal when visiting Edinburgh. 6-7 minute to Livingston North train station with free parking, 2 big shopping centres with many eating options in walking distance,Starbucks right in front. I would like to suggest the management to pay little attention to the middle access door to the rooms which is noisy specially when there is a lot of guests movement. Maybe a soft close mechanism would mitigate the issue. Also the cosmetic appearance of the rooms could be improved. It would also be a bonus to provide family rooms with some wardrobe, specially for the ones staying few nights. Overall, we had a pleasant stay at hotel.

Everything was fine, comfortable and clean room, nothing fancy but all necessary stuff were here. The only bad point was the air vent in the bathroom. It was very noisy and didn't switch off. It wake me up during the night even with the door of the bathroom closed. It should turn off when you switch off the light.

Dinner was lovely and convenient. Stay was ok, beds not that comfortable unfortunately especially the single bed my son was sleeping on…springs could be felt easily by running hands over mattress. Shame as it would have been a great stay otherwise.

Lovely warm staff, room looked a bit tired, splash marks on the walls, veneer peeling off bathroom units, chipped bath. Bed was lovely and comfortable. Slightly disappointed that the restuarant didn’t serve any Scottish dishes at all or have any cask ales (particularly as it is a Marston’s pub).

Was very good all around including breakfast and I would recommend my only issues were: 1) Was freezing in room with air con on arrival. I THOUGHT I'd adjusted to heat to 28c(max) but was was still cold e.g. maybe 15c. Maybe useful to have instructions on how to change air con so I could confirm if it was my issue or the Air con was not running correctly. 2) One side of bed was relatively close to the wall and I banged my toe on middle bed wheel (very painful) as wheel was sticking out.

I stayed two nights. My room wasn’t cleaned on my day 2. I tried to call to ask for a cleaner but I couldn’t reach any one!

My two daughters and I had a great night’s stay at this lovely hotel. We visited Scotland to attend Comicon, snd we chose this hotel as the photos and reviews looked brilliant. My eldest daughter needs to use a wheelchair and the staff there, especially the amazing Bobby, went above and beyond being helpful, attentive and friendly. Due to the torrential rain and floods on the day we had travel back home, and there not being any rooms available for us to stay an extra night, Bobby called round all the hotels on our behalf and finally found one for us. He really was a wonderful human being who deserves the world.

Found that the twin room I booked was a double and was told that it the room would be turned into a twin just after 5pm when more staff arrived - this was at 4.45pm I went for dinner at approximately 7pm and asked the (arrogant) manager if he had forgotten about our room, I was told (abruptly that they were busy ! Is this really good enough !?!?

Been a while since I’ve stayed here and it’s now looking tired , not sure what was going on with the staff but not on it. Room smelt funny and the bed was not comfortable so uneasy night’s sleep. Toilet wasn’t very clean and had to clean the bath out.

Enjoyed stay but was surprised to be woken up by someone from staff trying to get in room at 10am on day of departure. It was lucky we had bolt on door. When we opened door person walked away without explanation. This was rude

Very Friendly and welcoming staff. Room was spacious and clean. Quailty of the food in the restaurant was average. Main disadvantage is that the nearest railway station is about a 35 minute walk away and there is hardly any other public transportation on a regular basis. It's recommended to come with a car I guess.

The hotel was well located and check-in was easy enough in the pub next door, if a little slow. The location was quiet too. We were above the main entrance to the hotel and did have the noise and vibration of the door shutting but it wasn't that bad. It is within walking distance of shopping centres and supermarkets which was really convenient. There was plenty of free parking. It felt secure as the access was locked anyone without a room key. The rooms were a nice size and had some tea and coffee etc. The showers were excellent in pressure and heat and hand soap and body wash were provided. Overall cleanliness was good, you have to request for a room clean for stays over one night but that's not really an issue. We only stayed two nights so didn't bother but they won't refill tea unless you request it! There was a carpet stain and the walls were a bit fingerprint smeared and there was a gready stain above the futon from someone's head which was a bit gross but we weren't using that. I can't comment on accessibility, but I did notice disabled parking spaces.

The hotel is close to the shopping area of Livingston. It has everything that you would need, from good parking, to fabulous food next door in their restaurant to easy EV charging facilities. The room is comfortable, with everything you need, kettle, TV, free WiFi. Highly recommended.

Hotel suited our needs. The room was spacious and clean. The extractor fan went all night, we couldnt turn it off. We had drinks at the bar and even though we ordered a certain spirit, at a certain price, we received a different, cheaper one. Even when challenged the barman said it was correct. Our second order was watched and we saw the wrong one being poured. It was changed and still didnt taste right. No refund offered.

Lovely warm staff, room looked a bit tired, splash marks on the walls, veneer peeling off bathroom units, chipped bath. Bed was lovely and comfortable. Slightly disappointed that the restuarant didn’t serve any Scottish dishes at all or have any cask ales (particularly as it is a Marston’s pub).

We had a 3 night comfortable stay at hotel. The room was clean, spacious and well prepared. Had dinner from the pub every night and their food was great and reasonably priced. There wasn't much needed from the staff but they were friendly professional and helpful when needed. We found the location to be immensely ideal when visiting Edinburgh. 6-7 minute to Livingston North train station with free parking, 2 big shopping centres with many eating options in walking distance,Starbucks right in front. I would like to suggest the management to pay little attention to the middle access door to the rooms which is noisy specially when there is a lot of guests movement. Maybe a soft close mechanism would mitigate the issue. Also the cosmetic appearance of the rooms could be improved. It would also be a bonus to provide family rooms with some wardrobe, specially for the ones staying few nights. Overall, we had a pleasant stay at hotel.

Spent 3 days , very over priced for limited services, room red hot first two nights as they had turned air conditioning off from utility room . Had to ask for a fan to get them to turn it on ! ( don’t supply mobile fans! ) no room cleaning unless you ask at the bar ! Breakfast/ evening meals pretty much Wetherspoons standard ! Staff are the only positive. Very nice but have to run bar , accommodation and serve food .

I’m always suspicious when I walk into a hotel room and there is an air freshner plugged in the wall . It’s a smelly poorly maintained full of squashed bugs and filthy paint everywhere . I paid £165 for a £40 pound room . Avoid .
