Dunes Suites Oceanfront

We have been to the dunes 3 times oceanfront room . Room was great staff was friendly . We feel because the pool is in the parking lot they can do something to make it a bit more desirable .

The location was wonderful ( at the end of the boardwalk). We had a beautiful oceanfront view. My only complaint was the parking. We had trouble finding spots. We had a permit but noticed others in the assigned lot didn't. That said, feel the management should monitor it.

We chose Dunes for our weekend stay, Sat-Mon, because we thought that for having Ocean Front on the boardwalk, the price was reasonable. I loved the location of our suite. We were in room 2513 on top floor, end unit. We have fantastic views of the boardwalk and ocean. The room was clean and spacious. Beds were comfortable, TV was a good size and water pressure in the shower was nice! There were two pools to choose from. Dunes had their own pool and we were also able to use the next door hotels pool as it was on the same property. I would stay here again.

This is our second year staying at the Dunes. We love the location! It's right on the beach with a very short walk to the beach. The view from the balcony is beautiful. It's on the quieter end of the boardwalk. The rooms are clean and we had maid service every day. One thing we did not like was that people are allowed to smoke cigarettes and weed on their balconies. We are nonsmokers and were constantly smelling both. Made sitting on the balcony challenging. Also, when we checked in all the parking spaces were full and we had to park in the overflow across the street. Extremely challenging when trying to bring your luggage and packages to the room. We will be coming back and hopefully things will be better in these area.

We got an oceanfront room so our kids could be right at the beach. Everything worked out great for that. The pool felt like it was in the middle of a parking lot, so we didn’t even end up going over, but proximity to the beach and being the boardwalks last stop was pretty amazing overall, so we had a great time. Shops and food are in walking distance, and the Jolly Roger is nearby. We took almost no time getting from here to the pier at the beginning of the boardwalk via car.

Not having been in other hotels in the area, I suspect that the quality of Dunes Suites was equal to a lot of the other places around. It was clean, other than some cobwebs in the corner. I liked having access to the beach from the back door. We were on the bottom floor, so we didn't have a view of the ocean but I'm sure that is a plus for the upper floors. It was quiet once we were inside, which is saying something because it was biker week. The sheets and towels were clean. The doors, however were broken. The back door only had a chain because the lock didn't work. This prevented us from using accessing the beach from our room. The front door was difficult to close, but it did lock. There is not much parking and the overflow lot is across the street (not ideal for bringing your luiggage in and out). It could have used a fresh coat of paint inside.

We loved our stay here! It was so easy, so convenient. We had the gorgeous view to the ocean, the boardwalk started right there, plenty of things to do. There were two pools we could use. The room was spacious and clean, everything looked like on the pictures.

Parking always a problem

Great ocean view room at the end of the boardwalk. Easy access to the beach and has 2 pools. The rooms are a good size and kitchenette is very functional.

Dunes suites has an excellent location, right on the ocean with an excellent view of the ocean, and very close to the boardwalk, and nice & clean rooms, but housekeeping came late for a touch up in our room? (extra soap, coffee, and clean towels), which I had to request. Adjoing motel which is part of their property is not very nice, a few rowdy kids made our pool visit not so pleasant. 😞 I wish they had their own pool separately.

We got there and checked in. The feeling is very uneasy as if you’re not safe. Then the room appeared to be clean and the view was so beautiful it made me cry. The evening of the day we checked in my daughter went into the kitchen area and a roach scurried right under the coffee maker we left and got a complete refund.

I had to check out the next day because the carpet was sticky and ACTUALLY turned the bottom of my feet black. I have never experienced anything like that before. So, I checked out and got a room at Hilton Garden Inn next door. It was a terrible mistake to stay there and I will never ever stay there again. They need to rip up those carpets and put in a floor that is NOT carpet. Don't stay here!

I booked this place in June 2025 because of the great reviews (9.2 rating), but it was a big letdown. They have bed bugs and we got bitten in several spots — super gross and unacceptable. The shower tub was damaged, and the blanket was rough and not comfy at all. Really disappointed with the stay and definitely wouldn’t come back. These are just few of the pictures.

When I got into our room there was a big puddle in the bathroom floor and after using a white bathroom towel to clean it, it was yellow and obviously urine. They did come and clean it up, but should have never happened. That was gross.

Staff was wonderful but the carpet in the room wasn’t clean, smelled moldy and sticky. Also shower/ tub need updated with new fixtures and drain.

When we checked in, we were disappointed to find that the “ocean front” room we booked was not actually ocean front—it overlooked a large dune, a cell phone tower, and had a bright streetlight shining directly into the window. We asked the front desk if there was another room available, and they moved us to the other side of the building. While this second room did have a proper ocean view, the cleanliness was below expectations. There was hair on the shower curtain, toilet paper stuffed in the peephole of the door, sticky and sandy carpet, and a kitchen tile floor that clearly needed a deep clean, with visible residue from years of use. We paid $598 for a two-night stay in September, and given the condition of the room and value for the money, we will not be booking here again.

My room was very clean. Nothing worse than opening your room door to an unpleasant odor, but not here. Smelled very clean and looked clean. Bed comfortable. Great place!

Very clean room. Best experience outside of a major hotel chain that I have had. Kudos to the property managers for the upkeep of the property. Will stay there again.

Sheets damp EXTREMELY filthy carpet kids feet were black within a minute of being on it GROSS

Room was spotless, beds were comfortable, staff was friendly, and the location was perfect. We will definitely come back.

Everything from the very beginning was incredible. The ocean front room was large and beautiful with an amazing balcony. The bedding and mattresses were so comfortable. It was bike week and aside from parking being a little tough once we returned from dinner, it was so quiet in the room we had no idea it was bike week. The staff were wonderful and you can tell they enjoy what they do. The NICEST man was insuring the beautiful curb appeal but picking up trash and cigarette butts in the parking lot. We have already booked for a long stay next year.

Awesome beach view and location at the end of the boardwalk. The room is showing some age, but it was very clean and everything worked. Good sized kitchenette and nice oceanfront balcony.

Our oceanfront room on the 4th floor had a great view since it was higher than the dunes. We like the balcony and the location at the end of the boardwalk. The bathroom was small and a little dated but clean. Bed & pillows were comfortable and the kitchenette was great for making a quick sandwich for lunch. I would stay here again if nothing better was available (we booked a little late).

Room was very comfortable clean, and the kitchen was very nice to work with.

The room and view were great. The area around us couldn’t have been better, it’s close enough to downtown to walk but far enough away to not be around all the late night crowd. Only complaint is, the blinds for the window were pretty old and definetly needs to be replace, they wouldn’t even stay up

Great view of the beach and boardwalk, spacious room

Room was smaller than pictures lead on. Microwave doesn’t open all the way, fridge light worked on occasions, food didn’t seem to stay cold in fridge even on the lowest setting. Door to balcony was hard to open, blinds on door were unable to be opened. A/C unit was okay, loud, and the moisture in the room was horrible. Shower didn’t work well and it looked as if there was water damage behind the toilet. Beds were very uncomfortable and so were the pillows. Bed had sand in it even after asking for maid service, stains on pillow cases and bed that were never changed. Floor in kitchen stayed sticky and the carpet seemed dirty.

The lady who cleaned our room was very good and thorough. Front desk was very friendly and competant. Only complaint - doors were sticky.

This was my first stay at Dunes Suites and it will not be my last! I enjoyed my ocean front room with kitchenette. Staff was very friendly and house keeping arrived within minutes of me requesting extra towels and blankets. Property was very clean. Easy access to the beach and much less crowded than other parts off the boardwalk.

Clean and comfortable room. A great simple check-in experience and a great staff. We had a great ocean view from our balcony where we watched the sun rise every morning. Looking forward to staying here again.

Dune Suites was super convenient to the boardwalk. Literally right next to the tram station. The staff was friendly. The room was clean. The property has some wear and tear on it. Our balcony door lock didn’t work. Check in was confusing because you have to go to the Dunes Court motel(behind Dunes Suites) office to check in. Parking next to the hotel is limited but there is another lot across the road. However it’s not convenient if you want to keep your beach chairs etc in the car.

The door locks did not work and after multiple times of being locked out of the room the hotel finally moved us. They also indicated they would issue a discount which they failed to follow through on. Unfortunate that the service was such a problem as the hotel itself was nice and perfect location.

Location was perfect to get anywhere, service staff were outstanding, quick and pleasant. Front desk staff were hot and cold but that’s not a big deal to me. Suites were large, bathroom tiny, which would be ok but the sink was inaccessible with the door open, just a bad design. Large family vacation including grandparents, young adults in 20’s, and kids under 10 years old, was good for all. Would return.

Was clean and staff was great and accommodating

We arrived at 10pm but were looking for parking until 11am. When we got into the rooms, there were bugs and spiders on the ceiling and walls. We called Front desk but no one answered. The sheets were dirty as well. They cleaned the rooms after several times asking.

We had a great stay at Dunes Suites. The staff was lovely and very helpful. The room was clean and the kitchenette was great especially if you are traveling with kids! I would definitely stay there again!

The Property was fine....close to Amusement Park & Mini Golf..and its literally just steps from the Beach & Boardwalk which was very nice & clean

Our room was oceanfront and the hotel is located at the end of the boardwalk so you have the convenience of being only steps from the boardwalk without all the noise.

The Dunes Suites were nice. It is right at the north end of the boardwalk. It had a large closet with lots of shelves and a safe, which we really liked. The kitchenette worked for what we needed. If you plan on doing meals, not what you need. It did have a toaster and a coffee pot but the pot used the little round coffee filter disks. We took our own coffee pot and coffee. The bathroom was a little small, but was quite sufficent. The water pressure was excellent and we had plenty of hot water. The bed was comfortable and we slept well. The dead bolt did not work, but we had no issues. All in all it was a good stay and we would definitely return.

The Ocean View was great. So close to the beach and boardwalk. The room had plenty of space. Having the kitchenette with full size fridge was definitely a plus.

Clean and comfortable room with daily maid service! Kitchenette is great! Coffee maker is ok but it takes awhile to brew!! Luckily there is coffee in the hotel office! One bad note-the dresser drawers had an odd smell so we didn’t use them in fear the smell would transfer to our clothes. Luckily the closet was large enough for all of our clothes so not using the dresser didn’t really matter!! We love this hotel and we definitely be back again!! Beautiful sunrise every day!!

I didn't like that its 1800 dollars and there is no options or any breakfast or restaurant at thw place. Basically just a room. I should of weighed my options and looked better. I could of got other hotels that included breakfast. Probably never go there again

The suites were super clean and comfy. The kitchen area is decently stocked with dishes etc, but there is only 2 very small burners so if you're planning to cook full meals or anything it might not be the best for you. The beds were very comfy as well and NOTHING beats waking up directly in front of the ocean!! Also, the staff is AMAZING!! Those young ladies need a raise and some serious recognition!!

It is pet friendly and we wished we planned to bring our fur babies with us. We appreciated how the room came with stove, full size fridge with a freezer, microwave. They also have full utensils,plates and pots/pans. That saved us money cooking something while at the hotel. There’s a mini mart 10min walk and we got some food there to make small meals. They were great providing clean new towels when needed and maintenance was wonderful when needed. We locked out bathroom on day 1 so maintenance arrived fairly quick, within 5-10mins. Our safe was acting up so maintenance came back quick as well and offered to replace it since it had code error. They also had us 1st fooor so it was so nice walking to our room from the beach and we could eat lunch inside. We appreciate that they had a high pressure faucet outside of the hotel by the dunes because it was easy to rinse all of the sand. We were able to easily rinse our bathing suits/chairs,etc. as far as the room condition, it’s a little dated but the kitchen looks newer. But it was clean, bed comfortable and that was enough. The only con was the pillows were stained and looked gross when we removed the pillowcases on day of check out, that’s why it’s only 4/5 stars for that. They really need to replace pillows and provide extra thicker blankets in the closet would be great as well
