Check in was a block away in another hotel. No indication from description that there was no elevator and rooms were on level which required climbing 3 flights of stairs. We had a handicapped person in our group. We booked 4 rooms. The place was so filthy if you took off your shoes before getting in bed, your sheets were visibly dirty. 1 medium towel and 1 small towel per room. Our room had 3 adults. No soap of any kind in any of the rooms and I mean NO soap of any kind. Minimal toilet paper, just enough for one person one day, maybe. So the place was filthy, no hot water, no soap, no towels, no staff on site. That late in the day there was NO other place within an hour that we could find to book. We booked through Expedia and they obviously don't have any clue what they are offering. It should be illegal to advertise a place like this without some kind of warning as to the condition and the fact that it is not equipped for people with limited mobility AND you need to bring your own soap, towels and toilet paper! Shame on you, Expedia.

Our experience at the Royal Guest House in Dingwall was disappointing. The rooms themselves were acceptable, but the overall organisation was poor. When we arrived, we were given keys to two rooms, only to discover that one of them had not been cleaned. We had to return to reception to get another room key, and unfortunately, there was no apology or acknowledgement of the inconvenience. To make matters worse, there was no hot water in our room. We were told to use the shower in another room that had been left open, which was far from an ideal solution. Overall, the lack of organisation and customer service made our stay unpleasant. Unfortunately, based on our experience, we would not choose to stay here again.

Avoid. Unable to find the accommodation, then I had to check in at another place. The place is being renovated. The room was ok but no shower gel or towels. Pay a bit more and find yourself some nicer accommodation.

Only needed for bed really , Working in Inverness next morning Room warm and comfortable enough. Shower was really good . Seve yourself breakfast. Ideal for quick bite . Good price and would use again . Ideal for what i needed .
