The hotel is beautifully located. Accessing the main entrance can be tricky as it is not on a main road but an interior walking path. But once you are able to find it, everything is smooth! Staff is amazing, kind and helpful. Nives is warm and so sweet. We rented a vehicle and found that the option the hotel provides to park at the nearby covered garage is extremely helpful. It's not cheap (€22/ day) but it's worth it for the peace of mind. Alternatively, you can park on the street for €18/day but you have to count on finding a spot and not losing it if you move the car. We were visiting mid October but if you are going in high season, it wouldn't be a bad idea to secure your spot at the garage through the hotel. Be mindful that this needs to be done ahead of time. The property if well located. Lots of dining options around as well as a nearby market. Rooms are clean and comfortable. We loved our short stay here!!

Quaint little property. We heard no noise from other guests. Staff willing to help with anything. Rooftop area was perfect for a nightcap! Great location to excellent restaurants, markets and water transportation. Would definitely stay here again!

Unique boutique property with fantastic views off a shared waterfront terrace and very short walk to the old city, restaurants, bars etc. Buffet Fife is a must for delicious food!! Reasonable prices and decent portions…..we went twice! Small issue with leaky shower drain. Avoid a room in the separate wing if stairs are an issue as there is no elevator.

Good location, easy walking to old town. Good size rooms updated with modern style. Parking is a bit difficult and expensive as you need to use the public garage down the street @$40 daily. Did not have the breakfast but it looked very basic, toast, danish, coffee. Overall good stay, not amazing but not bad either

This hotel has a good location right across from the bay with great views out the windows. It is easily walkable to the old town area and very close to lots of good restaurants. The woman working the main desk was helpful and friendly. There is a coffee machine in the lobby which was very nice in the mornings. However, the hotel condition was very average. The furniture in our room was worn with holes, the towels were old and frayed, the sheets had stains. Daily housekeeping was very minimal, and one day we were skipped altogether. If you're looking for a convenient location, this might be a good choice for you.

Front desk stay was barely civil. At one point she waved me away. Room smelled like a freshly smoked cigarette. Shower door leaked so foot towel was completely soaked. Would not stay here again. Cleaning staff were very friendly

First and foremost that rooftop view is amazing and I enjoyed a bottle of wine on the rooftop every evening. The property was also pretty clean. The bad: ripped and stained bedding and sheets, none of the mini fridges work well, staff was only able to help me with a few questions, the décor is gaudy and tacky, pleather white chairs were all banged up and gross looking, place needs to be repainted. Place felt like it hadn’t been up kept in a while. Is NOT a four star hotel. The rooftop and the location were amazing!

The Hotel was in a superb location situated on the edge of the Old Town with an easy stroll to the Palace and dozens of restaurants. The Hotel was very quiet, the room was very clean and the daily housekeeping was excellent. A word of warning if you have room 303, the bathroom has a clear window that faces the public corridor. When the light is on anyone can see quite easily through the holes in the Venetian blind! The biggest disappointment is the breakfast, the hotel simply isn’t geared up for it. The room is far too small with only five tables of two and the area where the breakfast is laid out is tiny with only room for two people. The food is mainly cold buffet, including the stone cold scrambled eggs! Unfortunately it was that bad we decided to go elsewhere for breakfast. The staff in the main were friendly, nothing was too much trouble, except the lady overseeing the breakfast was a case of everything was too much trouble! In summary rude, very blunt with people and yet the lack of facilities and service is hardly the customers fault! My sense is the hotel would be better off not offering breakfast at all. Other than the pathetic breakfast I would recommend the hotel because of its location, quietness and cleanliness.

I never leave bad reviews but please believe me - we received the worst room I have ever stayed at in my life at this hotel. We walked in and immediately noticed the room had an unbearable smell of sewage or poop. The entire room felt damp and sticky. Even the bed sheets were wet to the touch!! All my clothes in the suitcase became damp just from being in the room. It honestly felt unsafe, like there was mold somewhere. Sleeping was very impossible because of the smell and the constant dampness of the sheets. Other smaller issues: The lights barely worked, making the room dark and gloomy. Everything was marble, which made it feel like a dungeon. The toilet paper holder was broken, and the mini fridge didn’t work. We checked in right at 3 pm and immediately went to the front desk to ask for another room. The short haired and rude receptionist refused to move us, claiming nothing was available—even after we offered to wait. We were forced to stay in this disgusting, unsafe room. This was hands down the worst hotel experience I have ever had. Moist sheets every day, a constant sewer smell, and conditions that absolutely cannot comply with health and safety regulations. I cannot believe we paid for this hotel. I wouldn't stay here it if it was free!

Our room was quite quiet thanks to double paned windows it was clean but the fridge and safe did not work the whole 6 nights of our stay. The TV remote needed batteries so I could not watch TV until the batteries were replaced the next day. Our room was not cleaned until after the second day. The staff was very friendly and helpful. They serve breakfast in the hotel for 10 euro but it’s a lot cheaper just a few steps in the restaurant nearby.

Layout is a little awkward as it doesn’t leave much space for suitcases, the balcony didn’t have guards so safety was a concern therefore we didn’t get to enjoy the view as much. It’s on a busy street, lots of traffic and cars. But very close to promenade.

We picked this hotel initially for its location. We needed to leave early to catch a ferry to VIS. It was perfect, 10 minutes from the ferry terminal, 5 minutes from the centre of Split and 15 minutes from the large park where we spent a lovely afternoon. The rooms was lovely and the view over the harbour was stunning. Level 4 access via the lift allows you to overlook the harbour, I could have spent hours sat there. The staff were really friendly. My wife and I would go back next week.

However, staffing was very poor - receptionist who knew nearly nothing about the hotel or was so busy talking to friends in lobby to not acknowledge us. Site claimed breakfast available but not the case. Instead a voucher system for a nearby restaurant but, again, the receptionist was unable to explain how the vouchers worked.

The property canceled my first reservation and sent me to a terrible hotel. I had confirmation from Expedia. Then they only take Venmo the 2nd time ahead of time. Their information in Expedia is untrue. They don’t take credit card and require payment ahead of time. Their staff was rude and unhelpful

Last minute booking and we were pleasantly surprised!! Great little hotel in walking distance of the main Riva in Split. You can walk to the Port and the taxi rank is also close by. The room was very big and had everything you needed Note it isn't manned after 11pm until 8am and there isn't a restaurant or bar. Lovely rooftop terrace with a great view of the city !!

A view of the harbour from our large window. Close to the old city but a road close to the hotel to easily take your luggage to the hotel. Staff were extremely nice.

It was perfectly located off the main promenade. Away from where the cruise ships come into port. A former private residence turned into hotel rooms. Lovely, excellent restaurants very close by. Was very pleased with my selection of this charming hotel.

The hotel is beautifully located. Accessing the main entrance can be tricky as it is not on a main road but an interior walking path. But once you are able to find it, everything is smooth! Staff is amazing, kind and helpful. Nives is warm and so sweet. We rented a vehicle and found that the option the hotel provides to park at the nearby covered garage is extremely helpful. It's not cheap (€22/ day) but it's worth it for the peace of mind. Alternatively, you can park on the street for €18/day but you have to count on finding a spot and not losing it if you move the car. We were visiting mid October but if you are going in high season, it wouldn't be a bad idea to secure your spot at the garage through the hotel. Be mindful that this needs to be done ahead of time. The property if well located. Lots of dining options around as well as a nearby market. Rooms are clean and comfortable. We loved our short stay here!!

We picked this hotel initially for its location. We needed to leave early to catch a ferry to VIS. It was perfect, 10 minutes from the ferry terminal, 5 minutes from the centre of Split and 15 minutes from the large park where we spent a lovely afternoon. The rooms was lovely and the view over the harbour was stunning. Level 4 access via the lift allows you to overlook the harbour, I could have spent hours sat there. The staff were really friendly. My wife and I would go back next week.

The location was fantastic. Located right on the Riva but very quiet and on the water. Just a short walk into the Palace. Great restaurant right next door for breakfast or short walk into the Palace for cafes, coffee places and farmer's market. The hotel was very clean and our room was beautiful and large overlooking the water.

Our room was quite quiet thanks to double paned windows it was clean but the fridge and safe did not work the whole 6 nights of our stay. The TV remote needed batteries so I could not watch TV until the batteries were replaced the next day. Our room was not cleaned until after the second day. The staff was very friendly and helpful. They serve breakfast in the hotel for 10 euro but it’s a lot cheaper just a few steps in the restaurant nearby.

Room was nice with interesting decor and a beautiful sea view. However, staffing was very poor - receptionist who knew nearly nothing about the hotel or was so busy talking to friends in lobby to not acknowledge us. Site claimed breakfast available but not the case. Instead a voucher system for a nearby restaurant but, again, the receptionist was unable to explain how the vouchers worked.

Very nice and welcoming hotel. Reception staff very courteous and always with a smile ready to welcome new guests. In my opinion, the only flaw was the breakfast, that was not so much assorted and very expensive.

The Hotel was in a superb location situated on the edge of the Old Town with an easy stroll to the Palace and dozens of restaurants. The Hotel was very quiet, the room was very clean and the daily housekeeping was excellent. A word of warning if you have room 303, the bathroom has a clear window that faces the public corridor. When the light is on anyone can see quite easily through the holes in the Venetian blind! The biggest disappointment is the breakfast, the hotel simply isn’t geared up for it. The room is far too small with only five tables of two and the area where the breakfast is laid out is tiny with only room for two people. The food is mainly cold buffet, including the stone cold scrambled eggs! Unfortunately it was that bad we decided to go elsewhere for breakfast. The staff in the main were friendly, nothing was too much trouble, except the lady overseeing the breakfast was a case of everything was too much trouble! In summary rude, very blunt with people and yet the lack of facilities and service is hardly the customers fault! My sense is the hotel would be better off not offering breakfast at all. Other than the pathetic breakfast I would recommend the hotel because of its location, quietness and cleanliness.

Good location, easy walking to old town. Good size rooms updated with modern style. Parking is a bit difficult and expensive as you need to use the public garage down the street @$40 daily. Did not have the breakfast but it looked very basic, toast, danish, coffee. Overall good stay, not amazing but not bad either

It doesn’t look like the photos at all, bugs in the room, terrible lighting. airconditioning from hundred years ago and on top of this you have to pay a city fee with cash (no card was possible).
