Amazing boutique hotel, not far from the beach. Rooms were spacious, clean, and comfortable. Whole property had a farmhouse vibe. Staff was welcoming. Nice restaurant, bar, though hours were limited. Nice continental breakfast offered. Would definitely recommend.

We stayed at this beautiful hotel for just one Tuesday night. Sadly the hotel's restaurant was closed, but we were provided with a number of nearby alternatives. We also did not have time to make use of the spa facilities. The makings for a small continental breakfast were provided in the entrance lobby. Tea and excellent coffee machines were provided throughout the hotel. I'm sorry we didn't have longer to stay here.

We were very disappointed that the spa was only available by appointment and the restaurant was closed (our misreading of the restaurant). The evening person showed very little interest in assigning a room near rather than far. Said the manager decided the room. Breakfast was average for a deluxe hotel.

This is the hotel that if it wasn't booked I would have extended my safe for. The property is stunning. There are multiple little sitting areas with coffee and tea available 24/7 each with its own atmosphere and unique furnishings and antiques. The outdoor swing, firepit and gardens are peaceful and made me want to stay put and not explore the surrounding area.

We stayed only one night, but hope to come back soon as we did not get to try the spa. Room was cute and cozy, with a fireplace, deep tub, cute throw blankets. Restaurant was very nice, food and drinks were excellent (try the pasta primavera!), atmosphere upscale but comfy, service next to perfect. I think overall the only things we felt were missing for a spa hotel was a hot tub/sauna, we would have liked the fire pit lit at night (it might have been if we’d asked, but didn’t want to bother anyone), and maybe a better continental breakfast. Overall, loved the place though! We did go to Three Sweet Peas bakery up the road for breakfast sandwiches, chai, and baked goods and highly would recommend.

A very nice, clean property with nice amenities. There is a very nice outdoor pool. The property also has a nice spa and restaurant. We ate at the restaurant which had a nice atmosphere. The music was just a bit loud. My husband thoroughly enjoyed his dinner. My watermelon salad was delicious, but my clam spaghetti was way too salty. This property is not within walking distance to too much, but is within 15 mis of driving into Newburyport. We did play pickleball at the local tennis club.

Incredible hotel and location! 5 star. Nicest hotel I have been in years with no expenses saved to offer a high class experience where they have thought of everything. The bathrooms offer large showers and separate deep bathtubs, plush robes and bath salts. The fireplace was great on a rainy evening and morning. Pool is small, but has soft lounge chairs next to the spa. Don’t pass this gem, it’s amazing!!

External amenities eg pool were not adequate it was extremely small and with children in it with inflatables there was no room left. Needs to either be a children’s pool or adults pool. Not enough space to lay around the pool either. Shame as we chose this hotel thinking we would be Able to chill out and relax but it was not possible. Great food in restaurant. Staff really helpful. Black out blinds in room would have been nice it has Venetian blinds that let light through . TV also did not work

We loved our stay so much! Briar Barn Inn will be our go to every time we visit Massachusetts. The property is beautiful, the staff is wonderful. Our room was incredibly comfortable and absolutely spotless. Wished we had planned a longer stay!

At first look you think it is really nice. Then you see stained carpets and chairs. The only drsser usable. The iron had gunk on it that i didnt catch until it ruined my blouse. Do not stay on the first floor. I was woken up as early as 4:30 every morning by the guest above us. This place should be a wonderful place to stay. However, it just misses the mark.

The property is very nice. Cozy and well kept. The restaurant was so nice. The food was very delicious, fresh, and so tasty. Our only negative comment was on the cleaning in the room, we were one towel short, no extra toilet paper, no tissue, we had to ask for everything.

My family and I had a wonderful stay at this property. The staff were outstanding. They went out of their way to make sure we felt at home, paying special attention to our two kids (6 and 2 years old). The hotel itself is really pretty and the room was beautiful. Very clean, very comfortable. The continental breakfast was spectacular, with pastries from local bakeries. The pool was also a lovely amenity. Clean and beautifully maintained. I would not hesitate to recommend this hotel to anyone.

The Inn is so cozy. I am staying in December, and the place is decorated so beautifully and elegantly for the holidays. I especially love the tub to soak and relax in. There is a large TV over the fireplace (cleverly hidden behind cabinet doors) that I can watch from the chairs or the bed. I have a hard time getting the gas fireplace to light each time I go to use it, which may be my own issue. I don't love that the timer for the fireplace makes a constant noise while the fire is going. I also wish there was a way to have tea or coffee (or just hot water) in the room, but there are tea/coffee stations around each corner, in the hall, which is sweet. The Grove restaurant is also really sweet and cozy, and the burger I had there was excellent. This is a very nice place to stay if you really want to get away--you don't have to leave the Inn grounds at all. I did get woken up a couple times by people walking in the room above me. I must be a light sleeper. Next time I'll request a second floor room...

Briar Barn is truly everything ne wants in a hotel stay- custom, fantastic staff, lovely extra ammenities (coffee, pasteries, water, great soaps/lotions). The best part for us was the comfortable bed, nice soaking tub and sitting in front of the fire in our private room on our 17th anniversay!! The entire site is thoughtfully decorated with antiques that intrigue, and the "bones" of Briar Barn remain new and contemporary- so refreshing!!! We will most certainly be back!

Amazing, this place is clean, beautiful updated wonderful!! The beds are superbly comfortable bathrooms are clean and bright and love the fireplace in our room. I would highly recommend this place. The staff is friendly, kind, and helpful. I would definitely come back here!!!

I love the Briar Barn Inn! I have stayed twice for a solo getaway. So relaxing, and the beds are so comfortable. This time my room was the closest to the reception, however, and I will ask to not be so close to the reception in the future as it was noisier than the room I last stayed in, down the hall.

We arrived after 5 and the check in process was simple but the check in host seemed distracted by the device he was watching, was. In fact each host at check in seemed more attentive to their co-workers than the guests, including talking loudly with one another while guests were lounging in the lobby. But our biggest disappointment was the shower in our accessible room - no standard fixed showerhead and the adjustable one there was aimed straight out when the water was turned on. Was very difficult to position to use and not make the whole bathroom wet. The room was clean, bed was comfortable, but would not stay again due to those factors, as well as lack of ability to have a truly darkened room once the sun rose. The shutters just can’t block enough light.

When I arrived, I had to immediately leave for two reasons: 1. The place reminded me of where my failing mother is dying in hospice, and 2. I received a call from my husband saying I had to come home immediately because our family cat was in the ER and we were going to have to put her down. The staff member at the front desk said there would be no problem getting a refund for my reservation, that he was in a similar situation with someone in his family (very kind). And yet, the manager didn't honor their word and refused to refund me. How heartless do you have to be? Why not provide the refund and secure me as a customer for future stays? Bad business, bad vibes.

It’s right outside of Newburyport and that’s why we love it. Quick drive into Newburyport for shopping and other activities. Quick drive into Portsmouth NH too,, we have gone to Salem and Ipswich also. We love the Briar Barn Inn.

Very clean and spacious bedroom and bathroom. It was our first time here. Super friendly and helpful staff. Rowley was calm and peaceful compared to the hectic pace of Rockport or Newburyport but we were still an easy drive to Plum Island beaches and restaurants/sites in all these places. We will book it again.

Everything was amazing. The staff was welcoming and friendly. The rooms are large and comfortable. The breakfast pastries were "the best ever" according to my husband. When we were leaving my husband made mention of how much he loved the pastries that they bagged up a couple for us to take with us.

I loved my stay at the inn. My room was lovely, comfy bed and the staff were all very friendly and helpful. The only negative is the restaurant on site is closed Monday and Tuesday so there were no lunch/dinner options or no bar and it's such a lovely restaurant. Breakfast was a little too basic however, the grounds, pool and everything else is very lovely. I will for sure stay again when I am back in the area.

Beautiful property. Room was amazing. Slept well……NO BREAKFAST other than cold muffins and lukewarm coffee in the lobby. For the price of the rooms, sit down hot breakfast options should be available. Should have just stayed at a Hampton Inn…..
