The cottage was perfect. It was much more spacious than we had anticipated. It was immaculately clean with everything you would need for your stay. The river access was more than we expected. Over the peninsula by the giant “jump rock” there is plenty of shade and the water was shallow, cool and flowing. We would put our chairs right in the river while looking at all the beautiful rocks that made up the beach and riverbed. We loved our stay and would definitely recommend.

We thoroughly enjoyed our stay at the Lil’ Caddo Cabin and will likely return. There are just a few details we thought would be helpful for prospective renters. -Access to the river is challenging. The neighbors have put up “no trespassing” signs at the easiest access points. If anyone in your party has limited mobility, accessing the river will be quite difficult without trespassing. -The best usable beach (pictured in the listing) requires a short hike downstream. The water directly behind the cabin is deeper and murkier and isn’t as conducive to water play. -The “futon” is actually a sleeper sofa. This was the only negative we experienced in the cabin. There were food crumbs and hair that had fallen inside the sleeper sofa that had to be cleaned up before the bed was usable. On top of that, we were unable to locate sheets for the sleeper sofa. The owner quickly replied with the location of the sheets (the locked closet), but the sheets were the wrong size. -There were no mosquitoes, even in mid-August – a pleasant surprise. There are numerous ant hills in the field behind the cabin. -The neighbors leave lots of outside lights on at night. The cabin bedrooms only have blinds, so it doesn’t get very dark. -There isn’t much hanging storage in the cabin. Neither bedroom has a closet or hooks. There is ample cabinet space in the bathrooms and kitchen. -The cabin is on well water. -The four air conditioning units are “smart” devices, if that matters to you.

The place was surrounded by timber and there was even a small grove of bamboo by the stream that ran i to the river. The river was accessible by a staircase just a small walk from the cabin but it was too high to float when we were there.

Quiet cozy place. Close enough to the parks and recreation area's. We saw the same family of deer every day and night. They have a nice seating area to enojoy some outside time by the river and a nice large back deck.

Brian was a wonderful host that will personally respond to any questions, comments or concerns you may have. The Cottage was immaculately clean and smelled wonderful. As stated in another review, it surprises you with how spacious it actually is. There is plenty of room for you and your party. The Cottage is in fantastic condition. There are glasses, plates, and silverware all provided as well. The bathrooms are great and the towels are very soft. Every room has a smart television and an air conditioner in it. The Cottage is very private and you won’t have others intruding on you during your stay. The back patio is covered and has a propane grill that we grilled steaks, hamburgers and such with and enjoyed our meals out on the patio. The property has river access behind it and we enjoyed our time. Overall, I give this property and its host a top rating. I don’t mean to sound biased, it was really a great experience and we definitely recommend it to anyone looking for a private place to stay without sacrificing amenities or comforts, while still having a tidy and clean stay.

We truly enjoyed staying at this property! The cabin was extremely clean and was such a cozy setup. It is located conviniently just outside of town in a peaceful neighborhood and not far from our favorite swimming hole in Caddo Gap. The owners have the cabin stocked with all of the conviniences of home from a sound machine in the bedrooms to spices in the kitchen. The only things we were slightly disappointed about is the access to the river from the cabin, which we kind of expected from others reviews and also that it was in a neighborhood, we did not realize that from the listing. However, these are not deal breakers for us, it was still extremely peaceful and enjoyable! I also have to say that the host was very responsive and gracious when I messaged last minute that we had decided to bring our pup. Thank you for an excellent stay!! We will be back!

The cabin was a great home base for our annual kayaking trip. The cabin was clean and well kept. The hot water and the wifi never ran out. We loved seating on the porch in the evening watching the fireflies come out and the deer graze. Thank you for sharing your cabin with us.

We celebrated 3 birthdays in The Cabin at Caddo River. We enjoyed watching the deer across the fields and viewing the river just down the way. The cabin layout flows perfect and the beds were very comfortable. Everyone was happy with our stay!!

Enjoyed a two night stay. The cabin was clean and comfortable. Just what we needed because we stayed outside most of the time. The owner was easy to communicate with, and responded quickly. Check in and out was easily done with an access code. The Caddo was a short walk down a nice little dirt road and a few metal stairs. We really enjoyed this property and would recommend it to others.

Josh was great to work with. He called before I got there to let me know there was a problem with the hot water heater and offered several solutions including staying in a bigger cabin. The view is amazing! You’re right on the Caddo River. You’re secluded but only a few miles from town so it’s the best of both worlds.

Brian was a wonderful host that will personally respond to any questions, comments or concerns you may have. The Cottage was immaculately clean and smelled wonderful. As stated in another review, it surprises you with how spacious it actually is. There is plenty of room for you and your party. The Cottage is in fantastic condition. There are glasses, plates, and silverware all provided as well. The bathrooms are great and the towels are very soft. Every room has a smart television and an air conditioner in it. The Cottage is very private and you won’t have others intruding on you during your stay. The back patio is covered and has a propane grill that we grilled steaks, hamburgers and such with and enjoyed our meals out on the patio. The property has river access behind it and we enjoyed our time. Overall, I give this property and its host a top rating. I don’t mean to sound biased, it was really a great experience and we definitely recommend it to anyone looking for a private place to stay without sacrificing amenities or comforts, while still having a tidy and clean stay.

We truly enjoyed staying at this property! The cabin was extremely clean and was such a cozy setup. It is located conviniently just outside of town in a peaceful neighborhood and not far from our favorite swimming hole in Caddo Gap. The owners have the cabin stocked with all of the conviniences of home from a sound machine in the bedrooms to spices in the kitchen. The only things we were slightly disappointed about is the access to the river from the cabin, which we kind of expected from others reviews and also that it was in a neighborhood, we did not realize that from the listing. However, these are not deal breakers for us, it was still extremely peaceful and enjoyable! I also have to say that the host was very responsive and gracious when I messaged last minute that we had decided to bring our pup. Thank you for an excellent stay!! We will be back!

We had a great stay by the river. The whole family enjoyed playing in the river and floating down the river. We loved how clear the water was and all the fish you could see. The cabin was very clean and comfortable. We just sat around and relaxed all weekend. Thank You Josh for a great stay.

Awesome access to the river. We canoed with Lucky's Canoe as well so much fun! Location was close to almost everything but still secluded.
