Super emplacement, 5/10 mn à pieds de tout. Le personnel de réception est très agréable. MAIS ce n'est pas un hôtel 4*. Un B&B de 8 chambres. Attention l'entrée n'est pas depuis la rue principale où il y l'enseigne Royal Suites, là c'est fermé et abandonné. Il faut prendre un petit passage piéton avant pour avoir accès à l'interphone. La réception et les chambres sont au 2eme étage. PAS DE PAIEMENT CARTE DE CRÉDIT. CASH only.

Hotel in a good location. Nice room quiet area. Nice breakfast. Staff nice. Only negative if I had to give one is there is not always someone at front desk. We had to checkout by 7:30am to catch a train and were told staff would be in by 7am but no one ever came before we left. We wanted to check out night before but were told best to check out in am. I would recommend this hotel.

No es un hotel, son habitaciones en un segundo piso, sin ascensor, no hay recepción las 24horas. Para acceder al portal del edificio hay que subir dos tramos de escaleras. El desayuno normal. Precio excesivo, más caro que un hotel de cuatro estrellas muy céntrico y con desayuno excelente en Zagreb.

Parking is a challenge! Limited spaces, be sure to reserve in advance. We had trouble finding the parking spot and thankfully Tony saved us and met us and drove the car to our spot. We liked the room. However, on one night the motion detector lights inside the hotel room turned on at 10:30 pm and woke us up and freaked us out thinking someone was in our room. Never did figure out why it came on. Tony was always willing to help and we appreciated that. Breakfast was good with eggs and crepes. Short 7 minute walk to Old Town sites.

Royal Suites is a unique family run hotel within walking distance of the Palace, Riva, and Ferry port. The staff esp Antonio is friendly and willing to assist with every detail of your stay. Recommendations for restaurants are always appreciated and the meals were quite good. Our room was a good size and the beds were comfortable, Breakfast was quick and filling. The omelets were delicious and made to order. The owner and a local woman work the kitchen and always have a friendly smile and hello. The breakfast room is open 24 hrs which is nice if you want a cup of tea, coffee or nightcap. One thing I will mention is the toilet seat didn’t quite fit the toilet bowl. I didn’t have a problem with it but my cousin said to mention it. If I was to return to Split I would definitely consider staying again.

Royal Suites staff is what makes this property special. Each and every staff member we met was kind, helpful, and went above and beyond to make us feel like we were specials guests. The rooms were clean and had everything we needed. Breakfast cooked by Maria was so good- fresh omelets and crepes. Tea, coffee and cookies were available to guest all day. The only negative was the street was quite narrow and tight so if you are coming by car, be prepared for that. Also, you can hear people talking from the street at night if you windows are open. I still give this property a 5 star plus because of the staff. Very close to old town and the harbor- 5-10 minute walk (depending on your pace)

The staff was the best! Antonio and Tony were responsive and helpful about giving us tips on places to see and things to do while we were there. The breakfast was delicious and came with the room. We were especially grateful for the parking spot that was a delight after the nightmare of finding parking in Dubrovnik!! I would stay here again in a minute. It was all so great.

We had a lovely stay here. The staff were super helpful, with directions to the hotel, restaurant recommendations and local info. Located just outside of the Historic area of Split, it was a great base to explore, enjoy excursions and accessing the beach. The breakfasts were great and nothing seemed to be any trouble at all. They even had beach towels available to use, which was fantastic.

Very enjoyable stay at the Royal Suites. The property is in a very convenient location between the beach, the old city and the port. The apartment was very clean and comfortable, and all the hosts were extremely nice and informative. Strongly recommended.

Excellent guest services. Antonio gave us a lot of good advices on food, transportations, and activities. He tried his best to make our stay more enjoyable. We appreciated his help and good inputs. However, it needs improvement on the facility cleanliness. Property owners need to get some updates on the hotel amenities to ensure water heater work properly, shower drain well, sink and floor well-cleaned, and provide clean towels upon customer's arrival.

The hotel needs some updating. Air conditioning barely worked. One room did not have curtains (only sheers). However, the service was spectacular. Made to order breakfast. And the front desk employee, Antonio, went above and beyond to help. amazing. He even ran a lost article ( in the rain) all the way to the ferry. His service was amazing!!

What a lovely place. Just about 13 mins walk from Split ferry port and the old town and market. We had a room with a small balcony. It was lovely to sit out in the evening and enjoy the atmosphere. Antonio welcomed us and assisted with luggage storage as we arrived before check in. The room was beautiful, bathroom amazing and all super clean. The room has AC, a welcome addition in the middle of summer. Breakfast was excellent, a hot and cold buffet, and cooked breakfast as well if required. We had it all as we had a long day ahead. The scramble eggs were awesome. There are loads of little restaurants and bistro's just a few yards from the front door. Definitely will stop here again. Added a pic of the scramble eggs because they were really excellent and very tasty. All room pictures you can see on the hotel page, my photos would not do it justice.

Jag är väldigt nöjd med min vistelse. Personalen var snälla, hjälpsamma och gjorde allt för att man skulle trivas. Rummet var rent, lugnt och hade riktigt bra luftkonditionering – vilket uppskattades mycket. Frukosten var god. Läget var dessutom perfekt, nära till allt. Kan varmt rekommendera det här hotellet!

Rigtig venlig og god service fra personalet. Hotellet ligger rigtig godt og med få minutters gang fra den gamle by.eneste minus er gammel aircon der larmer og burde rengøres. Jeg ville helt sikkert booke samme hotel igen!

Antonio was amazing have never received such wonderful service from this hotel. Boutique style , great breakfast amazing staff. He gifted me some wines and chocolate for my birthday helped me find a beach club bc we went during the end of the season helped me find champagne for our boat tour. The list goes on. Security is amazing especially if you’re a female solo traveler this would be a great place to stay. Only thing is the hot water is timed I’m not as picky but my family did complain about that but overall it was great and location was walkable saved money on not ordering Uber loved it loved the staff thank Antonio - Lei ♥️

Amazing stay! Antonio checked us in and gave us a ton of information about where to go and what to do! Maria was great preparing our delicious breakfasts! And Toni was also super helpful with any questions we had. Would stay there again in a heartbeat! Super friendly, thanks for a great stay!

Very friendly staff at Royal Suites. Antonio went above and beyond for us. We had an early flight and he insisted on packing a breakfast to go for us. His recommendations were also outstanding. The rooms are very nice. All around excellent stay.

Antonio and Tony were very informative and offered many options for fun things to do. Not only in Split but Hvar Croatia as well. We enjoyed the hospitality from each and every smiling staff member. Location is convenient area is clean and safe. We look forward to returning at another time.

Royal Suites staff is what makes this property special. Each and every staff member we met was kind, helpful, and went above and beyond to make us feel like we were specials guests. The rooms were clean and had everything we needed. Breakfast cooked by Maria was so good- fresh omelets and crepes. Tea, coffee and cookies were available to guest all day. The only negative was the street was quite narrow and tight so if you are coming by car, be prepared for that. Also, you can hear people talking from the street at night if you windows are open. I still give this property a 5 star plus because of the staff. Very close to old town and the harbor- 5-10 minute walk (depending on your pace)

The staff at this hotel is outstanding. It’s a very small property with very big service. They know Split intimately and will recommend day trips, favorite restaurants, cocktail bars and dessert shops. These folks went out of their ways to make my stay the best. Five stars for service.

What a lovely place. Just about 13 mins walk from Split ferry port and the old town and market. We had a room with a small balcony. It was lovely to sit out in the evening and enjoy the atmosphere. Antonio welcomed us and assisted with luggage storage as we arrived before check in. The room was beautiful, bathroom amazing and all super clean. The room has AC, a welcome addition in the middle of summer. Breakfast was excellent, a hot and cold buffet, and cooked breakfast as well if required. We had it all as we had a long day ahead. The scramble eggs were awesome. There are loads of little restaurants and bistro's just a few yards from the front door. Definitely will stop here again. Added a pic of the scramble eggs because they were really excellent and very tasty. All room pictures you can see on the hotel page, my photos would not do it justice.

We had a lovely stay here. The staff were super helpful, with directions to the hotel, restaurant recommendations and local info. Located just outside of the Historic area of Split, it was a great base to explore, enjoy excursions and accessing the beach. The breakfasts were great and nothing seemed to be any trouble at all. They even had beach towels available to use, which was fantastic.

This B&B is beyond wonderful. Check in is easy and quick. Staff VERY friendly, helpful & knowledgeable. Be sure to ask for Antonio. He is a wealth of information and really enhances your stay. We got caught in a downpour & our pants were very wet. Antonio rigged up a heater in the bathroom to dry out the clothes. He will make reservations for you at little restaurants, off the tourist routes. Maria is the cook for breakfast. She does very well. You must try the Croatian pancakes. Eggs cooked to order, no problem. She is cheerful and wants to please. The facility is in walking distance to all that you will want to see. Do not pay for a tour, talk to Antonio.

We started our stay here in Croatia. The staff was very helpful and accommodating. We loved the breakfast, get the lemon crepes! We also were grateful for the help of staff with local recommendations , food, bars, and activities. Our only down fall was the air conditioning, we could not figure out how to use it and it got a little warm at night, but overall great place to stay and close to everything we wanted to do!

O atendimento do hotel é excelente. Funcionários simpáticos, prestativos e queridos. A localização também é muito boa, a poucos metros do centro, do Porto, da estação de ônibus. Tem um mercado ao lado do hotel. O quarto era bem grande, com duas camas queen. O banheiro era pequeno mas não atrapalhou. Pontos negativos destaco o café da manhã que achamos super fraco, o barulho da rua E o fato de o hotel ser um pouco escondido, pois fica em um prédio residencial em uma rua que não passa carros.
