Kiahuna Plantation Resort Kauai by OUTRIGGER

Overall a very nice property but we were surprised that the units do not have air conditioning. Maybe we were mistaken to assume that the property would have air conditioning, but "plantation style" is not a clear statement to that effect. We could have left the window slats open at night to let the air through, but everyone coming up the stairs to adjoining units would have been able to look right into the bedroom and living area. Also the pool, while very nice, is actually contracted from another company and is across the highway and up the hill from the resort. It was nice but again a little bit of a surprise that it wasn't located on the property.

It was decent. They do not have the pool in this property though.

The property intentionally lied about their amenities, in the description it says "pool on-site". There is no pool on-site. "The pool" is about 1/4 mile away and across a busy road at a place called Poipu Beach Athletic Club. Which is open to anyone. The only thing the really have onsite is a couple of outdoor community grills which are nice and in good working order. We Have 2 small children and an infant and we were given a room with only 2nd floor access and no elevator which was extremely inconvenient having an infant in a stroller. After check in We were also never offered any help with our bags. The condos do not have air conditioning throughout the dwelling only in the bedrooms so they get very hot, this was also not disclosed in the property description either. Our room was pretty dated and looked like nothing had been updated since the early 1990's. We also upgraded to have an ocean view, while we could see the ocean from our balcony it was not a good view and we were quite a good distance from the water. Also none of many water fountains around the property worked, they are all empty. We asked for a refund and were denied but we're told the manager would call us the next day. Which never happened. Overall the property was beautiful and well kept but I am however very disappointed in the dishonesty in the property description and with the property management. Knowing what we know now we would have stayed somewhere else.

Though very spacious and conveniently located for the activities we wanted to do, the unit was a bit run down. The property green space was well kept. Outdoor BBQ was available for use. The view from the master BR and common room / balconies was amazing. Very basic amenities. We did not use the pool facilities located across the road. The carpet in our unit was stained, which wasn't a huge issue. However 4 of the 6 nights we stayed, we removed various sized cockroaches. The other bugs and one cute gecko didn't bother us as we understood we were in a tropical climate (per front desk). They offered to fumigate but we preferred to not have the place sprayed while our family were staying there. We were told they would then fumigate after we checked out. All in all, if we came back, we'd try to book another unit.

Beautiful ocean front condos with full kitchen and places to BBQ onsite. Located on Poipu Beach with spectacular views. Great for families with plenty of space for the kids to play and adults to relax. Definitely going back soon.

This property was just a few minutes from the beautiful beach and restaurants. I wish the pool was on site but it’s a short drive or walk across and down the street.

Really enjoyed our time here. The unit itself (#249), has a nice view and the kitchen had everything we needed. The bathroom could use a deep clean and, to me, the toilet was comically low (not a deal breaker, just something that I didn't like), but you get used to it. I loved the location! Close to the beach, shops across the street and the health club that you have free access to is amazing. It's a 5min walk away and had a beautiful pool, gym facility, tennis courts and restaurant.

This was our fourth time staying here. Every time gets better and better. The staff was friendly and conscientious and she remembered my name (or memorized the units) when I checked out. This property is close to the south side beaches, the Poipu Shopping Village. The athletic club is top notch with a pool, workout facility, hot tub, and bar and restaurant. If you’re looking for family friendly with a kitchen I’m not sure this can be beat.

Loved the stay. Communication and staff were great! Only downsides were that the room only had a floor A/C unit and a lot of things broken. Very warm nights to sleep well. Room needs a little makeover. Broken tiles, oven wasn’t working (fixed immediately on a good side!) double doors broken, and some outlets not working. All in all, we had a great stay, but another thing is they need to figure out trash, and room cleaning situation as well. You have to walk your garbage to an area that was about 500 yards away. They won’t clean your room unless you stay for 12 days. We stayed a week and that qualifies for 1 set of new towels. Kinda strange, but we are a clean up every day type of family and it wasn’t a big deal. The location, outside property maintenance, and staff is what really keeps this place in competition. The room, and self cleaning (recycling towels/trash) for a week was a bit of a pain. Visitors are wanting to go on tours all day, enjoy the beautiful beaches, and come back to a clean room is what I imagine vacation is all about. We were kinda exhausted of having to sweep, clean, take out trash, and remake beds for a week while paying to relax on vacation. This should have been disclosed as to where I would have even paid if they would just come every 2 or 3 days or something like that….

This particular unit could use a deep cleaning, dusty lamp shades, etc otherwise, beautiful property!

The location is amazing, great beach, walking distance to restaurants/shopping. The unit we stayed in was grimy and moldy, stains on the walls and furniture, broken door handles, and a stove that was barely functional because burners that did not fit had been stuck in there anyhow. Staff were helpful, but this goes beyond housekeeping. Management seemed sympathetic, and said they would pass the info along to the owners, but the Comments Book in the unit had people complaining about this last year and the year before. All in all, way way overpriced for a shabby unit.

The grounds are well maintained, however, the interior of the Condo was in serious need of upgrades and repairs. We have been staying here for years and as of recent they have cut cleaning services to once a week and towel replacement to once every 4 days. It seems that none of the mony received is reinvested into the condos themselves, we will be looking for other accommodations on our next vist.

The location is perfect! The grounds outside were well kept. It was inside the property that wasn’t great , especially for the price. It lacked severely in cleanliness! We had mice turds in the kitchen which I brought to the attention of the front desk twice. They did not seem to care. It smelled like mold in the living area. There were ants in the bathroom. The towels are rough and low quality, just like the tissue and toilet paper. It’s too bad because it is a beautiful location.

The Plantation has wonderful well kept gardens . The units are privately owned so not of the same standard, our two were dated and tired. The best thing about them were the lovely beds, so comfortable. Bathrooms should be updated immediately! The cleaning of the unit was not of a great standard but the change of towels every 3 days was really good .

The property was very clean and staff very friendly. It was a pleasure to walk through meticulously maintained garden to the beach. Our condo was very spacious equiped with all beach accesories.

Beach towel service ended at 530 so you could never get a dry clean towel after sunset. The front desk has very limited hours. The property is pretty and it’s easy to walk to nearby beaches. There is no housekeeping available for short stays and you have to take out your own trash. Much closer to a vacation rental than a resort.

There are many Outrigger Plantation vacation rental units (buildings) at the Poipu Beach location. Overall, this location got an 8.4 (very good) review which I don't agree with. Our unit was a 3 star unit (average) - it was dated, and many obvious non-functioning things that could have been remediated (such as kitchen light flickering periodically, a dead hair dryer to a stationary plug unit, etc.). One of the bedroom TV had one sports channel - if there were other channels, there were no instructions as to how to access it. We didn't call maintenance, as we didn't want to be bothered to wait in the room for service. The safe was portable. On the positive, we chose this unit for its walking proximity to Poipu and Kiahuna Beach (both next to each other), and the complimentary use of the Polo Athletic Club for the pool, fitness and other activities. Both of these were true to the unit's descriptions. One should consider the Sheraton Kaui Resort Villas (located next to the Outrigger Planation) - you will need to book early enough to secure a desirable room.

We have stayed here several times. Love the air conditioning! Hopefully all will have A/C soon.

What a view we had! We stayed in one of the ocean front condos and the view was stunning! The condo had everything needed in the kitchen. The iron didn’t work but I reported in on checkout and I suspect it’s been replaced already. My only complaint was the bed. There was a very thick topper that, in my opinion, has been over used. It became very compressed when we laid and i felt like i was being swallowed by quicksand. Waaaay to squishy and both my husband and i had some unusual body aches every morning. Fortunately, they all washed away with the first swim. We’ll go back for sure!

Great property to let you feel a real tropical experience. Grounds are wonderful and Kiahuna beach is really great!! As there is no air conditioning in these condos, in summer, you will need to keep the windows open and the fans on at night to sleep comfortably — so bring ear plugs due to some road noise and the feral roosters (end cawing at midnight and start again at 4am).

Very nice place with ocean and beach view. Friendly staff. Quiet. They charge a lot for cleaning. Would like to have a washer and dryer in the room.

The property was fine. The noise level was bad. Street noise-kid noise- baby crying-rooster crowing, always. Needs AC.

Great location on the island. Comfortable accommodations. We didn't realize there was no AC in the unit so it made for a bit warmer temps than we're used to, but the evenings were nice. Since you had to keep windows open, it made for a bit loud evenings as you could hear passerby's and neighbors, cars, etc. I wore earplugs, but wife was annoyed by getting awoken at 3am by the roosters! Overall, would stay again.

The condominium was situated on the third floor without the convenience of an elevator. Regrettably, the unit was quite a distance away from both the beach and other essential amenities. It would greatly enhance the guest experience if the property map and precise unit location were included within the Expedia posting.

My niece and I felt the big springs right away on the pull-out bed. Had to double up couch pillows and blanket to cover springs in or to sleep fairly well. Very dissatisfied. I thought there would be a TV in the bedroom due to the cost. Won’t be back…will be at Sheraton next time. Washers/dryers should be in the room. Very much over priced!

It is a beautiful property in a nice location that is convenient to shopping and the beach and sight seeing areas. The front desk person didn't seem forthcoming with information regarding getting around and amenities. Had a hard time getting the info The room had a pull out bed that did not work so we had not a great time sleeping on that sofa.

Staff members all very nice

I can't recommend staying here. The location is very good, but the unit we stayed in was pretty disappointing and we had problems with the staff. Our unit was at least 20 years old, everything was incredibly dated, the main bathroom smelled like a sewer until we ran the water for 10 minutes and the biggest issue was the advertised sleeper couch was about 30 years old with a mattress so gross and dated, I didn't even want to sit on it. Every spring poked through, no way anyone would have been comfortable on this, it was not a viable option but we planned our trip thinking there would be a sleeping option in the living room. Our key card continually didn't work, we got locked out nearly every time we left and had to go to the front desk to exchange keys. Then they tried to blame me and say I was deactivating it. Finally security came and cleaned the panel and gave us 4 new keys on the 2nd to last day, which worked. Another thing to note is that there is no pool onsite, you have to cross the main street to use the athletic club pool.

The unit has NO air conditioning (as of May 2024). I somehow missed this detail when booking and it made for a fairly uncomfortable night. The ceiling fans help, but after a long day in the sun, a 75-degree room just doesn't cut it. The unit is also very dated in terms of furniture, decor, amenities, etc. On the plus side, location is great and grounds were beautiful. The staff could not have been nicer.

The property is located to many attractions in the local area. The beach at the property is also a nice place to relax at.

Very nice, quiet condo complex at the beach. The grounds are beautifully maintained with huge mango, plumeria, etc. trees. Very convenient shopping and dining options close by. The condo was clean and comfortable.

Overall was fine though without windows i.e. just screens and shades, it was loud at times. People tend to ensure their vehicles are locked by beeping the horn at least three times - must be a local ordinance or something. The roosters are working overtime.

This our 2nd time at Kiahuna Plantation. We are experienced travelers that don\'t want or need to be "pampered", so we like the ability to have a kitchen and cook local foods, and the opportunity to do our own planning of our vacation experience. This isn\'t the fanciest place, but by comparison it is a good value. The grounds are beautiful and the beach is better, bigger and less crowded than Poipu Beach (which is also easily accessible by walking). If you want an all-inclusive, upscale "resort" experience this probably isn\'t for you, but if you want a comfortable, well-located base for your adventures with a great beach, give it a try. We recommend it to our friends that are visiting Kauai. This time we were near the east access road, and it was noisy at times with trucks, equipment etc. Request a unit in the middle or the west side of the 35 acre site.

We have been to Kiahuna Plantation 4 times over the years, as a couple and then with family. We have loved it each time, taking full advantage of what the property and community offers - beach/ocean swimming, pool/cafe, lawn/gardens, walking/hiking, local shopping/dining.

It was my second time staying in this resort. Great location , close to the beach beautiful landscape, mall and restaurants near by . Always will be back .

This property is incredible! We are so happy we made the choice to stay at Kiahuna Plantation. The grounds are beyond beautiful and the beach is one of the best Hawaiian beaches weve stayed on. The small town of Kolao nearby is a quaint little town with lots of shopping and restaurants. Don't hesitate on this property!

This was VERY close to the beach. Excellent views. Only complaints are the bed is a bit firm and the pool is not on the property, it is across the main road. No restaurant on site, but very close walking distance.

Beautiful room. Great area to walk for dining. Beach access takes a minute to understand.

The location of the Plantation is ideal. The grounds are beautiful. The amenities are great. The pools and gym, tennis and basketball courts. The Cabana Grill is also excellent.
