Great location. Front desk staff very helpful and friendly. Room and hotel generally is a little tired. Room dark and needing refresh although shower and bathroom very good. Bed very comfortable. No AC and window mostly painted shut made it uncomfortable until we eventually managed to open a french door to get some air. Lift broke down once during our stay meaning 2 floors of stairs. The bar is soulless and staff were trying to close at 10:30 on Sunday night despite a lot of people coming in to hotel from a concert at that time wanting to get a drink. In the end the kept open until 11 reluctantly. Overall hotel needs a refresh in corridors and rooms. Experience generally OK but expensive for the state of facilities.

A nice big room with a comfy bed but the duvet was much too thick and we were both too hot during the night. The bathroom wasn’t great with both the sink and bath very slow to drain and the bath panel looked pretty nasty. The lift was very small and seemed to be struggling which was a bit worrying! The service at breakfast was very slow and the coffee machine was making a very unhealthy noise. All in all not a great stay.

Main lift not working. Room was cold and very dark. Bathroom fan needs replaced. One light in main room needs replacing. Heaters need to be more controllable. Towel rail should have a spur with a light ( neon) to indicate it is on. I had to check out as storm due 19/10 cancelled my transport links so did not have to stay overnight. Certainly not value for money...won't recommend this hotel.

impressive site in the middle of things in Leith. room was good - lack of AC less serious in Edinburgh seaside than many places. Bathroom could have done with a little TLC esp in shower, but then I'm not a great fan of bath-based showers. My main crit. would be the restaurant and bar spaces which seem under-used except at breakfast. The dinner menu was underwhelming - esp. compared to other offerings in the local area. The bar stayed closed during the 11am-1pm world cup final!!! A bit more effort/variety needed to entice in the customers. I would stay again for comfort and convenience, but recommend Martin Wishart for dinner (300 yards down the road)

We loved the Lieth area so much, beautiful cobblestone streets, plenty of amazing restaurants within a few minutes walk from the hotel, right by the water. The staff additionally was so kind a friendly that we chatted for several minutes when checking in. We were even provided with great recommendations for restaurants in the area! Parking on site (and free!) was a huge plus since we had a car in the city during our stay. The rooms were large, beautiful, and clean. We will definitely be back to stay at Malmaison!

What a lovely hotel! We were upgraded on arrival to a suite as we were celebrating a special occasion, which was a real treat. On-site parking, luxurious bathroom and toiletries, very comfortable bed and welcoming staff. Only small hiccup for us was the lift to the older part of the hotel, where our suite was, was being upgraded during our stay and there was no other route but the stairs, but even three flights couldn't take the tarnish off this star of a hotel Highly recommend.

A noisy radiator together with uncomfortable pillows made for a restless sleep. Kettle too was broken and not replaced when reported. Overall, a nice clean modern hotel and nice spacious bedroom. Excellent shower. It was a real plus to have free on site parking and the hotel was ideally situated for transport links into the city and airport. Bit pricey for food and drink but plenty of options locally on the doorstep with some really good restaurants. Would recommend.

Having stayed at this hotel before we were extremely disappointed in this stay. Car park is handy and nearby. Check in was easy and quick. Upon arriving into our room we were shocked to find a half eaten biscuit on our tray. The view from the hotel was terrible and claustrophobic. The room was advertised as having a iron but unfortunately the iron was absolutely terrible and ruined a new top of mines. I raised concerns to the reception staff the following day and they arranged for our room to be cleaned and kindly offered us both a free drink. For the price of this hotel I was highly disappointed and most likely will not stay again.

The welcome and information at reception was really great however the overall condition of the hotel and room was a bit disappointing. Our room was towards the back and it seemed like things got more tired the further along the corridor we went. Our room looked nice but we found some unclean areas - particularly a little window full of cobwebs. The fan in the bathroom never turned off so we had that hum all night and we didn't think the shower over the bath was that great.

The hotel was okay but not what I would expect for a 4-star hotel. They did not clean under the beds, which was gross and there were belongings from other guests there. They offered an option to forgo room cleaning to be eco friendly but only provided 15 pounds worth of drink vouchers for forgoing four days worth of cleaning. Not worth it for the little you can get with that price at their bar. I requested a fresh bath towel which they indicated would be provided in 10 minutes so 25 minutes later I had to go down and remind them so I could take a shower and go to sleep. Pillows and bed were not very comfortable. Overall not worth the price and would not stay again.

Decent size room on fourth floor with tiny window and very dark decor made it very gloomy. Ceiling light on entrance not working and main corner lamp not working. Hairs in sink in bathroom and on room chairs, dust all over, stained duvet cover - need I go on. Very disappointing

We were offered the option of a paid upgrade to a signature suite. This turned out to be a really noisy room just next to the entrance door and road noise. We would have been better with our original room in the attic I suspect.

I find that with Leith, the Malmaison has a very good location. You are outside from all the trouble and still close enough. Taking a walk around the Malmaison is also very nice and there are plenty of different restaurants, pubs and cafés to be found. Only thing I have to mention is that my room (although it was clean) was not the most modern one. The wardrobe doors did not fit in size anymore and the bath area already showed some signs that a deep clean or a change of certain materials/objects were necessary (e.g. soap holder). Aside from it: Very nice and calm residence and very welcoming employees. I would recommend the place.

Room facing toward brewery with associated noise windows single glazed didn't close - bed reasonable - ensuite distressingly near bed! Room looked tired and rather grubby. Very dark . However the staff are friendly, breakfast relaxed with choices of cooked food delivered to table but on cold plates Also marred by bottle neck area round tea and coffee machine. Breakfast would have been improved had there been table service offering a pot of tea or coffee rather than having to queue up to get a shot of hot water in to a thick cold cup to dunk a tea bag whilst avoiding guests wrestling with boxes of cereal round a milk dispenser - very boarding house 1990s but perhaps thats the look they were aiming for. Edinburgh is expensive and needs to up her game and should take more care of her visitors -

Great location in Leith, short walk to the tram stop. Quiet spot but with plenty of bars and restaurants nearby. Hotel bar is nice. Our room had really comfy beds, good blackout curtains. Plenty of storage and well kitted out. Towels big and pillows particularly soft and lovely. Good quality bed linen. Nice to be able to have buffet breakfast and have cooked food done to order. Staff in all areas of the hotel really pleasant and helpful. Only minor signs of age, some chipped furniture pieces in the room. Lots of USB points, but not USB C. One did not work but I only found out later in the day, so if you use the charger points, check before you leave.

Upgraded to suite which was unexpected. Unfortunately the suite was in the attic area. Stairs up to room were steep and not luggage friendly. All the windows were sealed, no aircon on the hottest weekend of the year. We boiled!!!

Generally very good. But room was hot: no zircon and no openable windows. Also, in sloping roof room (fine in itself) but very odd curtain arrangements so impossible to block out light in early mornings. As in many hotel rooms, very limited space for clothes.,

We waited ages to check in and then once we got our room keys we went to our room only to find there were already people in the room. Quite worrying as we wouldn’t want someone to have access to our room and our things. Hotel staff were rude at check in as well. We went down to complain and were given another room which ended up up being dirty. We then went back down to get another room. We were given a large room as an apology but it was also extremely dusty and dirty. At this point we just wanted to be settled for the evening and made do. We are probably going to seek a refund.

Having stayed at this hotel a number of times before we were happy to book another stay. This time we were disappointed by slow service in checking in. We had to wait for ages while the only person on the check in dealt with an issue for the two couples in front of us in the queue. It was about a 20 min wait before another check in staff member appeared to check us in. At breakfast we were told our cooked breakfast would take 20 mins or so to be prepared as the kitchen was busy. It did not appear for 40 mins. The staff were apologetic and offered to refund the cost of the breakfast. The wait was disappointing as it meant the morning was rushed as we were meeting friends. I did not expect such poor service at a “Luxury Boutique hotel” where we were paying a premium price. We will think twice about staying here again.

I booked a twin room as I was visiting Edinburgh with my son. Afterwards I received an email offering the opportunity to upgrade, with the pretext that said if the upgrade didn’t meet my needs then it wouldn’t be available, and I’d find out on my arrival. This sounded good to me so I thought I’d treat my son and I so agreed to it. Who wouldn’t be looking forward to that. When we arrived at checkin I was told we had the upgrade accepted. I checked that it would still be a twin, as this is what I’d originally booked, but was told it wasn’t. So I says I’ll take the original booking, to which they responded that it had been allocated to someone else, and they were now fully booked. My only choice was to pay for the upgrade, and that they would charge me extra to put a trundle in for my son. I was very frustrated but had no choice. It felt like a complete waste of £400 a night. I commented that this upgrade was a disaster and I should’ve just stayed with my original booking. To which the lady at reception agreed. The room was tired, the staff disorganised, the breakfast a let down, they only had half the channels so we couldn’t watch the Scotland football match and to top it off the shower head fell off on to my head. You have to laugh really. All in all a rubbish experience, but at least I know never to book at Malmaison again.

The location by the Water of Leith was fantastic, and using the trams made it easy to get into Edinburgh. So many great restaurants and cafe’s within walking distance. The room was large and clean. Free parking was a bonus.

Great location in Leith, short walk to the tram stop. Quiet spot but with plenty of bars and restaurants nearby. Hotel bar is nice. Our room had really comfy beds, good blackout curtains. Plenty of storage and well kitted out. Towels big and pillows particularly soft and lovely. Good quality bed linen. Nice to be able to have buffet breakfast and have cooked food done to order. Staff in all areas of the hotel really pleasant and helpful. Only minor signs of age, some chipped furniture pieces in the room. Lots of USB points, but not USB C. One did not work but I only found out later in the day, so if you use the charger points, check before you leave.

Excellent location in Edinburgh and 3mins walk from the tram… fabulous restaurants on the doorstep just loved location. Room and facilities fab for weekend break, we ate out each day had a drink in the hotel bar staff all just lovely highly recommend for an Edinburgh break

We loved the Lieth area so much, beautiful cobblestone streets, plenty of amazing restaurants within a few minutes walk from the hotel, right by the water. The staff additionally was so kind a friendly that we chatted for several minutes when checking in. We were even provided with great recommendations for restaurants in the area! Parking on site (and free!) was a huge plus since we had a car in the city during our stay. The rooms were large, beautiful, and clean. We will definitely be back to stay at Malmaison!

Ist day of the fringe. This hotel restaurant service was so slow. We were 1st in restaurant for dinner and we're told, no new potatoes, no vanilla ice cream and no creme brulee. There were only a few choices only on dinner menu Breakfast service was much better and the reception staff were great

Great location near a tram stop with superb restaurants on the door stop. Hotel staff were friendly and helpful. We had 2 rooms as a family and both were very comfortable and clean. Some areas are a little tired and could do with some updating. We had breakfast each day and there was plenty of choice and it was all very good.

Really enjoyed my stay. Reception staff excellent, gave us a room upgrade on arrival and were generally very helpful. Room was clean and breakfast very nice. Was great to be able to park the car and get the tram into town. Ordered room service for a treat and was left disappointed. Charged £100 for 2 burgers, 2 cokes and a sauce. Fair enough room service is expensive and I probably would have paid it anyway but charges were unclear. Food arrived cold (no closhes used). Burger buns were hard. Ordered a bearnaise sauce from menu in room, told they don’t sell it. Offered steak sauce, told it was a cream based sauce. Received bbq sauce mixed with hot sauce. Staff, although helpful, could be more polished for a hotel of this standard. Overall was a nice place to be and would stay again.

The room was nice - the cleanliness not 5 star! The room was warm, even though heating as off, but maybe that’s just a personal thing. Breakfast was lukewarm & poached eggs were hard, also beans had more juice than actual beans. Location is great. Breakfast is superb. Only problem is they don\'t understand "over easy" eggs. The might understand "light" instead. When I go back next year I\'ll bring a picture. It\'s a historic building but the remodel is modern and tasteful. All staff are friendly and responsive to my needs.

The hotel is nice enough, although it is showing its age in places. However, I wouldn’t bother with the cooked breakfast—the quality was very disappointing and felt more reminiscent of a 1970s Little Chef than a hotel breakfast. Overall, pretty poor.

Great location , easy to get the bus (trams not available) 16 or 25 from Leith Links to Princes Street.. but preferred the location of MalMaison at Leith Docks away from the hustle and bustle of the City ! Breakfast was excellent with options to suit everyone, during our 3 night stay we were lucky to have Hannah on breakfast duty each morning, her friendly helpful manner started each day with a smile.. Also thank you to reception who located my phone I left and kept safe for collection.
