Everything was excellent except one critical thing. The pool lounge chairs/beds have a metal bar that puts pressure on your lower spine and is painful after 15 min. Very uncomfortable and unforgetable.

The Colony is a largely historic property with a superb view and outdoor pool about a mile (walkable) from Downtown Kennebunkport. Our room was not ready on time the day of check in, and we received mixed messages from staff about when it would be ready. Ultimately, we dealt with a staff member who was not helpful at all, some might say rude, following a day of travel and long wait. Fortunately, the gentleman at the pool and pool restaurant staff was lovely while we continued to wait and wait. We could not get a table for breakfast the first morning, which was frustrating. Our room was much smaller than advertised and did not have AC, which was not ideal in August. Overall, our experience at The Colony was mixed. The outdoor pool area overlooking the water was by far the best feature, but otherwise the hotel was a disappointment, especially for the price.

The colony has a great pool! We stay in the cove side across from the older building. The parking for these properties fill up in the summer which made it impossible to park when we got back from dinner. Breakfast is include and it is a great buffet. We ran late one morning and they were nice to grab us some containers to fill and enjoy our breakfast on there scenic porch. Over all this property is a beautiful hotel to visit. No ac or tv’s in the main building, but consider rooms are fully equipped.

Lovely property but was disappointed that housekeeping didn’t show up until 4 in the afternoon. We would leave the property at 9:30am & fully expected our room would be ready as we came back to prepare for the evening. On Thursday it never got done as their timing was too late for our schedule. Wi-Fi failed every night in the middle of our movies. Disappointed. WiFi

We reserved a ocean view and we hardly see the ocean… The service at the pool bar was terrible..took 2 hrs for soup and salad and we coud’nt charge to the room ….

The view is stunning!! It has a really nice pool with comfy seats. The hotel itself is relaxing and quiet. There is a ton of history and it’s so interesting to read about it. The rooms look old-fashioned, but it’s part of the vibe. It was nice that they had coffee and muffins every morning, and you could go out on the big giant porch and just sit and relax and look at the ocean as you drink your coffee.

Staff was very nice and appreciated the coffee machine in the rooms. I did find a few things from other guests in the room, like a baby pacifier and sock under the bed so I'm not sure staff cleans 100% everywhere. Still a nice stay

The building was new and the room was extremely clean. Check in/out staff was very friendly. This hotel was also in a very good area that you can walk around and go to shops, seafood markets, restaurants, etc. there are a few walking paths in the back near the river, very nice views, and dog friendly!

We have stayed here many times and have always enjoyed our stay. We booked our room a year ago to celebrate my birthday. Our reservation was for a garden view room which also included breakfast. We arrived in July 7th and our room looked out onto the maintenance yard and dumpster. Since there is no air conditioning they supplied a fan and extension cord. Not very safe. Needless to say garbage was picked up at 7 AM and awakened us. We were also told their policy for breakfast changed and we would be charged $19 per person plus an automatic 20% gratuity. Breakfast was mediocre and the service was awful. We always enjoyed playing cards on the deck and it seemed most tables had empty glasses that were never cleaned up. The hotel is dog friendly but it seems over run now with dogs, barking early and late at night and water dishes all over. The only thing good about the Colony is the location. We cut our vacation short there and traveled south to York Harbor and stayed in a beautiful,clean inn with breakfast ,ac and half the price right across from the ocean. We’ll never go back to the Colony.

While the grounds of The Colony are gorgeous and it’s within walking distance to the beach, the cleanliness of both the property and the room left much to be desired. Upon walking into our room, there was visible garbage, hair, and stains on both the bed linens and rug from previous guests. Moreover, the shower did not drain as we showered and created a pool of standing water. The shower curtain had an overpowering musty smell and looked dirty. As we explored the property, there were soiled cups and plates, as well as garbage, strewn about the lawn and tables that are meant for guests to sit at and enjoy the ocean view. We had a similar experience at the morning coffee bar. Coffee and milk was spilled all over the counter and not a staff member in sight to clean it up. Given the price point, these conditions are unacceptable. That being said, the view is gorgeous and the staff were very friendly.

The room was not clean. There was food on the floor and dust piled in the corners of the room. The bed was so uncomfortable. Didn’t know we were staying in a place that had no AC and no TVs in the rooms. The property looked a little ran down. Weddings on site took away from the experience and was noisy up to 12 am in the morning. For the $600 a night cost I would never stay here again

Everything was very nice. We stayed off season so the main hotel was closed. The new sections has 3 WIFI networks. Unfortunately the guest wifi would not work after 7PM. We were unable to stream, or use air play or even use 5G on our phones. After the first evening, I asked to use the one of the employee WiFis and was told they would reset the router. They did but again it would not work after 7PM.

We were very pleasantly surprised when we were assigned a room in the 700 building. It was brand new & very well appointed. The hallways were bright, the rooms had a/c & a huge television. The building was across the street from the main hotel, which was no inconvenience at all. We appreciated being away from the hubbub at the main hotel & yet a 2 minute walk brought us to everything we needed.

Beautiful •grand” hotel from the outside. Great views (again, from the outside). Rooms are outdated and need a REFRESH. No balconies or even big windows to allow for the enjoyment of the views. Another thing, if you don’t like dogs, this isn’t the place for you. Seemed like everyone had a dog at this hotel! Ok with us but just thought I’d put it out there.

Love Kennebunkport and first time staying at the Colony. We were in a newer room across the parking lot looking out at the river. We had a plugged toilet. Called for maintenance twice on the day we checked in. Maintenance finally shows up the NEXT MORNING. We had been using the toilet at nearby restaurants until then. My husband told me to go up to the lobby in the morning in my pjs to use the toilet which I was not thrilled about. Too bad because otherwise we liked it. We had noted other reviews about the hotel having problems and it seems like staffing might be a real issue for them.

The building was new and the room was extremely clean. Check in/out staff was very friendly. We loooooved the Colony Hotel! We were there in late October, so the main part of the hotel was closed, but the wing on the other side of the parking lot was brand newly remodeled and perfectly convenient, super clean and cute! Very easy parking, very very convenient location, we could walk straight out to the path along the ocean and could either walk or a very short drive to town. We absolutely loved it so much that we came back two nights later!

Obviously, The Colony is a beautiful hotel in a prime location. I have stayed there previously, but the current breakfast buffet was a MAJOR disappointment. At prior stays, it was one of the highlights of the stay. Now it is no better than any ordinaryhotel chain "free breakfast." I am sorry to say this offset all the other things I loved and still love about The Colony.
