We recently stayed in the Wharf House (the separate building next door to the main hotel), and I wish I had understood the difference before booking. The location is fantastic—you're right in the heart of Kennebunkport and can easily walk to everything, which is definitely the biggest selling point. However, the Wharf House itself was a huge disappointment, especially for the price. Our room was on the third floor with no elevator and felt more like an attic space, with very small windows and little natural light. The hallways felt dated and worn, and while the room itself appeared to have been renovated, it had more of a basic flip-style feel than a boutique hotel experience. The finishes felt inexpensive, and it lacked the charm and quality we were expecting. We could also hear conversations and noise through the walls very clearly. The biggest surprise was how different the Wharf House is from the beautiful, brand-new main building shown in many of the photos. Had I realized there was such a significant difference between the two, I would have booked differently. My advice to future guests is to pay close attention to whether you're reserving a room in the main building or the Wharf House. If you're considering the Wharf House primarily for the location, know that there are several hotels and inns within a five-minute walk that may offer a better value. The location is wonderful, but I don't feel the Wharf House delivered an experience that matched its premium price.

Great Location Coffee and breakfast were supposed to b out at 10 and in 2 days this never happened. Not even close! Room was small but nice. My wife found the AC very loud and strong air blowing right on her while sleeping

Great hotel in a great location right on the water. The hotel’s restaurant is also very good with a great oyster selection and view. Absolutely would come back! The staff was incredibly helpful and accommodating— especially when it came to navigating parking in the busy lot! Only one small comment: the air conditioner in room 3 sounds like a jet engine, but it did keep the room nice and cold!!

Overall it’s a beautiful property, however there are few little things that could be improved. 1) mirrors in the rooms - there was only one mirror in the bathroom. The room needs a full length mirror or at least another mirror in the actual room. 2) outlets - the rooms had very limited outlets and the outlets that were there were already occupied by lamps/tv/fridge. When you needed an outlet to charge your phone or iron you needed to unplug the lamp and then it was dark. 3) stairs - something I could have missed when booking but the wharf rooms have a flight of stairs. We stayed on the second floor so needed to carry all the luggage up two flights of stairs, this was an inconvenience.
