I loved the full kitchen the rain head shower and the hand held one. I loved the area outside where they have grills a gazebo, a lake trails a fire pit. The mattress was comfortable only thing the chair that was in there could’ve been cleaned better and the carpet maybe as well .but overall I really liked it and I’ll stay again

The property overall i would give it an 8/10. The convenience, peace, the trail,cleanliness and lets not forget the shower. Lol believe it or not, that was the best part of my staycation . I stayed for 6days and they were great. Relaxing. I loved walking on the trail as well. I saw so much wildlife. So peaceful. The only thing that was incontinent were the tv channels. Some didnt work so i had to cast to tv from my tablet. Overall, was the best staycation ever. Look forward to staying there again.

My recent stay at this hotel was shockingly disappointing, especially given its positive online reviews. The property was visibly dirty. Adding to the problems, the bathroom light flickered violently, making it unusable. I couldn't even take a shower. While the hotel offered to move me, I was checking out in just two hours and the hassle of packing and moving seemed pointless. Since I desperately needed a shower before leaving, they allowed me to use the bathroom in an adjacent, unoccupied room. This room was in poor condition. The dead bolt lock was broken, a light switch was damaged, and the room reeked of cigarette smoke. The hotel's maintenance standards are clearly subpar. I chose this hotel based on its Google ratings. This property is getting renovated and it’s noisy and dusty. Our rooms air conditioning wasn’t cooling the room and we asked the desk attendant to come up and check it and he did something with the fan and said it should be good. The room had an old fashioned AC unit. The room never cooled off so we requested a room change. Our new room was not clean bc they had been working in it and it had the same old style AC unit but it did eventually cool off. We were also told check out was noon but when we called to verify that we were told no and we had to be out by 11. Other hotel patrons were noisy and kept leaving their door open which caused an continuous beeping noise after midnight.

Extremely friendly and accommodating staff 24 hours of the day. Make sure you get a room with a view of the lake. The suite slept four and was perfect for the entire family. Couldn’t have had a nicer experience here.

Would have given the property an overall 4 or higher but it is supposed to be smoke free inside and someone was smoking a lot of marijuana on my floor so it reeked & the smell got into my room. I don’t care what someone wants to smoke, just do it outside in the smoking area. Other than that I loved the large rain shower and the walking trail behind the property.

My boyfriend and I walked into the lobby and the first turn off was the strong very smell of incense that lingered through the lobby and staircases. When we walked into room 213 it appeared to be clean and just a bit worn but liked the way the room was set with a kitchenette. When we woke early in the morning my boyfriend saw a bug crawling across the comforter on me. I put my glasses on and took a picture, it was a bedbug.

I had bedbugs in my room, no joke. I even caught one in a ziploc baggie and brought it to the front desk just to prove it. I can't in good conscience give anything more than a 1-star review to a bedbug experience.

Non smoking hotel, yet the entire hotel reeked of weed. Roaches in bathroom,and kitchen, which prevented us from being able to use the kitchen. Front desk personnel kept putting off our request for maintenance to spray the room. I understand people need a place to live, but never expected to experience the conditions we had at this location.

Very unsafe feeling with people wandering around that seem to live there instead of being guests. The towels when we first had our first room had pubic hair in them and the room was a mess. Had to wait for them to be cleaned to get our rooms in order, that should have been done well before we arrived for check in. Some of the staff customer service is good but there’s two staff members that either don’t know what’s going on/ have a bad attitude. There’s also one specific person that was staying here had put paper on their door with a message speaking about “the Heavenly Father is watching you” very creepy along with another paper saying people need to stop stalking them. I wouldn’t recommend staying here if you’re coming to PA for a vacation or visiting. Please spend your money somewhere else.

I guess you get what you pay for. I spent 3 nights for around $115 a night. The room I stayed in had a full refrigerator and small kitchen. It was fairly well stocked with pots/pans, plates and silverware. Definitely enough for 1 person, maybe 2. Everything worked well enough. Good 1. Inexpensive 2. Amenities (as advertised) 3. Friendly staff 4. Bed/pillows comfortable 5. Great shower 6. Well lit bathroom Bad 1. Lots of noise. My biggest complaint by far. I was startled awake several times every night by guests and building noises. It’s not like the guest were obnoxious either. - thin walls and ceilings - every door in the place slams shut - pet friendly is nice until the dog next door wants to bark every time it hears a peep - they’re having the exterior of the building repaired so no sleeping in 2. Wasn’t as clean as I’d like. Not terrible though - kitchen and desk surfaces weren’t properly cleaned - the shower had hair from the previous guest in it - floors weren’t cleaned very well 3. I had to have my keycard reprogrammed at least once a day. Super annoying 4. Smaller TV with no streaming or apps I’d stay there again for the price. Maybe ask for a better cleaning

The manager/clerk, Ahmed, went above and beyond to help us. He is extremely helpful and friendly. We can't say enough good things about him. We were very happy with everything overall, but there are a lot of things that need some TLC. The luggage dollies are very dirty and in bad shape. Our room wasn't well swept, and there were some broken drawer handles and door inserts. The TV picture went in and out, and our door security latch was very wobbly and loose. Otherwise, we really enjoyed our stay.

We have mixed feelings on this property. The staff was friendly, the room looks like it has been updated, and we slept comfortably. However, it to over 5 minutes and many forms to sign to check in, there were some noisy residents, and the air conditioning unit leaked and made the rug in front of it wet. The parking lot has a car on a jack the whole weekend, and there was old furniture out there as well. If they can get those items taken care of, we would go back.

Hello so upon my check out, I did speak to Ahmed he was the person that checked me in last night when I left the review, it was not to say his services was bad. He did wave my incidentals of $100 but upon me leaving, I felt very uncomfortable with them bombarding me about a review. This is my first and last time staying at this hotel. I never in my life was question about a review by two individuals male about how I reviewed a stay that was very uncomfortable. Overall, the room was clean just a little bit of things here and there but no big deal but I would never stay at this hotel again because them two males that was at the front desk upon my checkout on April 18, 2025 at 10:45 am made me so upset. I am displeased. I work in the hotel industry and I was a receptionist for five years and I never told a guess how I felt about their review upon them leaving that gives them a bad taste in reputation in service and also in coming back to the facility. I give this stay a 3.5.

I was there during a heat wave with a broken air conditioner. I kept getting told soneone will be there to look at it and no one cane. When i checked put i asked for a credit do to be8ng so unconfortable during a heatwave. I was told a manger would call and never did

A page and a half of rules of conduct - SINGLE SPACED! If you are not traveling with Prince George and Princess Charlotte DO NOT STAY HERE IF YOU ARE TRAVELING WITH CHILDREN!!! Rules of conduct apply in rooms, in all common areas and on the whole of the property. $25.00 per day extra if you bring a pet. Pet MUST be crated while you are out of the room and they have no crates. If you enter the room and stay more than 5 minutes, the room is yours. They reserve the right to enter your room whenever they want to look around and inspect. Room had strong smell of tobacco, but they have a very strict no tobacco use policy. My son used the sofa bed. Couldn't open it all the way, found dirty sheets on the bed and a dirty forgotten garment. Bedroom was hot and I detected no air flow, but I was able to open a window. I couldn't locate the TV remote and woman at desk said she couldn't leave the desk to bring me one. I am handicapped with a movement disability. The most UNHOSPITABLE place I have ever stayed in. No Breakfast and places to get food are not within walking distance. Location is listed with "Philadelphia" in the name but is MILES away from Philadelphia and is accessed only by country-type roads. We will NEVER stay here again and DON'T recommend it.

If you're looking for a no-frills, but nice suite to stay in the Horsham, PA area, this is for you. If you are looking for a 4 or 5 star suite with staff waiting on you hand and foot, look elsewhere. A nice, but basic hotel. The one critique I have is the furniture in the living room should be replaced since it's all older pieces, but the room itself was perfectly fine. It's in a quiet neighborhood, and you have to travel a little to get food and supplies, but there were no real problems.

I cannot believe this room cost us nearly $190. Entering, the lobby area and halls were all torn up for construction, and the entire place (including our room) reeked painfully of chemical air freshener. The room was not clean - the windows were absolutely nasty, a pot on the stove had hard residue and dust in it, etc. Cabinet doors don’t shut properly. The air conditioner would not stay on. We opened the window to clear out the airwick fumes, and cool off. But there were loud parties under our window, with cigarette and other smoke coming in the room, even after I had requested a quiet night. When we tried to call the office for a wifi password, the room phone had no dial tone and did not connect. So we went downstairs and the desk person claimed he picked up the phone when it rang (not possible or true). Anyway, the wifi has no password, so we weren’t willing to use it. Hammering started around 8 am on Saturday morning. There is no breakfast here. At checkout, I was promised I would receive a call back from the manager next day. This did not happen. I would not return here ever, and unfortunately have my doubts about using any Sonesta property in the future.
