Check in was friendly and efficient. Room was spotlessly clean. The bed was comfortable, the in room a/c was quiet, and there were all the extras: clean coffee maker with coffee, iron and board, hair dryer, shower curtain that bowed away from the tub so as not to stick to your body, and plenty of cable television channels with a good quality television.

I was very impressed by the cleanliness of our room. The maid staff does an excellent job and they were very considerate in asking if we needed anything else for our room. Check in and out was easy. The lady at the desk that checked us in was very friendly and polite. Would stay again

Older property that is being updated. It is getting new paint, bedding abd furnishings.,it is clean and comfy, not luxury. We were happy with it for the price. Also good repair work and painting going on outside.

While our room was relatively clean, this was not a very comfortable stay. The A/C unit in the room was off when we arrived, and our stay was during the Summer, meaning the room was over 90 degrees at 1am. It took a full hour to cool down. The bedding is also very uncomfortable. The comforter felt like a curtain that had been draped over the bed. The quality of the toiletries leaves much to be desired. The staff was nice, but google advertised a free breakfast and there is no breakfast offered.

There was some kind of noise throughout the night. I think it had to do with the plumbing. Rooms are dated and shabby but clean. Linens are cheap and worn. The Car i parked next to had a shattered window and there were people literally lurking in the shadows around the stairs when i took my bags in. Wouldn’t recommend.

The value received for the price paid was exceptional. I knew i wasn't booking a 5 Star hotel. I wanted something clean, comfortable, and affordable. That is exactly what i got at Knight's Inn. The staff were personable and polite. Each member I meet greeted me with a smile and asked if there was anything I needed or wanted. I will definitely stay again.

i would not recommend staying at that hotel the property manager was being so rude for nothing and he was being very racist he made us get out because we had to cancel the room and he started cussing us out and stuff for no reason

When my boyfriend and I arrived at the front desk, we were met with a less than pleasant experience. We patiently waited for a few minutes, unsure if anyone had noticed our presence. After waiting for a while, we decided to ring the doorbell to alert someone of our arrival. Instead of a warm greeting, we were met with a loud and abrupt yell from the lady at the front desk, shouting "Over here!" Her tone was harsh and unwelcoming, which made us feel uncomfortable and unwelcome. We were taken aback by her rudeness, as we had simply been trying to get her attention in a polite manner. This encounter left a negative impression on us, and we felt that her behavior was unprofessional and unnecessary. A little bit of kindness and patience would have gone a long way in making our experience more pleasant. thank god we only stayed a night…

It doesn’t look like much from the outside, but the room was good. It’s quiet and the beds are comfy. The housekeepers were great! Our room was very clean and they left extra towels when we asked. We walked to the restaurant La Fiesta next door and had a great dinner and a margarita. We will stay again.

Great stay and clean property. Easy check in and out. a few questionable characters walking around that may or may not be staying there but they didnt bother anyone. The entrance was somewhat tricky as apple maps was not aware of the turn off from the main road. Good thing was it was near the main strip for all your restaurants and shopping needs and close to downtown area. All and all would definitely stay again when visiting

Knights inn Franklin Ave Waco was a decent hotel. The room was clean and had a mini fridge, microwave, and the bed was comfortable. There was not any breakfast. Cheap simple hotel for the budge minded traveler.

We stayed here in order to be close to our granddaughter’s softball games. It was very clean - despite being an older motel. It was quiet, and safe. It was also convenient to local restaurants and fast food. Highly recommend!

There is only one stairwell leading to the upstairs and the first night only cost 52 plus 10.00 pet deposit but i decided to stay over one more night and they charged me 80.00 plus 10.00 for my puppy and we only had one bed. The room was not worth 90.00 for only one bed and even if there were two beds, there is no coffee pot in the rooms and the motel doesnt offer coffee or breakfast. I would not pay 90.00 again at this hotel.

Decent room - especially for the price. It was clean and relatively comfortable. The location is good and close to restaurants and not too far from the local mall. The only disappointment was that they did not have any type of breakfast, even though it was stated on Hotels.com that they did. They need to remove that and then there's no expectation of a breakfast.

I've stayed here multiple times in Waco. It's not fancy or upscale, but scores in every category that matters to me--including price. As a single senior traveling alone, I never felt unsafe. (I should probably add that I grew up in Waco and know my way around.) The room was very clean and quiet, and there's a great Mexican restaurant right next door. Will stay here again/
