The photos are extremely deceiving. This place is so outdated and ran down, it was not worth what we spent, not even half. someone's tent frame was in the sea oats at bottom of stairs, oats and weeks grown over walkway to beach, empty beer cans under deck. can't get to grill from the weeks and the grill is so rusted out. the deck is falling in around hot tub and table. hot tub had sand in it. they replaced some trex on the deck with regular wood. painted rails are peeling. the deck is not even close to level, you can see this from the beach. back glass door will not shut from poor installation. one shower had cracked bottom, and the wood is rotting under it. food on some of the pots and pans. one ac unit to cool upstairs too, needs two units and the upstairs stayed warm. no door will shut properly, rust in bathrooms and outside window frame. there is more, but you get it....glad we only stayed 4 nights and not a week. Beds we so squeaky, every time you rolled over, it will wait you up. The only thing that was fine, was the kitchen and family room, other than ROKU, that is terrible. My wife has pictures, but i have spent enough time. This place is terrible. Really, VRBO should issue us monies back or a credit....

We enjoyed our stay at Ben’s Beach Houses! Just a few complaints: needs blackout curtains, we had toddlers, so all the Knick knacks had to be moved and it was a lot; otherwise it was a great trip and we will be back!

We loved our stay at Ben’s place. The view is spectacular and access to the beach is literally right out the back door. Kitchen is well stocked and there’s plenty of room to relax inside as well as out. Ceiling fan in master bedroom wasn’t working, but it’s cool outside so not a big deal. It’s an older condo/duplex and could use a really good deep cleaning which several other reviews noted. Beds were comfortable, and again, the view makes this place spectacular.

Location and beach access are excellent. The space is fantastic for a large group. The house itself could use a major deep cleaning…the air vents are black, the showers had hair left in them, the shower curtains were mildewed in places, the floors turned the kids feet black if they walked barefoot on them, there were hairballs on the bunks, stains on the bunks, stains on the upstairs hall bathroom walls. There was a load of towels left in the washer and dishes in the dishwasher leading me to believe the cleaning company isn’t checking those. The back storm door was inoperable upon our arrival, it wouldn’t close all the way and if it did close it would lock you outside, but it was replaced on Day 2 which was appreciated. More dining seating would help, there is only room for 8 inside and 6 outside so our whole group couldn’t eat together in either place. The top shelf on the refrigerator door fell out twice causing some food to be ruined when the containers broke, so I would recommend not using that shelf. The kitchen was well appointed, we had everything we needed(appliances, utensils, cookware) to fix breakfast and lunch every day and dinner several times. The washer and dryer are handy but being in a room that is not temp controlled causes the dryer to take at least twice as long to dry things as it should. It’s hard to beat the beach access but doubtful we would stay in this particular rental again.
