The staff rude! We got an email saying check in was 4 pm but got there and we were told 6 pm. We waited ours for a room and only finally got a room because they gave us something less than what we were promised. The 3 nd pool they advertise is not ever open. The snack bar was terrible it was microwaved burgers with hard buns. The rusty anchor was closed all the time. The only nice staff member was security. The maid stole my friends cup and we saw her with it. We will not go back!!!!

The rooms were not what I expected at all. The door didn't fully close when you walked out. Also one of the pools was closed 3 days.. the one plus is the under the boardwalk bar. Great drinks, great service. I really wanted my money back .. and went somewhere else. Plus travel as a family, they placed us so far apart . It was not cool .

Pools were great! Room was good and clean. Anchor bar needs to open earlier. The other bar had gnats everywhere. The place needed sprayed and wiped down. We couldn’t sit and eat.

For the first time I was able to actually stay on a resort and not feel robbed. They have two restaurants that were fabulous and a Court cafeteria… That was safe and actually very good… My kids felt safe and I felt them safe being outside by themselves as teenagers should be… Beach was literally right there… Need some updating overall for the price we paid you can’t beat it.

First, if you get there anytime before or around 4 for check in there will be a long wait. There was only 1 person at the desk checking people in until others finally helped. The 3rd building is outdated. The bathroom needed a deep cleaning. There was footprints still in the tub. There was possible mold? around the floorboards under the sink. Bathroom looked like it had not been swept because of hairs along the edge of the floor. The doors were dirty. I bought lysol and clorox wipes. Will not stay here again.

It is the worst stay we have had. 47 minutes to check in because of a long line, and then the key cards didn’t work. The rooms were SO moldy that they made us sick (sore throats, headaches, nerve pain). The floor was dirty and so much of the bathroom baseboards were rotted from water damage. No working soap dispenser, no bar soap. No bathroom vent fans. It was so horrible and I wish we had not stayed.

The hotel and rooms are in desperate need of repairs. Room was filthy with hair all over floor and stained bedding and towels. We moved rooms but it was still horrible. Check in service was terrible as well. The ladies at the front couldn't have cared less about our complaints or us cancelling our reservation. Moved to another hotel at a similar price point and it was wonderful.

We were not impressed with the hotel we checked out and drove 9 hours to another beach. Nobody was friendly and the room was dirty. And just was not what was pictured on here. And when asked for a refund they acted like we should of told them when we left. Would not recommend

The property being located on the beach was the only good thing about the location. The customer service was horrible from the beginning. The rooms were outdated and had mold on ceilings and all metal appliances and fixtures were rusted. The paint was chipping in multiple locations.

The buildings were old and needed repair. Bathrooms were tiny and no room for even two people to navigate at the same time. Bathroom tiles and door jams were off, coming up and dirty. Our “beach view” was just plants no place to leave your items from the beach because you had no porch or balcony to dry towels ect… Beds were full size not even queen… Beach area was beautiful and clean and easy to access.

We went for 3 nights and 4 days. When we first got there to check in after driving 6 hours (which was only about 10-15 min early) we were told that the room wasn't ready and that someone would call us when it was ready. No big deal. Went and explored around a little bit, but almost 40 min went by and we hadn't received a call yet. So we went back to check and see if the room was ready. We had a 4 yr old that needed to get out and use the bathroom. When I asked if the room was ready or if they could change the room, I was told that the room was ready. The room had a great view. It was ocean front and on the bottom floor. Which also wasn't so great because everybody had to walk past our room and for whatever reason felt like they had to look in. So you either had to deal with a ton of people walking by and looking in or closing your curtains and not see the ocean. Second, the size of the room was a lot smaller than expected. The bathroom was extremely small. There was only a select number of plugs in the room to charge phones. I had to use the plug in the bathroom to charge my phone. My gf used an available plug at the TV and her son used the only plug next to the beds. So needless to say, it's not setup for electronic devices that need to be charged unless you have them spread out across the room. The restaurant was mediocre at best. The seats we coming apart, there was no waitress, so we had to put in our orders at the bar. I could put more but it won't let me.

The beach view outside of our room was beautiful but I expected a much better room. The picture of the room on hotels.com is deceiving as the room was old, with old odd furniture, the bedside lights were unplugged, there were limited electrical outlets except for the power strip. There were no hangers in the closet. No iron or ironing board. The ac worked well but was very noisy. The room was never cleaned during the 3 day stay. Oh and the parking lot was beyond full and we were required to park near the adjacent property.

I love this place. I've stayed twice now. The employees are nice and the rooms are nice. May want to bring a surge protector though, there aren't many outlets. Also, the internet isn't very good.. But for a nice room for a nice price, this is it. Best rooms are oceamview.

Arrived at 4pm check in time and waited in line for 2hours just to be told I will receive a call when my room was ready again check in is 4pm I had to wait 2 hours 6pm to be told pre-check in was complete and I will receive a call when room was ready. I never received a call from the property staff so finally at 8pm I went back ( keep in mind it’s late and I have my family with children and no where to go) and had to wait 3 hours to finally get a key to a room. Are you kidding me 11:00pm is when I got a key and check in is at 4pm…..This is unacceptable and inconsiderate to all paying customers.

We preregistered at noon and was told I would get a phone call when the room was ready. Check in is at 6PM. By 6:30, no one had called me. I tried calling the hotel and no one would answer. I walked to the lobby to see 2 very long lines. I called again and was told I had to get in the line to receive my room key. I waited in line for about an hour without the line moving much. I had 3 very exhausted young children and since it was getting late, I finally left and booked another hotel at 8PM so we could get some rest. I didn’t even get to check into the boardwalk as it would’ve been very late had I waited in line until it was my turn. It was frustrating! Expedia told me they would request a cancellation for me as the boardwalk would not since I used a 3rd party. Our stay was for the 28-30. I called the boardwalk the next day to check on the status of my refund. They told me Expedia would have to call on my behalf. Well Trudy, the assistant manager literally hung up on the agent from Expedia. He told me he had never dealt with anyone so rude in a managerial position! I then called and was also hung up on. If check out is at 10PM and the rooms are not cleaned and prepared for new guests by 6PM, something is wrong. We sat in the parking lot for a while watching the staff go in and out of rooms with no keys to get in, more than one going into each room, goofing off or walking out and not going back in for a long time. I do not recommend this place and I never even got to check in!

This hotel is in a good location and the price was decent. The worst part about this hotel is the check-in process. We got here the day of at 12 o’clock and pre-registered. We had to wait in an extremely long line for about an hour in our room was not ready until after 8 o’clock.. i’ve never had a worse experience, checking into a hotel. For the check-in nightmare alone, I will never stay at this hotel again.

We got there for check in at almost 5 o’clock. Email had said check in was at 4. We were also told the day before when we went early that check in was 4. When we got there we were told our room was not ready and that check in wasn’t till 6. There was trash in trees right off our balcony, and food in stairwell the entire time we were there. We were given new towels daily but being a hotel I was expecting beds to be changed and floors swept daily. Parking was never an issue but employees were rude. They called security on my husband when he tried telling them that if check in was at 4 (per email and paper I signed) then what was the hold up.

Booked our room at 1pm, the website stated check in would be 4 pm and encouraged pre check in. When arrived for pre check in staff stated the check in time would be 6pm. We were able to go to the beach until then, when we arrived back at 6 pm for our room the lobby was full of more than 100 people to check in and get keys. We waited in line for an hour and was not even half way through the line. We decided to leave and eat dinner and returned at 8:45pm and there was still a long line to get keys. My reservation was non refundable and we were only able to have our room from 9pm to 4 am due to an early fishing reservation. Poor planning on the management and of course no one was available to resolve any issues.

This hotel came highly recommended. I will never go to this hotel again. I did an early check in around 1pm. The clerks at the desk said "they would give me a call as soon as our room was ready, as soon as they called, we would be able to come to the front of desk and get our keys. We could use the pool, beach or whatever while waiting." No access to changing rooms, showers, etc. So we had to go find things to do while waiting. We had reservations at 8:30 pm across town. Still no phone call, so we decided to go back to hotel and see what was going on. We got back to hotel around 5-ish and there were 2 long, long lines of people waiting to get rooms. We waited in line over 1 and 45 minutes just to get our keys. Oh and for our troubles, checkout time was extended to11 am. We barely had time to get our things in our rooms and leave to make our 8:30 appointment. We didnt even get to check out restaurants, bars, pools, etc. Not a happy customer. No worries, next time we will go back to our favorite hotel which is Sandpiper Beach Resorts. And have a much smoother check in.

Check in was horrible..will not do that again.. after arriving a little early and doing precheck in, i was told that the check in time would be BETWEEN 4PM AND 6PM!!! Never was it advertised that check in could be not until 6pm.. i assure you the you wouldnt have a 2 hour window for check out!! Restaurant and bar was closed, hotel stated wasnt enough people to have it open but yet the hotel was packed..

The staff at the front desk was uncaring and unprofessional, will not come back. We came early and allowed to pre check in with a promise to call when our room was ready or by 4pm. We went in at 4pm and was told to wait for the call. At 4:30 we went back in and had to wait in line again and this time allowed to check in. We told them we had pets and handicap but they put us on the top floor as far from the elevators as you can get. Our TV went out, was told they were sending a tech, went no one came after an hour we called again, was told the entire building was out. The house phone didn't work either. The food court does not publish the prices and food was very costly. Just a bad experience, mainly with attitude of the from desk and one of them was the assist manager. Asked for a copy of the pet rules that I was required to sign and was not allowed to have one. A scary male was walking around following the young girls and they did not do anything about that either.

The most important in this hotel is the location. It is only some meters fron the shore. You don't need nothing to enjoy the beach, only go and enjoy.It is very clean and safe.If you want to save some money in food, you have a Walmart at about 800 meters.

This is my go to place when I come to Panama City Beach! I like the easy access to the beach, the staff is always great. The location allows for us to soak up the beach, if the water is to rough we got the pools. Restaurant on site if you don't want to venture out for the day/night. Been coming here for years and getting ready to book again.

Overall, I did enjoy my stay the property is very beautiful with phenomenal views of the beach with direct access as well. I didn’t like the breakfast because there were no prices on anything and you couldn’t get refills from the juice or coffee dispensers. Parking was another problem there are no designated parking spaces for ground floor rooms so we had to park too far away from our room every day of our stay. I would definitely start again & recommend this resort to others.

While the staff and overall stay were amazing, including the private beach. The rooms could definitely use some minor repairs. I have a service dog and the staff was very accommodating. However, while we thought breakfast was included, it’s definitely not and is pricey, so we went elsewhere for food. Will definitely return!

Very disappointed, nothing like the pictures online. Waited over 2 1/2 hours to check in. Plug ins did not work, poor lighting, outdated, roaches, air conditioning was not working due to non maintenance. My husband cleaned them. Staff was not concerned, stated it was Expedia’s problem. They did not help at all. Only had access to 2 pools and 1 was closed 2 days. It was overcrowded. No balcony like the pictures. Beds were not Queen , more like a full size. There was no complementary breakfast either.
