Beautifully laid out home in a quiet neighborhood (8-minute walk to soft sand beach) afforded us the luxury of sleeping 16 comfortably in 8 bedrooms. The additional air mattress allowed for an additional person. The sleepsofa was not really an additional bed; the couch cushions were not comfortable; that is the only thing I can negatively say about the property. The kitchen was stocked with coffee, tea, paper towels, dishwasher and diswashing detergent, hand soap. Having an additional fridge and washer/dryer added to the comfort of our stay. Our family (ages 21 months to 75) enjoyed the spacious decks and living areas. Much time was spent around the enormous kitchen island. S'mores made over the fire pit was a real treat. Nick was immediately available for questions.

We had a wonderful week at this beautiful property. 8 bedrooms, 4.5 baths and an outdoor shower. We loved the layout and all the amenities. This lovely home has plenty of space for guests to spread out and come together for meals, games and fireside chats. Please note, there is no hot tub.

We had a wonderful stay and will definitely return for another visit. The house is fairly new, so the furniture was in great condition. My wife kept saying how well stocked the kitchen was with paper towels and all necessary items. A wonderful collection of dishes, glasses, utensils and any item you could think of for a kitchen. The island is massive and holds plenty of people and getting around the kitchen even with a crowd was a breeze. The two decks were also very large with the capacity for large family gatherings and a great place to read, have cocktails and enjoy the sunset. Can't say enough about the place, we were extremely happy.

I rented this place to host a celebration for my wife's 40th birthday and it was perfect. Pretty much every detail of this property is set up to host a large gathering. The two large decks have plenty of seating and offer a nice view of the ocean. There is a large dining table with plenty of seating and a truly massive kitchen island with a bunch of stools. The outdoor grill was clean and had plenty of propane, the shed is stocked with firewood and Beach supplies. The beds were comfortable, the bathrooms were clean and there is plenty of pots, pans, silverware... you name it in the kitchen. The beach is a short 10-minute walk away and the driveway is truly gigantic. The host was also great about making sure I had everything I needed and and was prompt in all communications. I would certainly rent this place again and recommend it to a friend.

The house is amazing! It was clean, spacious and perfect for a large groups! There are so many great things about this house I would like to note - the kitchen island & double outdoor deck space is beautiful in the pictures posted but even more beautiful & spacious in person. In addition, it also has a large private driveway that accommodates 9-10 cars which we only had about 6 but it was so nice not to worry about parking. Sadly, we did not have nice weather to enjoy the walkable beach but the water views from some of the rooms & top level porch were absolutely beautiful. The owners communication was top notch & highly recommend staying at this house!

The house exceeded our expectations in every way. We stayed here with a group of 16 for our wedding and it was the best decision we made. Plenty of space for everyone, the house was stocked with all the essentials. The outdoor decks, and kitchen area were massive, so plenty of room to hang out, but we didn't feel like we were on top of each other. Gorgeous views of the ocean and the owner was very responsive. We will be back here!

The property was perfect for our family of 16 - the 2nd floor kitchen, living area and outdoor deck were ideal for a group of our size. The kitchen was well equipped with quality cookware, plates, glassware, cutlery,etc. The 3rd floor living area and outdoor deck also provided some separate ‘adult’ space when needed. The bedrooms and bathrooms accommodated each family (4) as well as the back yard space. There were plenty of beach chairs, sand toys, etc. available in the shed.Nick was very responsive to any questions/issues so overall, a wonderful family vacation.Ann & Scott

The house was absolutely amazing- even better than the pictures! It was clean, tastefully decorated, and had all the amenities to host a large gathering (everyone raved about the kitchen)! Was a cold weekend - but didn’t stop us from walking to the beach right down the road The house was spotless and very open for the 16 of us. The house was exactly as advertised. It was clean and easy to check in. Could not have asked for anything better for my friends and I who were visiting for a wedding in the area! We especially loved hanging out on the top outside deck which is above the other houses in the area and provides a beautiful view of the area. 5 stars and definitely would stay again!

Great house, great location! Perfect fit for our family of 11. This house is absolutely as described. Clean, well stocked kitchen, bathroom, cleaning supplies, bath and beach towels. Our host Nick, could not have been more accommodating. He was quick to respond and remedy a few questions we had. I would not hesitate to rent this place again!!!

The house was even more beautiful than advertised and the owner made everything so seamless. The owner even provided a contact for a private chef that took our stay to the next level. 10 for 10 would recommend.

Was a cold weekend - but didn’t stop us from walking to the beach right down the road The house was spotless and very open for the 16 of us. My now husband and I stayed her with our wedding party and it was absolutely perfect! The three decks and the middle floor common area are so spacious and perfect for having people over for a small rehearsal dinner! Our group of 16 had the perfect stay at Nick's property! The house was clean, updated, had plenty of space for our group, was located in a great neighborhood, and had everything we needed. Perfect location close to downtown Newport but in a quiet neighborhood. Nick was so helpful and responsive throughout the process. I've already recommended his place to three other people!

The house was exactly as advertised. It was clean and easy to check in. Could not have asked for anything better for my friends and I who were visiting for a wedding in the area! We especially loved hanging out on the top outside deck which is above the other houses in the area and provides a beautiful view of the area. 5 stars and definitely would stay again!

I rented this place to host a celebration for my wife's 40th birthday and it was perfect. Pretty much every detail of this property is set up to host a large gathering. The two large decks have plenty of seating and offer a nice view of the ocean. There is a large dining table with plenty of seating and a truly massive kitchen island with a bunch of stools. The outdoor grill was clean and had plenty of propane, the shed is stocked with firewood and Beach supplies. The beds were comfortable, the bathrooms were clean and there is plenty of pots, pans, silverware... you name it in the kitchen. The beach is a short 10-minute walk away and the driveway is truly gigantic. The host was also great about making sure I had everything I needed and and was prompt in all communications. I would certainly rent this place again and recommend it to a friend.

The house exceeded our expectations in every way. We stayed here with a group of 16 for our wedding and it was the best decision we made. Plenty of space for everyone, the house was stocked with all the essentials. The outdoor decks, and kitchen area were massive, so plenty of room to hang out, but we didn't feel like we were on top of each other. Gorgeous views of the ocean and the owner was very responsive. We will be back here!

Beautifully laid out home in a quiet neighborhood (8-minute walk to soft sand beach) afforded us the luxury of sleeping 16 comfortably in 8 bedrooms. The additional air mattress allowed for an additional person. The sleepsofa was not really an additional bed; the couch cushions were not comfortable; that is the only thing I can negatively say about the property. The kitchen was stocked with coffee, tea, paper towels, dishwasher and diswashing detergent, hand soap. Having an additional fridge and washer/dryer added to the comfort of our stay. Our family (ages 21 months to 75) enjoyed the spacious decks and living areas. Much time was spent around the enormous kitchen island. S'mores made over the fire pit was a real treat. Nick was immediately available for questions.

Nice house for our large family, only drawback is that it is advertised as 4/10 mile to the beach, closer to 6/10 by the time you’re actually on the beach. I got a season pass, not expensive, and it was an easy shuttle to haul stuff to the beach. Everything we needed was at house,

The house is amazing! It was clean, spacious and perfect for a large groups! There are so many great things about this house I would like to note - the kitchen island & double outdoor deck space is beautiful in the pictures posted but even more beautiful & spacious in person. In addition, it also has a large private driveway that accommodates 9-10 cars which we only had about 6 but it was so nice not to worry about parking. Sadly, we did not have nice weather to enjoy the walkable beach but the water views from some of the rooms & top level porch were absolutely beautiful. The owners communication was top notch & highly recommend staying at this house!

This was a very comfortable house for 8 friends to share. The kitchen was very well equipped, the best any of us had ever seen at a rental house. We ate in every night and had enough pots/pans/serving utensils, platters, wine glasses etc. Beds were comfortable and bathrooms nice. The layout had plenty of space for hanging out together but you could also get away from the crowd if you wanted to. The view from the top deck was great. Overall we enjoyed our stay!

We hosted our family for Thanksgiving and it was the perfect house to have everybody under one roof for a few days. The house is large enough so that it was not crowded and the kitchen is well stocked with enough pots, pans and dishes to feed a large crowd

Beautiful house & neighborhood. Everything we needed to enjoy a long weekend with 16 adults - including paper goods, utensils for cooking, and enjoying dinner. Large grill and the decks are spacious and comfortable. Nick answered our questions immediately. Will look to rent again next year!

I cannot say enough about this home. What a perfect big group house! All of the bedroom floors are identical which is perfect for 8 couples. It would also would be great for families with kids for the upper floor of bedrooms also has a living room with a large tv which would be a great play area. The kitchen was fabulous, big, beautiful and equipped as well as mine and I love to cook a lot. Lots of room for many people to eat and gather. Each bedroom had tv's for everyone to use. The owner has thought of everything. It has very large decks and the upper deck is beautiful and you can see the ocean in the distance. Laundry room is great and included a second refrigerator for drinks and extra food. The home was very clean. I absolutely recommend this place to rent.

Perfect place and location for a 40th birthday gathering with multiple families. Listing was accurate and check-in process very simple. The property had ample parking and all bedrooms on first and third floors away from living and dining areas was ideal. I would highly recommend this property to anyone hosting a large gathering and would like to be in a quiet location near the ocean.
