Check in went well although they could do with a second team member when busy + not 24 hr. Basic accomadation but did us for 2 nights. Very central for shops. Only one lift thats very slow

Nice apartment style hotel in the cbd. Close to lots of shops etc and public transport. Staff were kind and the communication about how to access the room after regular check in hours was extremely helpful. Probably some of the best instruction we’ve ever received from a hotel. The only drawback we found was the car park. It is an extremely tight corner going underground, and was a challenge in a mid-sized suv.

Unit was clean and spacious and comfortable. Only issue was no fan or air conditioner in the bed room. Washer and dryer in the unit is a big plus for me. Walking distances to the chinatown, casino and Randall Mall, between 12 to 15 minutes. Limited parking lots.

Great location with easy access to Central Markets and Victoria Square. It would have been helpful to have been provided a map at check in or at least offered and have pointed out nearby conveniences. Building a bit older with only one lift that didn’t seem enough to service the number of apartments and is incredibly slow.

It’s within walking distance of both the Central Market and Rundle Mall, as well as the tram to the beach. The parking garage is terrible - very hard to get in and out of.

Stay was ok but not sure if I would return. Don’t expect a good shower as there is no water pressure. I felt like I took twice as long showers as a result and I ended up going to the gym on 2 occasions just to have a decent shower. Parking is dodgy and feels like you are going to scratch my car (SUV) upon entry/exit.

Overall is good, clean, silent, relatively nice location, with dryer and washing machine in each room, and also nice workers. However, the most horrible thing is that on one day, after the hotel's cleaning work, the worker FAILED TO LOCK OUR ROOM. It's only discoverred when we were back. Luckily we had nothing loss. This is totally unacceptable as I have never met with such situation all over the world in my travelling in the past.

Centrally located apartment-hotel to explore Adelaide. Able to walk anywhere within CBD, or not far to walk to catch free tram. Close to Market Hall. Basic/functional room with kitchenette inc washer/dryer, lounge area & separate bedroom (with no window). Room smelt unpleasant/stale throughout stay, and some of utensils/crockery were unclean. Only one lift to service all rooms, thankfully as we were on 1st floor we were able to use stairs rather than waiting. Parking was included as part of VIP Access, not a big carpark, but managed to get a space each day. You get what you pay for. For a central city location with amenities, it suited our needs & budget.

Friendly reception staff and very clean room/s. Location excellent - close to the Central Market, China Town and restaurants. 10 minute walk to Rundle Mall. Downsides: room had an odd smell that hit you as soon as you entered. We aired the apartment out for 1/2 hour each time we returned and it helped. Bedrooms v warm and stuffy at night. Main bedroom window opens into the internal hotel corridor and atrium so not practical to leave open at night (too noisy with early check outs and later night arrivals). Beds comfortable and good quality linens and pillows.

We did not enjoy our stay at Franklin apartments. The apartment was dirty, we found dead insects on the floor in several places. The kitchen counters were not clean, with sticky residue left. Plug sockets were damaged. Bathrooms dated and shower worked poorly. Oven was broken. Reception not overly helpful and maintenance support was provided by a long-term resident not a paid member of staff! The only positive was the central location.

The room was comfortable and the location excellent - and a short walk in any direction to many of the sights and gardens in Adelaide. Our room was across from the lift and noisy guests were easy to hear, but aside from this and the high profile pillows we have no complaints. We'd stay here again and felt it was good value for money.

Spacious apartment,with a full kitchen and very big fridge freezer,ok bathroom with the bonus of having a washing machine and tumble dryer to use for free.Aircon in lounge worked well none in bedroom which meant leaving door open of a nighttime to remain at decent temperature,we had a day of 42 degrees and was still ok Could do with updating entry system so you have a card rather than a big key and key ring to carry around

Great location! Easy access by car and on foot. Close to the markets and a lot of restuarants, right in the city. What they don't tall you is how to check in - you need to park on the street outside and the car park entrance needs a remote to open the door. The entrance is located BACK up the one way street. Staff are functional and no frills, few smiles. Rooms are big and well appointed as a basic flat - would be enough to stay for a long stay if needed (and if you could afford it :P) Recommended for location and space to move about. Decent lounge room and kitchen with a proper laundry.

Team allowed me to check in early and late as I was just in Adelaide for a short time. Staff were friendly and polite. Rooms are of an older style but well maintained. It was quite a hot day and night and the air con unit is in the bedroom at the other end, so it was hot and hard to sleep. The following morning upon check out the lifts were out of order for maintenance. It would have been nice to now prior as I am disabled and had to walk down 3 flights of stairs which was not easy. Staff member was helpful though and did carry down my bags. Location is great though and there are a number of eateries around and in great proximity to the bus station

Although the room was a bit tired, it was so close to everything, it was amazing! Price was fair for proximity to everything. I managed to walk most places, including the market, the botanical gardens, of course Rundell mall, the square, Hindle road. All great spots to visit. Glenelg was only a short bus ride away and I was in time to see the Xmas parade at Port Adelaide on another day. The utensils were a bit basic but still managed to cook some meals easily enough. Staff were very helpful and friendly. Recommend these apartments.

Property is conveniently located a short walk to Adelaide market, Chinatown and Rundle mall. Close to public transport. Staff are helpful and efficient. Don’t expect the Hilton but instead you get lots of space in a clean and comfortable apartment right in the heart of town. Will definitely use again

A great room with all the amenities of home (laundry, dishes, pots and pans, utensils). Bus central station is 5 minutes away and another 3 more to Chinatown. About a 10 minute walk to Rundle Mall.
