Friendly staff greeted us upon our arrival, though they do offer a contactless check-in for those who prefer that option. Located in a neighbohood with narrow streets, we appreciated the off street parking. There are shops and eating options within walking distance (in this case that can mean up to 1 mile). Tons of activities, shops, mansions, are within easy short bike rides of less than ~3-5 miles. The room we stayed in was simply but nicely appointed. The bathroom was very clean and we noted this throughout the property. The same was true of the dining room and breakfast area, very clean. The quality of the breakfast offer was simple and okay. I would not stay there specifically for the breakfast but what they offered was well done. The morning included a few sweet, freshly baked treats. One comment I would offer is that the property is not particularly handicap/disabilitiy friendly. There are first floor rooms but there are stairs to get into both the cottage and the main house as well as stairs for 2nd and 3rd floor rooms. Bottom line, we would stay there again wihout hesitation.

This was our first time staying here. check in was seamless. The owner was friendly and welcoming. small snacks and cocktails were available in the living room. It was an easy walk to Thames Street for shopping and dining. Will definitely stay again.

I have a hard time vetting B&Bs when browsing online. Is the place cute, or dated? Will it feel truly cozy and inviting? It's so, so hard to tell without physically being there. Well, my wife and I were there, and it was everything we'd hoped it would be. Bed was super comfortable. Everything was clean. The folks were friendly. The living room was delightful to sit in, especially with the tree/fireplace/music. And the brandy/port/sherry selection was a delightful plus! 🙂 We could hear some sound from other rooms, but it wasn't an issue. We can't wait to go back.

We realy enjoyed our trip to Newport and the Breeze Tree Inn was an excellent choice for us. The main house was a better choice than the cottages because one could enjoy all of the amenitys including the balcony off of our bedroom and access to the upper kitchen and top deck. The trolley is a must if you are a first time visitor and the boat ride in the bay was relaxing and informative.

Very nice place, in a wonderful location, easy access to downtown Newport. Breakfast was *OK*- not much to it, and not a lot of variety, but decent. Rooms; (at least ours) don't have separate thermostats, so we had to leave windows open. Seems like a wonderful spot in the Summer with all of the outdoor seating available.

Angela was so kind and welcoming. This inn felt like home. The breakfast was delicious and made to order each morning. We were about a twenty minute walk from the center of Newport. It was far enough away that everything was so quiet. We commented several times that we could not hear anyone in the other rooms coming and going. The common sitting area outside of the dining room was very peaceful. There are afternoon cocktails, and treats served in this room. The smell of fresh baked goods coming from the kitchen is always present. It is easy to see why this inn has won so many awards. I would say the only downside for this inn is if you have any difficulties with stairs, you should book a room on the ground floor. I did not expect our room to be on the 2nd floor and I found it a little difficult getting up and down the outside stairs to the second floor. You cannot go wrong here. We will be back.

A very beautiful property and the room with fireplace and jacuzzi was cozy and romantic. Although we were unable to enjoy the jacuzzi due to it being out of order, the fireplace made up for it. The owners were very welcoming and we will definitely return when visiting Newport!

We really enjoyed our stay at the Beechtree Inn and Cottage. The room, the Inn itself and grounds were immaculate. A variety of delicious choices for breakfast. It was so well run and I like the contactless checkin. Close to town. Just a great experience!

The room was wonderful, fire place, jetted tub, large patio, and 6 pillows! It was hands down one of the nicest places my husband and I stayed. Breakfast was also great, but that was expected due to all the positive reviews we had read. Unfortunately I think my husband and I got sick from the room we stayed in. We arrived on Sunday, by Wednesday we were both having flu symptoms... mind you, we found a box of Kleenex that had been used by the previous occupants, That should have probably foreshadowed what was to come. sick

Beech Tree Inn is our favorite BnB to stay in Newport. This year was our third visit, and each time we are impressed with the quality of service, the lovely rooms, and all the wonderful amenities. Self-Check in is easy to breeze through all via text with the very responsive Inn Keepers. We always get a King room with deep soaking Jacuzzi tub and fireplace, and have gotten to enjoy three different rooms at the Inn all of which were fabulous. The beds are comfy, and the pillows plentiful! The location is a quick 15 minute walk from the center of all Newport's action, and a 5 minute walk from a lot of great restaurants. And for the parking challenged like me, they offer free secure off-street parking behind the Inn. When you're done with your day in Newport, you care relax back at the Inn with a selection of their games, books, snacks, or even a lovely night-cap of Port, Brandy, or Sherry in the lounge! Breakfast in the morning is always a treat as well, their French Toast is definitely worth writing home about! Highly recommend this spot for your next Newport getaway!

The room was nice and updated. Very clean. Thats all i can say . I wouldnt go back there. The hosts never introduced themselves. Not friendly at all. I found that strange. The breakfast was the same every day and small portions. . It was also noisy.

Friendly staff greeted us upon our arrival, though they do offer a contactless check-in for those who prefer that option. Located in a neighbohood with narrow streets, we appreciated the off street parking. There are shops and eating options within walking distance (in this case that can mean up to 1 mile). Tons of activities, shops, mansions, are within easy short bike rides of less than ~3-5 miles. The room we stayed in was simply but nicely appointed. The bathroom was very clean and we noted this throughout the property. The same was true of the dining room and breakfast area, very clean. The quality of the breakfast offer was simple and okay. I would not stay there specifically for the breakfast but what they offered was well done. The morning included a few sweet, freshly baked treats. One comment I would offer is that the property is not particularly handicap/disabilitiy friendly. There are first floor rooms but there are stairs to get into both the cottage and the main house as well as stairs for 2nd and 3rd floor rooms. Bottom line, we would stay there again wihout hesitation.

My wife and I stayed a weekend here and it was amazing. The staff are very kind and take good care of you. The room was very cozy and clean. The location is quite a walk (25 minutes) from most attractions but if your up for it it isn't too bad. Parking is very easy as they have a parking lot behind the building. Breakfast portions are a little on the smaller side but it's made up for with other options such as instant oat meal, cereal and the "baked goodies". Never left still feeling hungry. No turkey options for sausage and bacon for those who don't eat pork. Over all our stay here was amazing and we never felt like there was something wrong or out of place. Our next trip to Newport we will be definitely staying here again!

Spotless lovely room and common areas. On-site parking, delicious breakfasts, and lovely staff help to make this Inn a gem. Close to beaches, Cliff Walk and Thames Street. (4 minute drive to each). Walk to several excellent restaurants. You won’t be disappointed!

Angela was so kind and welcoming. This inn felt like home. The breakfast was delicious and made to order each morning. We were about a twenty minute walk from the center of Newport. It was far enough away that everything was so quiet. We commented several times that we could not hear anyone in the other rooms coming and going. The common sitting area outside of the dining room was very peaceful. There are afternoon cocktails, and treats served in this room. The smell of fresh baked goods coming from the kitchen is always present. It is easy to see why this inn has won so many awards. I would say the only downside for this inn is if you have any difficulties with stairs, you should book a room on the ground floor. I did not expect our room to be on the 2nd floor and I found it a little difficult getting up and down the outside stairs to the second floor. You cannot go wrong here. We will be back.

Beech Tree Inn is our favorite BnB to stay in Newport. This year was our third visit, and each time we are impressed with the quality of service, the lovely rooms, and all the wonderful amenities. Self-Check in is easy to breeze through all via text with the very responsive Inn Keepers. We always get a King room with deep soaking Jacuzzi tub and fireplace, and have gotten to enjoy three different rooms at the Inn all of which were fabulous. The beds are comfy, and the pillows plentiful! The location is a quick 15 minute walk from the center of all Newport's action, and a 5 minute walk from a lot of great restaurants. And for the parking challenged like me, they offer free secure off-street parking behind the Inn. When you're done with your day in Newport, you care relax back at the Inn with a selection of their games, books, snacks, or even a lovely night-cap of Port, Brandy, or Sherry in the lounge! Breakfast in the morning is always a treat as well, their French Toast is definitely worth writing home about! Highly recommend this spot for your next Newport getaway!

Very nice place, in a wonderful location, easy access to downtown Newport. Breakfast was *OK*- not much to it, and not a lot of variety, but decent. Exceeded my expectations. Booked this last minute and was nervous but wow it was a perfect night and I would definitely come back. The place was really clean, convenient to the local attractions in the area, and the staff were very kind and welcoming. They had a great breakfast system and made for a nice departure.
