Petty Inn had a change of ownership, of which we where not informed. They no longer has complimentary breakfast which was to be part of our package. We were told to get a refund of $10 pp per day from Expedia? There was no ice machine available. Be prepared for difficult parking. The beds and pillows in the room where very comfortable. Bathroom looked to be recently updated and was very nice . Hot tub was closed also

I prefer a cozy room. This room was definitely clean, but reminded me of a hospital room as it had a sterile feeling. I did not like the vinyl flooring or the metal side tables and lack of cozy furniture. It was overpriced at over $300 a night. The parking is tight and feels closed in. There are other properties in the area that are nicer that are not a redone old moter inn. Just too modern and cold.

Great location. Park was full and they let us leave the car there before check in for the day. Took the local shuttle to Zion visitor center and the zion shuttle to top. I wished there was a coffee maker in the room. There was coffee in the lobby kind of tucked away in the corner. The pool and jacuzzi were closed for the summer.comfortable bed and quiet

Conveniently located just outside Zion NP and right on the bus line into the park. Rooms were adequately spacious and clean. Daily maid service was not provided. Hot tub was not operating and several leaves in the swimming pool. But convenience to park, dining, shopping and free parking more than met our needs.

We had an awesome stay at this property at the end of July 2025. Ignore the bad reviews saying it’s a construction site. The staff are friendly and knowledgeable, the pool is safe and clean. The newly renovated rooms are super clean and well appointed. Would stay again!

The initial room they gave us stunk. We arrived after hours. I called their number and a rep helped us a get a different room over the phone. Which was a lot nicer and lacked the smell of your Grandpas cigarettes he smoked 40 years ago. Overall, we enjoyed the new room. Parking was easy.

We stayed here for one night while visiting Zion National Park and it was very convenient. The room key entry code made check-in quick and easy. The team was readily available and gave me confidence in their abilities. Great stay and right next to Scout Grill which is a must! The shuttle to Zion is a 2-min walk and comes by every 15min.

Nothing special. Remodel of rooms was poorly done and done on the cheap. The shower pan wasn't properly sealed and when I got out of the shower the floor was full of water. My friend stayed in a separate room and she said her shower was the same way.

The best hotel bed I've ever slept in. No lock for the door, just the keypad so you can't verify it's locked from the outside or stop anyone with a master code from coming in. The way the shower door is you have to get blasted with cold water to turn it on. No shelf for your own toiletries in the shower. The reusable water cups tasted like soap. Housekeeping doesn't come and empty the trash or refresh towels or anything (2 night stay). Desk closes 1 hour earlier than Expedia states but they were super helpful and kind via text.

The newly renovated building and the rooms are very nice. We enjoyed the nice bathroom and super comfortable beds with top notch pillows and comforters. This was really important after a day of hiking to get such a comfortable bed. Keith was such a great manager, always helpful and nice. Thank you! We love Zion National Park so hopefully we will be back soon and definitely will be back at Petty Ranch Inn.

Staff great! We had an issue with the shower leaking onto the floor but other than that it was great! Bed and pillows comfortable. It was very clean and staff was on call. Right next to the shuttle bus for Zions. Would stay again.

Rooms are nicely updated and the the bathrooms have the wonderful plush towels. Great to have the convenience of key code entry via text. We had a bad lock but a quick call allowed us to move rooms upon arrival. Lovely view from the room towards Zion.

It was very clean and comfortable. But it turns out that there are no locks on the windows. We asked the manager and there are no locks on any of the windows. So don’t leave your valuables in your rooms.

Room was clean. Staff friendly. Down hill after that. No breakfast, no charging receptacles, I did not notify front desk to clean room or replenish towels, so it didn’t happen. (My fault). But when I asked for it at front desk it still didn’t happen. Just not a good experience. We stayed at three different hotels this trip. This was the least of the three.

The room was clean, the supplied amenities were nice, the bed was comfortable, and it’s in a quiet location. They’ve also been seemingly recently renovated which made the rooms a bit more on the modern side which I enjoyed. The staff was super nice and made sure I knew I could text their number at any time if I needed anything. It’s also right in the middle of Springdale surrounded by restaurants and shops, but not too far from the park entrance. Overall, it made the trip to Zion wonderful!

A quiet area… close to everything there is to do in the area. You will have to squint at room numbers if arriving late, also ensure you reach out to property prior to 8:00PM. They do not staff the office after 8:00, and I had trouble getting in contact w/ staff due to getting in later than expected.

The issue was with the facilities not being provided such as no complementary tea or coffee. No microwave, just a shower head making it inconvenient. Bed comfort was ok. The staff were helpful though and the room was clean no issues there.
