Rooms and bathrooms were clean and spacious and the staff helpful and friendly. Unfortunately our stay was marred by two issues. The first, a very loud and abusive argument at 0100 to 0230 between the occupants of a neighbouring room was not the hotels fault and the reception staff attempted to deal with it the best they could. The second issue was that only one lift was working during the period of our stay and we frequently had to use the rather smelly, damp and dingy stairs. The lift from the car park was also out of service requiring us to carry our luggage up a poorly signposted concrete stairway. Only after we had done this was any assistance offered by the staff.

Breakfast was good & calm atmosphere, staff very friendly, nice atmosphere in hotel, family room good size , beds were very comfy, hotel felt spacious , lift to car park not working and foyer was nicely decorated. We had a lovely stay!

The location of this hotel is right on the seafront so really close to everything. A few of the facilities weren’t working ( 2 of 3 lifts). Our room smelt of smoke despite being a non smoking hotel.

I chose the hotel for the parking. Unfortunately the lift from the basement car park is broken (and has been for some time) and you have to use a call bell for help with luggage; there is no way to know if they have heard you. I waited for 15 minutes, I also tried phoning reception but it rang out with no reply. By the time someone arrived I was very upset after a long drive and being left for so long. The basement car park is dark and unpleasant, I felt very vulnerable. She said she had to deal with the queue at reception first, shrugged and did not apologise. Neither was she strong enough to lift my case up the stairs, another hotel client had to kindly help. The lift issue is a big problem - only one lift is functioning for the whole hotel, used by clients and staff. It is slow and crowded, stopping at every floor. The hotel itself is jaded and tatty, with poor maintenance and bodged decor. It really isn’t in good condition at all. Room cleaning is hit and miss - great some days, a few new milk pots thrown at the tray with nothing else done another. However when I contacted the manager about my check in experience he made every effort to speak to me to discuss it and apologise. He was very helpful and has arranged some compensation for my distress which he was able to see when he played back the CCTV. Advice for clients - drop your bag at reception *before* parking your car, and expect a wait for the lift at busy times of day.

Let’s start with the car park, the spaces are so tiny you’ll struggle to park, wires hanging off ceilings, open pipes hanging down! For £25 I would have expected a bit more! Check in was fine, the lift is out of order but not a massive problem. The room was a decent size, lovely comfortable bed and quiet. However, the walls were filthy, could see dirty drips and hand prints all over them, carpet equally as dirty. The security chain on the door was hanging off so pointless. I only stayed one night so couldn’t be bothered complaining

The hotel is going through a refurb on the lifts. The working lift very noisy and unsafe sounding and the works being done look awful in the lobby area. Lady at reception very vacant. No apology for no one manning the desk for a good 5 minutes. Room very average. Had a portable fan as no air conditioning. The stay done the job, nice shower in the morning and left, just needed a bed. Wanted cider but one bar had run out so had to go to the other bar, inconvenient to the customer. Not much else to say.

The location & view from the room was good but parking is a nightmare unless you have a small car. Even after paying around £200/night for room, they charge £25/day for parking & the parking spaces are so narrow that you will struggle to park a mid sized SUV.

Had to change room because bi could hear the room next to TV and hear them talk. Moved me to another room but that was bad then sink was broken the bath had a ring in it like it hadn't been cleaned. The doors were being slammed at 2.30 in the morning. We was supposed to stay for two days but left the early because of the state of the room they only offered me a up grade after we said we was going to leave. They gave me a complimentary breakfast but my wife only had toast and what I was offered as a breakfast was inedible worst holiday inn I've ever stayed in they wouldn't even have me a refund

The hotel is shabby, my mattress was disgusting, heavily stained. Bed pillows were lumpy, filling was falling apart and not fit for purpose. Outer pillows had remnants of human pubic hair! Stained carpet and lounge chair in my room. My sea view room windows looked like they hadn’t been cleaned in years...sea view….what a joke! Looked out onto fire escape roof. Coffee in room was awful. Was charged breakfast for two even though it was just myself staying in a double room. When questioned this with manager was told the breakfast rate could not be changed and maybe I would like to invite a friend to breakfast for the 5 days I was staying! What a joke!! I live in Essex! I was charged an extra £84.75 for the extra breakfast….Totally disgusting customer service. Will not be returning!

This hotel was very convenient in terms of access to the beach and all the seaside spots. However, for the price they charge , they had some serious issues. 1. The beds were super uncomfortable. Both the sofa bed and the standard bed were horrible in quality. 2. The property has very bad cleanliness levels. Even after room service the toilets were left uncleaned for two days in a row. the sofa bed had so much dust that it created a small cloud of dust the first time I sat on it. My daughter was continuously coughing, since she has mild allergic reaction to dust and dust mites. Some pros: 1. The breakfast, although paid, was good quality and had a good spread even for vegetarians. 2. The lobby hotel served really tasty food with great Asian choices such as dumplings and gyozas. You can actually choose to have a meal there if you are too tired to go somewhere in the town. 3. Very conveniently placed along the beach side.

Reception, room service and bar staff were fantastic. However, the amenities and condition of the facility were below Holiday Inn standards based on personal experience around the world. While wi-fi was available, throughout the stay the download speed never exceeded 2 mbps and the and the upload in may speed tests exceeded the down load (just barley.) The facility is equipped with 2 elevators for hotel guests. One was out of service and the other sounded as if it was rolling on a cobble road. Considering this area is a business trip location for me, I cannot see retuning to this property until significant improvements are made.

My wife and I thoroughly enjoyed our stay there. The staff were excellent, all around. The room was spacious (we had one with king bed and balcony) and bed comfortable. The balcony was big, and the only "bad thing" was that it needed newer furniture.

A regular hotel that could have been much better if two things regarding the room improved: the insulation between rooms and adding ventilation to the bathroom. The room had two passages to adjacent rooms with absolutely no insulation. If someone talked normally one could here everything from the other side. When showering there is no fan removing the moisture.

Great hotels, great location and great size room. We had a premium room on the second floor with a balcony that had great views of the seafront. Managed to park in the underground carpark, although spaces are very tight it was convenient and we had a reduced price as lift was out of order. Staff were excellent from checking in to breakfast, cleaning the rooms, complementary drinks, crips and checking out. A great Easter Weekend

The room was not as requested at time of booking. Whilst I know room requests are subject to availability, when I enquired I was told the hotel was full and a room change was not possible. However, I subsequently heard a conversation where a man was saying how noisy the hotel was and had been offered a room change. I was clearly lied to! On the subject of noise, at around 5pm I was in my room and thought a nightclub had opened nearby. It turned out to be the people in the next room playing music loudly with heavy bass. I had to knock on the door to ask them to turn it down. It genuinely felt like a nearby nightclub. In addition there were constant bangs and other noises. It sounded like there was a metal grill underneath our room, constantly scraping open and closed. Thuds seemed to come from underneath and above us. That night, at around 11:30pm there was the sound of people returning to the room next door and then, loud laughing, talking etc clearly heard through the wall. I banged on the wall and it quietened down temporarily. However it soon started up again and meant I did not get to sleep until around 2am, despite using earplugs. The walls seem incredibly thin. I should not be able to hear anything from other rooms or above and beneath me and yet this stay was characterised by noise all the time. I was subsequently told the hotel was previously an office block and had not been adequately soundproofed. I would never stay here again. Very disappointing stay.

First if all I blame myself, I had a hotel provisionally sorted. Then on a whim I searched expedia and saw THI for a lower price with free breakfast and stupidly switched. What was good Very clean The breakfast was indeed very good What was bad Everything else Check in took over an hour, 3 queues and at first they could not find the booking. The room was probably the height of luxury in the 1960s. Sadly it would appear to not have been refurbished since then. The carpets were worn and stained, the paint pealing and one plug socket to charge a phone well away from the bed is annoying. None of the others worked. The shower had no cold water, the air conditioning did not work. There was a risk of setting off the fire alarm if the bath door was not closed. The king size bed was actually two beds added together. Reception - doors dont work, very few staff about, often impossible to get service. The starbucks is just a kiosk and never manned. Now most of staff were great but not enough of them and clearly they have an issue with expedia. When i checked i was told no breakfast only for them to suddenly agree to it when i showed my booking on expedia. They then tried to charge me again when i checked out but again backed down when i showed the booking. My advice, u can get better for the price elsewhere or as i wished i had done pay a bit more and get a better room elsewhere.

Booked a family room - 2 adults one child. Front desk allocated us a standard double. No answer from the telephone to the front desk. This meant one of us having to return to the lobby to complain in person. Waiting thirty minutes whilst a staff member tried to figure out how to assemble the sofa bed then find bed linen. Not ideal at 11pm with a tired child. Not enough towels were provided either. Around midnight the staff member returned to our room as he’d lost his set of hotel keys and was retracing his steps. Overall it felt like an armature experience. One positive was the breakfast buffet which was of a very good standard.

The location was great at the seafront, close to Brighton Railway Station and Highways. Although my room was fully paid in advance and I submitted the receipt, the Receptionist asked to pay for the room. I asked her to double check and by the help of another Receptionist things became okay. Probably she was not trained properly. Another incident happened on the second day - the ceiling at the entrance of the room leaked heavily. I informed, but was not given another room or any refund. Breakfast was basic, just typical English Breakfast. I also tried other restaurants of the hotel and I wished there were more food choices. The Lift was rattling.There was no Concierge service or help with Taxi, booking tours, etc. I stayed in other Holiday Inn hotels with great services. I hope some renovations will be done including better guest services in future.

Check in took about 25 mins as man in front had some issue, really needed another member of staff! Eventually someone came to help otherwise check in would have been longer. Saying that, we were able to check in half an hour early which was good. Found room too hot and pillows not v comfy, so didn’t sleep well. Otherwise room clean and facilities good.

From the moment we arrived we were very impressed. Right on the seafront and with parking, something quite difficult to find in Brighton! We were greeted by the reception staff, the helpful and friendly Seren took care of our reservation and we were ready to head up. The open lobby looked inviting, leading to a cafe on one side and the restaurant and bar on the other. This leads out onto a patio facing the sea which I'm sure would be great in the Summer. The corridor looked a little worn, but the room itself was perfect for what we wanted. A large room, with a balcony overlooking the sea with a huge bathroom and nice lounge area with sofa and minifridge. The toiletries were lovely and plentiful. The bed, a king-size had a thick duvet and choice of pillows. Very little noise penetrated from outside and after a good night we were able to use the coffee maker and have a drink out on the balcony. The breakfast buffet was excellent, again great service from the staff and every possible choice you could need including gluten free. Cannot fault the hotel at all and a great location within 5 minutes of the beach, the cinema and ten minutes from all the Brighton shops and attractions. Highly recommended and great value for money.

Lovely 2 night stay - perfect location right on the sea front by i360. 15 min stroll into town and the pier. Hotel was so clean, refurbing one of the lifts so only one in use but that was fine. Never stayed in a hotel with such lovely and pleasant staff! Everyone is so helpful and happy Got upgraded on arrival to a side sea view which was a really nice surprise. Breakfast really nice too - good selection. Definitely stay here again when in Brighton

Breakfast was great, had alot to choose from. Room was always cleaned. Staff was nice and helpful. There was a fridge in our room with 2 kitkat bars and bottles of water as a complimentary gift. The only thing i didn't like was the prices for lunch and dinner.

A pleasant few days away, staff helpful. Breakfast was really good. Standard twin room was adequate, it was clean but needs some attention to detail (light bulbs out and not enough light in the room). Beds were not the most comfortable and the pillows were terrible. For the price we paid I would say it wasn’t great value for money, very expensive.

The hotel is very run down. The elevator has turbulence as it is very very old. The second elevator is out of order. There were 2 staff members but loads of people waiting for service. The breakfast was limited to unhealthy cheap looking offering.

Good hotel. Need to sort out the long queues for breakfast. The cupboard under the 'dressing table needs the door hinges sorting out, the window would not close completely and there is a leak top left hand corner of the window. Obviously a nice hotel but starting to look a bit tired
