Would have seen excellent on all if the lifts had been working and been told when we first arrived I have a heart condition and climbing to 3 rd storey with all our gear was to much I had to sit on stairs as I felt faint

Despite the wet weather, we still enjoyed our stay - 3rd time here. Food is excellent, reception staff are very friendly and the grounds are magnificent. Only a short walk from Keswick centre. Fitz park very well kept. Lovely stay

Nice hotel with good facilities for a short lakes break and is very clean and tidy. Parking right outside the hotel is easy and convenient. The hotel has a nice modern bar with relaxing seating area and restaurant with views of the lovely surrounding gardens. Staff very friendly and helpful, check in & out process was very efficient. Only downside is you can hear a few noises at night but to be expected with an old building. Would definitely stay again.

At check in greeted very politely with a smile. As the lift was out of action, I requested another room at a lower level. Unfortunstely this wasn't suitable. Our room was on the third floor. Clean, big and airy with great views of the fells. Climing the stairs after a big meal was not so nice. All the meals were great so were the Staff. Hotel very convinient for exploring the town and the countryside. Had some rain, but still enjoyed our break.

Our room was a Superior room, very clean and spacious. The staff on Reception and in the dining room were friendly and helpful. The hotel has nice grounds and plenty of car parking. It is ideally situated for the town.

Dinner was excellent, but only a 3 coarse option appeared to be available. Breakfast was self service which for hot food was no better than say a Premier Inn breakfast, which was disappointing for this type of hotel. My room was quite a distance from reception and I had to traverse intermediate stairs that might be an issue for less ambulant persons.

This is a lovely old building with a lot of character. Parking was included in our room rate and when we visited, we had no issues with finding a car park within the hotel grounds. Our room was spacious, and gave us everything we needed. It was quiet and the bed was very comfy. It was a short easy walk into town. We ate both breakfast and dinner there daily. Both were at additional cost to our room rate, but we felt we got good value. The 45.00 GBP pp for a 3 course evening meal was excellent value for money given the quality of the food and staffing. Probably too much food if you have had a late lunch. The second day we ate lighter during the day so that we could enjoy our evening meal more. The breakfasts were very good. On site bar area and sitting rooms were very relaxing. The resident rabbits in the garden were cute (even though we know they are vermin). This was a lovely place - we were there for 2 nights as part of a month long UK driving holiday. I would stay at this Hotel again.

We had a lovely room and were pleased with it except the bathroom is rather outdated and I’m sorry to say was not very clean ,even the pedal bin lid was dirty so cleanliness or a refurb of the bathroom and it would have scored 100%

The room was spotless but shabby. The hotel are clearly refurbishing the rooms as our friends had a refurbished one. The windows were too fragile to open so the room smelt a bit musty. Food was amazing, staff were really friendly and helpful. Lovely atmosphere.

The size of the room was great, fantastic bed. No on-demand tv available just terrestrial. it was a bit warm on the top floor so i was glad to discover a fan (although i had to clean the dust off it before using). The bathroom is old fashioned with the shower fluctuating in temperature. The bath hadn't been cleaned properly, there were hairs and shampoo stains - so i had to clean it before having a bath. The staff were all very friendly and helpful. The breakfast was good and the surrounding grounds are lovely. I would have expected a bit more attention to detail on the cleaning for the price of this hotel.

First night room allocated was large and airy with a super king bed. Rust damage to bathroom tap and mildew around frosted windows detracted from otherwise good standard. Second night a smaller room, appeared recently refurbished. On the top (3rd) floor, no air con and very very warm (it had been a very hot day). Shame our outlook from both rooms was to a shabby bin area on night one and a ‘yard’ at the side if the building - we felt this could be improved as could the faded grandeur of the reception - a little TLC needed in a few areas. Staff were polite and helpful. Beautiful gardens and great parking. The hotel is situated just minutes walk through a park/quiet road to town and Derwentwater.

Positives: Hotel front desk staff were polite and friendly. Bar area was nice and staff friendly. Location is fantastic. Negatives: Room cleanliness was very poor (found a legendary huge toenail from a previous guest on the floor next to the bed) and room service was rather 'selective' with what they chose to tidy/clean. The room I stayed in is in desperate need of modernisation. Provided toiletries were poor and equipment in the room wasn't good either (no iron). I'd struggle to recommend this hotel and would not stay again given the other options in the area - a shame as there's nothing that couldn't be improved with a little more effort as the location is stunning and the building itself is nice.

Room was clean and bed very comfortable. Booked a Junior Suite and the view of the mountains from the top floor was amazing - especially sunrise. Staff were very friendly and efficient. Great choice for buffet breakfast, lunch in the bar lounge and evening meal.

Our room was in the outer building that is best described as a shed - we had to walk through a musty conservatory, past old furniture (including divan bed bases and bare mattresses), up an old rickety staircase to reach our room that had seen better days - thick cobwebs on the curtain pelmets and light shades.

A long established traditional hotel. The refurb of rooms and lounges is going very well and making it so homely and comfortable, especially considering the age and size of the Hotel. Our room was very good, breakfast excellent ( best hotel porridge), several small lounges make it a relaxing place to stay and spend time in during the day. Very reasonable price. Def superior hotel when compared to a national chain hotel nearby.

Perfect find fir a few nights away with the bonus of parking in Keswick!! Hotel was beautiful and certainly above the ‘stars’ given. Bedrooms were massive and tastefully decorated. Breakfasts were amazing and plenty of it. Some decor dated bit the staff certainly made up for any of that. .. Kind, professional, knowledgable, engaging abd with a sense of humour. …. Certainly a credit to Hotel. Hotel has recently been modernised bit nit lost its Victorian charm. Definitely worth a visit

We had 3 nights here and can only describe it as excellent. The staff were excellent, attentive and most of all engaging , the bar staff were brilliant it was like chatting with old friends. Our room 119 was imacculate, huge bed and very comfy.

Very good for Gluten Free food and all staff excellent, especially Sophie and Ash on reception and Ben and all dining room staff.

Have stayed here many times and never fails to impress. Our room was spacious and comfortable. Breakfast and dinner were amazing with a first class dinner menu with plenty of choice. The lounge bar was comfortable and well appointed. We had lunch and drinks in the beautiful gardens as the weather was exceptional. All members of staff are friendly and helpful a welcome change to the surly staff you get at most places these days. We will return again and again. For me personally as I have a dog phobia I like the fact that dogs are not allowed in the main building or in the bar. Highly recommended.

The staff were friendly and polite especially a young blonde on reception who sorted out mix up over rooms and she played a part in upgrading us for the second night, she was credit to choice hotels. We were fascinated by the rabbits on the lawn

Traditional and slightly dated hotel. The accommodation was more than adequate and the food and service excellent. Its proximity to Keswick town centre is a bonus, especially as parking is free. After checkout we were told we could leave our car on the premises for the rest of the day if we so wished.

Despite the wet weather, we still enjoyed our stay - 3rd time here. Food is excellent, reception staff are very friendly and the grounds are magnificent. Only a short walk from Keswick centre. Fitz park very well kept. Lovely stay

Great stay in a quiet location within easy working distance to the centre pf Keswick and the beutifule Derwent Water. The hotel grounds are beautifully kept and extensive. All you could ask for at breakfast. A very relaxint stay for us both.

Our room was a Superior room, very clean and spacious. The staff on Reception and in the dining room were friendly and helpful. The hotel has nice grounds and plenty of car parking. It is ideally situated for the town.

Amazing grounds and lots of outdoor tables and space for kids. Food was great. But would suggest an earlier breakfast time , 0815 is not the most helpful if you have to get going. Also could do with enforcing more respect for others at night , as we kept hearing people throughout the night walking around which kept us up. Otherwise a lovely hotel , in a convenient location with beautiful surroundings.

Overall a nice location . Attracts a certain age group we’ve noticed. Breakfast was chaotic like a feeding station in a residential home which was poor. Ideally ( a suggestion) why not stagger breakfast dining times from 8am to 10am instead of everyone turning up at “ rope drop “. And why not a separate area for the cold buffet away from the hot instead of one compact area for cold and hot. Sadly a lot of the clientele were oblivious to time and Space( not the hotels fault ) I hope my suggestions are read !!

Dinner was excellent, but only a 3 coarse option appeared to be available. Breakfast was self service which for hot food was no better than say a Premier Inn breakfast, which was disappointing for this type of hotel. My room was quite a distance from reception and I had to traverse intermediate stairs that might be an issue for less ambulant persons.

Great location, with really helpful staff. The grounds are beautiful and well kept. The breakfast is first class with a good selections of freshly cooked food. Downstairs is modern and fresh, upstairs is dated and our bathroom on the first floor was small. We would have dined at the hotel but unfortunately only a set meal was on offer and three courses is just too much. Overall all though a great stay!

This may only be a three star hotel - however the staff make it five star, all staff are so helpful and genuinely want to assist you in all ways. The breakfast room staff are exceptional with their quality of service. The porridge at breakfast if consistently highest quality I have ever had in a hotel, top marks, all breakfast was good. Room although dated was kept very clean and well serviced. Parking was great always spaces available. Location excellent for us, close to town only a short walk away
