Amazing venue! Really reasonable priced, in the middle of the town, had sensible onsite parking, very secure and especially comfortable. Clear that someone cleans the hotel place regularly and takes pride in the appearance of the hotel. Modern amenities - Smart TV, hair dryer, plenty of plugs in relevant places and plenty of space for 2 people! Would definitely recommend without hesitation and stay again.

Stayed here over the weekend. Great location, great decor, easy access to get in to the room & building. Fantastic was the fact there is a car park to the rear with the room number on it, brilliant.

Nice adequate room which was neat and clean. Easy Checkin and checkout. The parking was not available when we checked in. We had to park across the street in a parking lot.

Clean and tidy room. had everything you could need but no staff on site during our stay and would stay again. no breakfast offer (obviously as no staff) but all else was good and would stay again. Good location for town shops etc.

The guest house was lovely. Very clean and modern. The communication between mysent and Nick was great especially asking for a room on the ground floor for my dad and his partner due to their mobility. The bed was super comfy with lovely bedding and great pillows. Theres a cute wee ironing board. Only thing we found was the noise from the traffic. It is cery central for shops, bars, restaurants and taxi rank if needed. I would certainly recommend this gyest house and if i fancy another wee stay i would book again in a heartbeat.

A very comfortable room, well decorated and in a convenient location in Irvine. A short watch to the local retail park and some lovely restaurants within 5 minutes walk. I didn't see the owner, as everything is done remotely and worked fine for me. I used the guest house for a suitable base to tour along the Ayrshire coast.

Excellent location as central to all. Clean and comfortable. Only downside was Room 3 can hear the thumping music from The Clubhouse next door which closes at 1am Friday and Saturday, empty bottles still being disposed at 3am. Also woken up with other guests letting front door slam late at night and early in the morning. If booking again would request room 4 or 5.

Nicely decorated, very clean, and comfortable room. Great to have parking around back. I will definitely stay here again or look at their sister property closer to the ocean. Did tend to get noisy when when people exited/entered the building because the door was so heavy and we could hear on on the first floor. Directions of how to access the building was not provided prior to our arrival and we had to call the owner, and we witnessed someone else having to do so as well. Otherwise, a great stay.

There was no information indicating there was a nightclub next door. After travelling all day we were looking forward to a nice feed and a quiet night sleep. We couldn’t find anywhere that looked safe enough to eat at and the noise from the people at night club congregating outside our window was unbearable. The property itself is nice, clean and comfortable. I would just recommend staying on a night where the club is not running.

It was a good experience lodging in the facility. It would have been best if breakfast was included in the fee. It was free and self accessed property with the information provided. Despite of late arrival (passed 00:00hrs) due to long journey. I'm satisfied even with the short time spent. Thank you

The guest house was lovely. Very clean and modern. The communication between mysent and Nick was great especially asking for a room on the ground floor for my dad and his partner due to their mobility. The bed was super comfy with lovely bedding and great pillows. Theres a cute wee ironing board. Only thing we found was the noise from the traffic. It is cery central for shops, bars, restaurants and taxi rank if needed. I would certainly recommend this gyest house and if i fancy another wee stay i would book again in a heartbeat.

A very comfortable room, well decorated and in a convenient location in Irvine. A short watch to the local retail park and some lovely restaurants within 5 minutes walk. I didn't see the owner, as everything is done remotely and worked fine for me. I used the guest house for a suitable base to tour along the Ayrshire coast.

It was a good experience lodging in the facility. It would have been best if breakfast was included in the fee. It was free and self accessed property with the information provided. Despite of late arrival (passed 00:00hrs) due to long journey. I'm satisfied even with the short time spent. Thank you

There was no information indicating there was a nightclub next door. After travelling all day we were looking forward to a nice feed and a quiet night sleep. We couldn’t find anywhere that looked safe enough to eat at and the noise from the people at night club congregating outside our window was unbearable. The property itself is nice, clean and comfortable. I would just recommend staying on a night where the club is not running.

Clean and tidy room. had everything you could need but no staff on site during our stay and would stay again. no breakfast offer (obviously as no staff) but all else was good and would stay again. Good location for town shops etc.

Accommodation car park full but large free car park opposite. Easy self access to hotel/room. No staff but no problem. Lovely room. Irvine pretty run down but large shopping centre near by. Dinner at nearby Hamilton excellent
