The lady incharge of customer service did not know how to smile. They only clean room every 3 rd day. Can only get Beach towels every 3 days no direct beach access all gates locked, no chairs or umbrellas at there so called beach (that the gates where locked to get on fast. No bar in blocks of the property I could go on and on but most of all the lady running the service desk awful customer service. Will not stay there again.

Definitely an awesome location, lots of food options in walking distance, the free breakfast you get is coffee and orange and 1 piece of toast! The staff definitely runs on island time! But for the price and the location I would definitely return

The hotel is stunning and conveniently located right by the beach. My guest room was simple yet spotless, featuring a king-size bed, a refrigerator, and a TV. Complimentary water is available in the lobby. As a solo traveler who doesn't spend much time in my room, this was the ideal setup for me. Everything is within walking distance, including fantastic restaurants, lively bars, and beach clubs. I felt completely safe during my stay. Although there are some renovations happening around the hotel, they didn't disrupt my experience at all. Keep in mind, there isn't a restaurant, bar, or cabana service on-site, but there's a convenience store just around the corner for snacks and beverages.

We stayed here for it's location and it did not disappoint. It's right on the public beach and its worth it. The rooms are very basic; keep your expectations low. Older reviews mentioned not having hot water but we had hot water shower both days of our stay. Yes, the water pressure is bad but we didn't care. It was enough for us. They provide basic breakfast: coffee/tea, bread, and toast in a nearby beach restaurant. We splurged and got fancy breakfast, and it was worth it. They had construction being done, looks like they are upgrading. Overall we had a very nice stay and would recommend. Just don't go hoping for 5-star quality and be disappointed!

It's not all inclusive. Nice outdoor setting away from the downtown noise yet within walking distance to dozens of shops, bars and restaurants. Located on a beach lagoon past the ocean break. Great for swimming. easy access to several beaches on the north end where the waves are more prevalent. However, no beach chairs to rent at this hotel. Rooms are older and outdated, mattress was very hard, no dressers, a/c leaked water on wall and floor and into our suitcase. But rooms were cleaned every day. Door was hard to open up all the way. Often had a sewer smell, but so did much of the island. Many places don't allow to flush toilet paper including this hotel. In February, pool was not heated and shaded by many palm trees. All in all, you get what you pay for and this was less expensive than many other places.

The property is very beautiful but the room was a little aged and the pool was not open. At first I was upset about the pool but they also own the property up the street and gave us access to that pool. It was refreshing to visit because it has a beautiful garden so in the end I was happy. The only recommendation I have is to offer quests coffee at the hotel. They give you coupons to get your coffee and a glass of orange juice however, I would have preferred it at my room. They offer free water with a dispenser that you can fill a jug they offer in each room or your own water bottle. The location is everything. Although because I was there during spring break I did spend a day at the Mia Reef hotel because on that weekend there were so many people at playa Norte and I wanted to rest. Not a deal breaker, it made my stay more interesting. Lastly all the restaurants are within walking distance and I also walked from the ferry to the hotel since I am familiar with the island. All in all I would stay there again. This hotel is for people who want to get out and eat elsewhere, like me. The staff was very friendly and I only have the coffee recommendation but no complaints. It is gated at night with cameras in the street and taxis are always available.

Lovely not expensive hotel. Beds and bathrooms are not updated or fancy but it is right on the water by the best beach on isla mujeres. Pool is nice, no restaurant on property but so many places nearby. Multiple beach clubs are across the street! Will stay again. Balconies and hammocks with beach view is a million dollar view!!

This is a beautiful little place right on the beach. It was perfect for us! Close to shops and street food, and amazing views. Although the pool was not working for our stay the warm water of the Caribbean is steps away and the hotel offered to I’m use the pool at a nearby facility. There is currently some construction, as they are upgrading the hotel, but that didn’t bother us. At times it got a little noisy from the beach club next door and others pumping music, but that is to be expected in a tourist beach destination like Playa Norte. The small breakfast was decent, and most days we had very good service. The walk is literally down the street 5 minutes and the beachfront Buho restaurant is very cute. I was happy to hear in advance that there were no small face cloths provided, so we brought our own and had no issue. If you are looking for a five star experience this may not be the place for you, but if you are looking for a nice place to stay that is relaxing with a view of the ocean this is perfect!

This is our second time staying at villa kiin, (4th on the island) the location is perfect! So close to the shopping and the beautiful beachs...there have been many improvements to the hotel and it looks ongoing...excited to see what is completed for our next trip... the beautiful grounds and pool area all were spotlessly clean...the staff were friendly and helpful.... The room we had #37 was spacious quiet and comfortable...the view fron the deck area was amazining! Always a nice breeze, some sun in the moring....never too hot for siestas on the hammock.... Our room was cleaned every day with fresh sheets and towels....it is clear the staff and owners care and are proud of this hotel. Looking forward to our next trip already Wayne and Sharon

This hotel is old and outdated and looked dinghy with low lighting. The king bed was clean but the floors, wall and bathroom were not what we expected as far as cleanliness. The water pressure was low. The toilet had issues filling, which took 1 1/2 days to fix. There is no staff on premises and an outside vendor needed to come in and do the repair. The ceiling fan was noisy. There was no WiFi in the rooms. We eventually checked out early and moved to another hotel. We would not recommend staying at this hotel. We had two other couples stay at this hotel during the same week and both had similar experiences and left early and moved to another hotel.

As our arrival front desk, lady was not allowing us to obtain the Wi-Fi password since we were out of the country. Our service was not very well. Our room that we had reserved was extremely hot when we got there there is zero towels for personal use also for beach use The beds were horrible. There is no toiletry items. The mattresses and the sheets were about 22 years old. The property at the hotel was very untaken care of there is extremely amount of maintenance and cleaning to be done. There is so much sand in the beds, which we understand. We are right beside the beach, but again that’s where the cleaning needs to fall into place. I also reserved the location for four adults and a child and they refused to give us their breakfast voucher for the child since she was not included, but I had paid for the child. It’s just a lot of miscommunication no cleaning very un maintenance property. We have been coming here for years and it’s never been this way and this last time was extremely ridiculous. We will not be returning.

Hotel Villa Kiin was absolutely phenomenal! The staff was great and the view and location is unbeatable! It is a much older hotel and isn’t luxury by any means but if you aren’t planning on being in the room but to sleep it is the place to be. Had AC and a fridge which for adventurous people like my fiancé and me that is all we needed to store our snacks and water. They cleaned very very well every day! And the view was absolutely stunning on the second floor with a balcony. I highly highly recommend Villa Kiin and we will be staying there when we return to Isla!

We really enjoyed our stay at Villa Kiin. The hotel is right next to Playa Norte and you can walk to many restaurants in the area. The pool area was wonderful and relaxing as well. We stayed in the Honeymoon bungalow and had an ocean view. We will definitely stay again when we visit Isla Mujeres!

The beds and pillows need to be updated. The bed was hard as a rock and the pillows are flat and hard as well. a rug on the floor inside the rug and m would be great. I am hoping the beautiful new reception area will include some amenities such as coffee and hot water for tea. The location is absolutely stunning. The grounds are also beautiful and very well kept. Staff was very nice.

There is a selection of room types, we stayed in an older building, single level. It was dark inside, yet totally adequate with a large bathroom, closet and bedroom area. The air conditioner white noise helped mask the morning birds, though they did not bother me either. The pool area was just right for small children and cooling off. The beach was our view, gorgeous. The bay was perfect for swimming, wading and snorkeling. Much quieter than the North Beach area because the beach itself was narrow and could only hold so many people. We felt safe. The staff was accommodating. A basic breakfast was included: toast, coffee and juice at a beach restaurant around the corner. We walked to Miguel Hildalgo for dinner - outstanding choices. Spent a day on the South end visiting Punta Sur, Garrafon de Castilla ($10/pp) for some awesome views and wild snorkeling, and Playa Lancheros at La Casa del Tikinxic for the most delicious Whole Red Snapper. Totally recommend spending a night or two on the Island!

Beautiful facility and grounds. Right on Playa Norte. Facility was clean, bathrooms are nicely updated. The furniture and bedding could use an update, along with the lighting. Proximity to beach and town make this a very reasonably trade off. We definitely enjoyed our stay.

Definitely an awesome location, lots of food options in walking distance, the free breakfast you get is coffee and orange and 1 piece of toast! The staff definitely runs on island time! But for the price and the location I would definitely return

I don't know why this property does not have a 9 rating. For this price point you get a big room and balcony overlooking the most blue water for under $100. Yes, some things are not brand new but I rather spend my money on this place and go enjoy my favorite restaurants around the island (Sonny's Pizza my favorite in the world). Oceanfront pool and nice staff.We travel here frequently to the island And our first time staying here. Will be back every chance we get. Elia at the front desk is amazing and helpful.

Very run down, staff was non existent but when I did find one she was extremely short with me regarding our room. We paid for a room with private balcony and received a room with a long shared hallway “balcony”

There was some Miscommunication between staff members. One person said I could have a late check out when I asked a day before leaving. And on the day I asked if I could have an extra 1/2 hour more and was told no. That was ok. But then 10 minutes before my check out and I’m in the room organizing everything a lady came in and very sternly and rudely said I did not have a late check out and to get my things and leave. Well I was planning on that so no problem… but was left feeling really awkward and rushed. When I came out she apologized because she spoke to the other lady who confirmed what I had said… so why didn’t she do that first?? It’s fine But I left feeling kinda disappointed. Hope to stay here again because although it’s bare bones, it’s safe, and I loved where it is on the beach!! Must come back again!!

I usually give a 5 star but one person that worked there was not nice. Everyone there was so beautiful. We had asked for a Certain room 6 months ago when we were there and she said no, already booked when it was not l. then someone said you just need to upgrade. They gave me the Info to upgrade but it was already day 4. Not necessary especially in September when the place was not full. I still love the location.

Beautiful property close to ocean. Pool was nice but by noon it felt more like a hot tub due to the sun. Difficulties with air conditioning and electric. The front staff was quick to get it fixed. Within walking distance to lots of restaurants food carts and shopping.

We loved our stay at Villa Kiin! Staff was friendly and held our luggage for us on check out day so we could rent a golf cart and explore the island a bit longer. There is a lovely protected cove with white sand that we enjoyed swimming and snorkeling. It's walkable to the touristy areas but we mostly loved getting street tacos!

Loved the hotel and the staff. We left a nice all inclusive resort Ventus Ha in Puerto Morelos due to a bad experience. Villa Kiin was amazing. Beachfront, nice staff and walking distance from lots of restaurants!

We really enjoyed our stay at Villa Kiin. The hotel is right next to Playa Norte and you can walk to many restaurants in the area. The pool area was wonderful and relaxing as well. We stayed in the Honeymoon bungalow and had an ocean view. We will definitely stay again when we visit Isla Mujeres!

Lovely not expensive hotel. Beds and bathrooms are not updated or fancy but it is right on the water by the best beach on isla mujeres. Pool is nice, no restaurant on property but so many places nearby. Multiple beach clubs are across the street! Will stay again. Balconies and hammocks with beach view is a million dollar view!!

This is a beautiful little place right on the beach. It was perfect for us! Close to shops and street food, and amazing views. Although the pool was not working for our stay the warm water of the Caribbean is steps away and the hotel offered to I’m use the pool at a nearby facility. There is currently some construction, as they are upgrading the hotel, but that didn’t bother us. At times it got a little noisy from the beach club next door and others pumping music, but that is to be expected in a tourist beach destination like Playa Norte. The small breakfast was decent, and most days we had very good service. The walk is literally down the street 5 minutes and the beachfront Buho restaurant is very cute. I was happy to hear in advance that there were no small face cloths provided, so we brought our own and had no issue. If you are looking for a five star experience this may not be the place for you, but if you are looking for a nice place to stay that is relaxing with a view of the ocean this is perfect!

The view was so beautiful..close to the snorkeling spot and the views are the best ..about 100 steps from Norte beach …awesome restaurant called garden grill for breakfast/lunch and few doors down is Grill their sister restaurant that serves dinner all so so delicious

The hotel is stunning and conveniently located right by the beach. My guest room was simple yet spotless, featuring a king-size bed, a refrigerator, and a TV. Complimentary water is available in the lobby. As a solo traveler who doesn't spend much time in my room, this was the ideal setup for me. Everything is within walking distance, including fantastic restaurants, lively bars, and beach clubs. I felt completely safe during my stay. Although there are some renovations happening around the hotel, they didn't disrupt my experience at all. We stayed here for it's location and it did not disappoint. It's right on the public beach and its worth it. The rooms are very basic; keep your expectations low. Older reviews mentioned not having hot water but we had hot water shower both days of our stay. Yes, the water pressure is bad but we didn't care. It was enough for us. They provide basic breakfast: coffee/tea, bread, and toast in a nearby beach restaurant. We splurged and got fancy breakfast, and it was worth it. They had construction being done, looks like they are upgrading. Overall we had a very nice stay and would recommend. Just don't go hoping for 5-star quality and be disappointed!

I liked the pool and grounds around the pool. Also it was within walking distance to the ocean. The property is older and very simple but met our needs. Would have liked shower pressure to be better then just a trickle but it was better then no shower at all. Only suggestion would be to change breakfast times earlier to 0700, so that divers that have to be up and out early for their morning dives, can also take advantage of the coffee/juice/toast that’s provided every morning.

The actual hotel and the Expedia photos are far from accurate. They also DO NOT have breakfast like they say. You have to walk down the street and down a block. They give you breakfast tickets for coffe, juice and toast. The rooms are dark and dinge. You can tell they are trying to up date the hotel but they just miss the mark by a lot. The staff are ok not great not bad. Only wifi is in the lobby. The hotel however is on the best beach and you get 1st dibs so that was worth it. Just an old ran down spot with 0 frills. No big deal just wish i knew before hand. We would stay again.

AC/ mini fridge was cold. North beach is so close to its door steps. Breakfast was toast orange juice and coffee. The one thing is that there are so many palm trees blocking what would be a great view. Will definitely come back. Price per night can’t be beat for location.

There is a selection of room types, we stayed in an older building, single level. It was dark inside, yet totally adequate with a large bathroom, closet and bedroom area. The air conditioner white noise helped mask the morning birds, though they did not bother me either. The pool area was just right for small children and cooling off. The beach was our view, gorgeous. The bay was perfect for swimming, wading and snorkeling. Much quieter than the North Beach area because the beach itself was narrow and could only hold so many people. We felt safe. The staff was accommodating. A basic breakfast was included: toast, coffee and juice at a beach restaurant around the corner. We walked to Miguel Hildalgo for dinner - outstanding choices. Spent a day on the South end visiting Punta Sur, Garrafon de Castilla ($10/pp) for some awesome views and wild snorkeling, and Playa Lancheros at La Casa del Tikinxic for the most delicious Whole Red Snapper. Totally recommend spending a night or two on the Island!

Was told I could have either a king sized bed or 2 doubles. Only had one double in the room and told no other rooms available. Expedia did NOT do anything to assist in the situation. Blamed me for not canceling earlier (when all we needed was a different room.) terrible customer service from Expedia. Never use them again. VERY POOR shower drainage and almost no water pressure. Never changed our sandy beds sheets once but did make the bed. Very noisy hotel- rooms facing the ocean have lots of foot traffic on the beach. I have stayed in other hotels on the island and never had such a noisy experience. Terrible lighting in the room. It’s a budget experience type hotel and yes you can get by, but I paid for a way different experience than I received. I will be staying at one of the other hotels on the island- not this one if at all possible.
