The location was great and property access was super easy. Our main complaints are that the room felt very damp and smelled super musty (even with the air running) and the mattresses were very thin and not the most comfortable. The shower worked fine, though the drain didn’t drain fast enough for the amount of water coming out of the faucet, so some water pooled.

Great location with a very efficient self check-in and self check-out process, although guests should be aware that there is no flexibility on the stated check-in and check-out times. The room itself was clean, comfortable and perfectly adequate for a short stay, with a good outlook. However, the common areas felt much less well cared for and could have been considerably cleaner. The property feels like a missed opportunity. It is in a prime location and has the potential to be much more appealing, but at present it is being operated more like a basic budget motel than a distinctive small hotel. Fine for a one-night stop in Petoskey if you are looking for something straightforward and reasonably priced, but I probably would not choose it for a longer stay

Renters should understand that this is not an inn or a hotel, this is an AirBNB. There is no staff on premises. It is an old roadside motel. The views of the Bay are awesome, and their is a terrace with tables overlooking the bay. The room itself was okay. The wall thermostat is just for show as it doesn't seem attached to anything. There is a window AC unit. The beds are okay. Our room had a leaking toilet, but not a big problem. However, there was no regular coffee in our room, only decaf. Going downstairs to the unstaffed office there was nothing but decaf available and only a couple of extra towels. There were dogs in the room below us that barked from ~8am until 4pm. There are no dogs allowed, but no one to enforce the rules, so... There was also a "quiet time" from 10pm to 8am, which didn't stop the people next door from partying until 3am. Fortunately, we had good ear plugs. The owner did have the cleaners bring more regular coffee that afternoon, but I imagine people horde it since supply is limited and grabbing some is a free for all. We bought our own coffee and a small coffee maker to take care of the issue. Nice location, it is a shame it isn't well maintained or staffed.

Motel style facility with remote or email check In. Rooms were clean with some newer improvements. Parking was limited due to boats on trucks. Staff returned calls and were easy and pleasant to work with.
