We had a great stay at Hamilton House – very friendly owners, spotlessly clean property, large comfortable rooms and a great breakfast. Really useful having the car park at the back for our motorcycles, out of sight and under cameras. 15 minute walk in to town. Dumfries is a great base for exploring the area, highly recommended, we will be back!

Derek & Rena are excellent hosts with a lovely clean and comfortable b& b, with off street parking. Breakfast was delicious & plentiful and they catered to one of our party’s dietary needs perfectly & generously .

Outstanding! Wonderful welcoming owners who care about guests and meeting their needs to deliver a comfortable and enjoyable stay. A beautifully decorated and furnished house with quality and thought behind their product. Our room was ground floor and a wow when we walked in. Well thought out, wonderfully put together with everything from comfortable king size bed, quality bedding, plenty storage and lighting in the room, en suite with the shower, sink and toilet was immaculate and well presented, shower gel and hand soap provided. Refreshments tray was plentiful with tea,cofee,hot chocolate and biscuits. Theres a hairdryer, drawers contained a variety of books on the history of Dumfries and things to do whilst staying in the area. Theres also a folder and other information for your stay on the hotel rules and regulations to keep your stay safe and answer any queries you may have. Breakfast is in a room which faces the car park and part of the back of the bowling green next door. Its beautifully decorated and has a livingroom area with fireplace just as you walk in, so relaxing looking. The breakfast itself is ordered the evening before which was no problem. Theres a cooked breakfast and porridge if you like too, I recommend both! Fresh tea,coffee, fresh orange juice, fresh apple juice, all chilled and ready to help yourself. The quality of produce was excellent! We stayed only one night but re looking forward to returning soon! Altogether, very enjoyable stay!

Fabulous stay during our time visiting Scotland. Hosts went above and beyond during our visit. Breakfast each morning was filling and delicious. Room was spacious, clean, and comfortable. Very knowleable about local area. Cannot recommend enough! Perfect B&B (and off-street parking was a bonus).

Very warm welcome. Room was ready early as requested. Room was very clean, large and had excellent furnishings,very tastefully decorated. The property was well maintained. Breakfast was great with very good service. Nothing was too much trouble. The range of teas, coffees, milk and biscuits in the room was very good. The hosts were very welcoming. The room was cleaned to the highest standard. Shower, bed linen, towels were 1st class. Ample supplies of tea and coffee including Decaf. Large TV in the room along with China mugs! Had a great nights sleep. Cooked breakfast was plentiful and so tasty. Breakfast Cereals, porridge, fruits, yoghurts and fruit juice available too. Nothing was much too much trouble would have no hesitation in coming back here.

What a great place to stay starting with a great welcome from lovely hosts! Immaculate accommodation throughout and genuine quality feel to the property. Plenty tea coffee and hot chocolate and lovely biscuits- thank you. Slept like a log mattress pillow and ambient temperature in the room perfect. Lovely large shower in Room 6 followed by fresh well cooked breakfast. All in all just a great place to stay .

We had a very comfortable overnight stay. The room is large, with a very comfortable bed and great bed linen. Great breakfast. Lovely and friendly hotel owner. Two points to note: bathroom sink is very small. Ok for washing hands; not so good for trying to wash off make up. The hotel has a very distinct smell.

The hotel was easy to find. We were arriving late in the evening, so notified the proprietor who messaged us back with a code to access a key and our room. The room was spacious, clean and comfortable. The breakfast the next morning was delicious and plentiful. the hosts were friendly and welcoming, even though our was a brief overnight stay. We would certainly stay here again.

We had booked for a 3 night stay - the owners were very welcoming and helpful - the breakfasts were fine, if slightly limited in choice e.g. no black pudding or hash browns and only grapefruit segments or prunes to start - what there was was excellent though - the room on the whole was good, although the chairs were not too comfortable and rather low - the en suite was a little restricted in terms of space to store items etc, but otherwise acceptable - overall it was very acceptable for 3 nights, but I was pleased we hadn't booked a longer stay - so whilst there were a few downsides, overall the accommodation etc was very good for a 3 night stay

My stay at Hamilton House was a very positive experience for me. Check in was quick and simple. Service was at all times extremely polite and courteous. Bed was very comfortable, and bathroom was clean and well equipped. Breakfast was good and check out was flexible and helpful. I would definitely stay again

Very warm welcome. Room was ready early as requested. Room was very clean, large and had excellent furnishings,very tastefully decorated. The property was well maintained. Breakfast was great with very good service. Nothing was too much trouble. The range of teas, coffees, milk and biscuits in the room was very good. Grea t location near to Dumfries town centre, and railway station.

We had a great stay at Hamilton House – very friendly owners, spotlessly clean property, large comfortable rooms and a great breakfast. Really useful having the car park at the back for our motorcycles, out of sight and under cameras. 15 minute walk in to town. Dumfries is a great base for exploring the area, highly recommended, we will be back!

Great hosting, lovely breakfast, good location - close enough to town centre and station. Rooms were very clean, comfortable and large, property was a little dated, but that added to its charm, would certainly recommend, as it was great value. Very happy with our stay

This is an exquisite B and B and highly recommend. The hosts go above and beyond to make your visit worthwhile and the breakfast is sensational! This B and B gets 10/10 every time and throughly deserves it! Short reasonable distance form city centre (walkable) and cant recommend highly enough.

Really good place for a stopover, efficient, friendly service and comfortable stay all round. Breakfast was excellent, attentive owner without being overbearing, delicious fry up and fresh juice. Short walk into Dumfries and the river, places of historical interest Inc Burns related. Would highly recommend!

The hotel was easy to find. We were arriving late in the evening, so notified the proprietor who messaged us back with a code to access a key and our room. The room was spacious, clean and comfortable. The breakfast the next morning was delicious and plentiful. the hosts were friendly and welcoming, even though our was a brief overnight stay. We would certainly stay here again.

We had booked for a 3 night stay - the owners were very welcoming and helpful - the breakfasts were fine, if slightly limited in choice e.g. no black pudding or hash browns and only grapefruit segments or prunes to start - what there was was excellent though - the room on the whole was good, although the chairs were not too comfortable and rather low - the en suite was a little restricted in terms of space to store items etc, but otherwise acceptable - overall it was very acceptable for 3 nights, but I was pleased we hadn't booked a longer stay - so whilst there were a few downsides, overall the accommodation etc was very good for a 3 night stay

The hosts were very welcoming. The room was cleaned to the highest standard. Shower, bed linen, towels were 1st class. Ample supplies of tea and coffee including Decaf. Large TV in the room along with China mugs! Had a great nights sleep. Cooked breakfast was plentiful and so tasty. Breakfast Cereals, porridge, fruits, yoghurts and fruit juice available too. Nothing was much too much trouble would have no hesitation in coming back here.

My stay at Hamilton House was a very positive experience for me. Check in was quick and simple. Service was at all times extremely polite and courteous. Bed was very comfortable, and bathroom was clean and well equipped. Breakfast was good and check out was flexible and helpful. I would definitely stay again
