The room smells absolutely horrible. From the moment you open the door, there is a strong, unpleasant odor that makes the whole stay uncomfortable. It feels like the room has not been properly ventilated or cleaned in a long time. They advertise a king size bed, but that is completely misleading. What you actually get are two small single mattresses pushed together. The gap between them makes it extremely uncomfortable to sleep, and the mattresses move apart easily during the night. The hotel also claims that breakfast is included, which is not true at all. In reality, they just leave a few old, dry pieces of bread that taste stale and unpleasant. There is no coffee, no tea, and no hot drinks available. Calling that “breakfast” is honestly ridiculous. To make things worse, at checkout they ask you to pay additional taxes in cash only. They refuse card payments for this, which feels very unprofessional and inconvenient. Overall, this place is very poorly managed. The room also has very few power outlets, and the ones available are far away from the bedside table, making it difficult to charge your phone or devices while using them. Very disappointing experience. I would definitely not recommend staying here.

Average B&B based on what I have experienced in Italy. Apartment is tiny and dim, no screen on windows but no mosquitoes either. Small water heater can stores enough hot wafer for 2 showers. Yellow spots visible on blankets. "Breakfast" consists of pre-packaged pastry and bread.

The location was excellent! Very close to restaurants and the Colosseum. The host responded to my queries promptly and was always gracious and polite. The instructions provided on how to get in the room was very easy to follow. We especially appreciate the email sent with suggestions of things to do, places to go to, and restaurants to try that are close to the property! We’ve tried some of them and we were delighted! The only downside is that our room wasn’t provided regular housekeeping. We were in the property five days and the bedsheets and towels were only replaced once. For people who are also used to hot breakfast, the property doesn’t provide one. We found out that Rome is pretty strict with this type of service when it comes to B&B properties. We don’t really mind since we wanted to try Italian food anyway, but just a heads up to those who want the convenience of hot breakfast. They did provide grab ‘n go pastries and had a coffee machine in the kitchen. There’s also a nice coffee shop downstairs, close to the property. Overall, our experience was great. I highly recommend the property to anyone!

Room was ready for us ahead of time. Feliz was very accommodating. Location is wonderful, and even with the proximity to the Colosseum it was surprisingly quiet.
