We always enjoy our stay here. We've been coming for years. We now have two wonderful places to stay right on the beach in Newport. Also, the restaurant is divine! Parking at Dorys is free after 2:00. Lots of eateries and things to do. You can walk to Lido or Balboa in 10 mins. Last, their rooftop view can't be beat. It's wonderful to watch the sun set. It sits on a very active corner. They give you ear plugs if you're a light sleeper, but things settle down at night.

Property offers wonderful ocean views and access to a bike path along the ocean and beach. Was within walking distance of several good restaurants. Room was comfortable and decorated in a vintage Victorian style which is charming. Staff was very pleasant and welcoming. This bed and breakfast is a charming gem! It was surprisingly quiet considering the location. The staff is helpful and pleasant. The building is also accessed by code and so only guests in and out. The location is central and on the beach. With free parking across from the Inn. We would definitely stay again.

We enjoy our stays at Doryman's. We had the corner beachside room and it was beautiful to look out at the beach and pier. Check-in is easy, there are open, top deck patios to sit and enjoy the sunrise/sunsets. I love that each room looks different. Only drawback is that the parking is across the lot behind a business. But you can park upfront for check-in. We would definitely come back to this gem.

The room were not as clean as we would have liked and the noise was unacceptable. The room we stayed in had an alleyway next to it and people were yelling and screaming until 2am at night. We were unable to get a restfully nights sleep. Very disappointing.

Lovely hotel in a very central location next to the Newport Pier, with many good restaurants, bars, cafes around. The hotel was perfectly clean, very charming, and had a fabulous view from the 2 terraces. The Staff was always lovely and very helpful. If you are a light sleeper and like to sleep in late you may find it a bit hard to sleep later in the morning as guests start having breakfast in the terrace which is adjacent to most rooms. The breakfast is very good and included with your stay, by the way!

We stayed in room 8 and we loved the location with the corner views. We enjoyed the history of the hotel and the decor, though it could use a little clean-up of some details in the bathroom- wallpaper and floor definitely have seen better days. The breakfast patio is lovely but the rooftop area needs work to the point that it’s not comfortable. The inn is in a very walkable place with lots of food choices and some shopping right there. This is good and bad at the same time because it keeps the area very noisy until about 3 AM, am even on weeknights. Staff are nice but they don’t have boundaries, knocking on doors often. The beach is lovely and idyllic. If not for the noise I would stay here again, but it’s just too intrusive during the day and especially at night.

Let me start with the positive. The view from the room was beautiful. There is so many great eateries around the hotel. The beach was very peaceful. Now the negative. There was mold in the bathroom. The front desk attendant sprayed bleach over it and wiped it off. She said she would let the manager know. The only thing she could offer me was a refund if I checked out. I don’t think that was very fair. I had to leave my room door and all the windows open to air out the room from the smell of the chemicals she used to clean. The hotel seems like it has been forgotten. The clock in my room didn’t work. The toaster that is used for the continental breakfast was broken. Another hotel attendant had to stick her hand into it to fix it. I don’t think this hotel was worth what I paid.

Stayed here many times but not in the last few years. Parking instructions do not allow for one way streets and how to get around traffic. No place to park. "Drag your own bags upstairs." Broken headboard, mattress in terrible condition, squeaky frame. ZERO SLEEP. Coffee & breakfast never arrived asked and asked as had to catch a ferry and barely got coffee. 4 hours no food. STARTED making coffee 10 minutes AFTER breakfast was to be ready. Street noise OMG. Balcony? It was the shared balcony with seating for 20 or so people.

Right on the ocean! Enjoyed my ocean view in room2. However, my room was right across from check in desk. Not a problem for me bc that also gave me quick access to their hot and cold water dispenser. I loved the rooftop patio. Took my takeout street tacos from The Blue Beet up there for a sunset dinner. I also enjoyed their continental breakfast on the patio. Started my morning with a walk on the boardwalk. Super easy drop off and pickup with Lyft. Street Noise was noticeable at night but white noise solved that problem and I slept soundly on a very comfortable bed.

Really nice oak themed room. The donut shop next-door had 100 people wrapped around the building until 2:30 in the morning every single night which made for a loud conversational noise outside the windows. It was unbelievable. Why do so many people want donuts at that hour? Unfortunately, the hotel is right next to the donut shop. Bring your earplugs, you won’t get any sleep from 11 PM until 2:30 AM. Besides that it is a unique and cozy hotel. Not so good on the breakfast, though. I would come back if I could get a good deal. The location is the best that you could ever get in Newport Beach. As long as you like Fruitloops for breakfast.

A very beautiful stay! We chose Doryman’s for a romantic overnight stay for our 28th wedding anniversary. It has a Victorian vibe but was one of the most romantic stays and right in the heart of Newport near the beach and pier. I will definitely return for a longer stay!

Came to watch the FIVB volleyball event. Location couldn't be beat, right across the street from the pier and beach. Anthony, the host behind the desk was excellent and was glad to handle any need we had. Would definitely recommend. Lots of restaurants and bars in the area. Was a bit noisy at night, so would recommend ear plugs if you're bothered by noise.

We absolutely loved this place. The room was adorable, beds were super comfortable. It’s just a very unique place. However, it does get very loud outside being so close to the ocean and surrounding restaurants/shops. Also, it doesn’t get very dark in the room at bedtime. Some black out curtains or shades would be great.

What an amazing stay. From the moment we showed up, Andrea went out of her way to make us feel comfortable and she was friendly and extremely helpful as it was our first stay at the inn. The other staff were also very friendly and helpful and we will be back for sure for another stay in the future. We stayed in room 3 and the room was very cozy, clean and love the ocean view! Can’t wait to come back!
What an amazing stay. From the moment we showed up, Andrea went out of her way to make us feel comfortable and she was friendly and extremely helpful as it was our first stay at the inn. The other staff were also very friendly and helpful and we will be back for sure for another stay in the future. We stayed in room 3 and the room was very cozy, clean and love the ocean view! Can’t wait to come back!

Anthony the front manager was absolutely incredible. Hospitable and gave a nice introduction to the space. That's what really sets the tone. The property is around over 100 years old and every room I saw was absolutely lovely. Huge beds, big Victorian era style furnishings and unique floors. I had an incredible time here and the local restaurant staff were very very hospitable. Diversity friendly, young woman approved (but keep an eye out if at night as always), and just really great environment. Breakfast was nice with simple options over a beautiful scenic view. The way the sun rose over that building was lovely. The morning was simply gorgeous.

We picked this hotel for it's central location on the coast but it turned out to be so much more. Every room is unique and the hotel itself is a historic, beautiful gem. We loved the character! The staff is fabulous and gave us a great orientation to the property to make sure we were comfortable and welcomed. They provide a continental breakfast and the restaurant on the ground floor has a fabulous Happy Hour and dinner. Everything we wanted was walkable and as it's very difficult driving around this part of Newport Beach that was crucial to our relaxation. There were quirks to be expected in an older building and you won't have the amenities of a modern hotel but we could not have been happier with our stay.

Very cool B&B on the beach in Newport. It is in the middle of the Newport Peninsula party scene so be prepared for lots of late night revelers around the building / noise. The decktop is beautiful for peace and beauty!

It is a wonderful location overlooking the ocean. It is a little noisy being right next to the main beach parking lot. Also our room was right across from the lobby check in and you can hear the gal talking on the phone and to people like she is in the room. Not as private as we are used to.

Everything was better than expected! Without knowing anything about Doryman’s, it was wonderful! Comfortable bed, perfect pillow selection, very clean rooms, and friendly staff. Can’t wait to return! Even though I live in SoCal, this felt like an actual vacation – even for the two nights we were there! Couldn’t ask for a better location. Not to mention an amazing restaurant!

This hotel is Victorian style and does not have any modern décor. There are only about ten rooms on property and each room is uniquely decorated. It is right near the pier and bars and restaurants. You can hear quite a bit from the window, so don't expect a quiet evening when the bars are right outside. The parking is free and convenient. The customer service is phenomenal. I highly suggest eating on the rooftop. My husband and I ordered pizza and ate on the rooftop and stared at the ocean. Overall a wonderful experience and we will absolutely be back and hope to try a different room.

For a great dining experience go downstairs to 21 ocean Restaurant. Old school leather leather booths and Tuxedo Waiters. Food is very good and they pour a good drink. I highly recommend Dorman's.

When I called, we were told there was valet. If I wanted to park earlier, I could pay $40 extra to park it 2 hours earlier. Nice but not necessary. Turns out there is no valet. It’s a parking lot across the street that you park at and leave the keys with them. The parking is a nice perk but only works from check in to check out. If you want to stay for the day you check out, it is an extra $80 fee. Breakfast was not what I would expect from a bed and breakfast type inn. It was a basic continental breakfast with cold coffee, and a few pastries, cereal, fruit options- we opted to eat elsewhere. Here is the main issue- this hotel has paper thin walls and it is SO loud. I would not recommend staying in room 4. It is right next to the check in area and staff workroom. It was incredibly loud day and night. We had on white noise which covered most of the town noise but we were constantly awakened by the hotel noises- it was NONSTOP all day and night When we checked in, we were told about the patio- a nice touch. I didn’t realize the patio off our room was shared. At 12am when 4 drunk people were screaming over the patio, I had to go out and ask them to be quiet as my kids were sound asleep. Overall, for $450 I expect more. I am bummed because the location can’t be beat. Unfortunately, there were a lot of noises and nuisances that couldn’t be overlooked.

Loved the property. Gorgeous halls and room was absolutely lovely. But, waaaay to noisy. Which is expected being surrounded by bars/nightlife. Did find it pretty difficult to rest. The staff was lovely. Very sweet!! Was a tad disappointed in the Continental breakfast considering it's called a "bed and breakfast" Wish it was a bit traditional with homemade breakfast. Nice place to stay at once.

We had a great 2-night stay. Location is the best, enjoyed room 1. It is different, small, cozy and comfortable with lots of windows and mirrors. It is a corner room so windows on two walls, nice ocean view and breeze. Room has a table with 2 chairs so could eat breakfast and play cards while watching the beach happenings below. We had everything we needed. Just be aware of sheet sweeper early in the morning before 6am, comes by about 8 times. close up windows at night and use A/C so it won't be as loud.
