Labeling of rooms was terrible. Could not find room. Signage was negative. ‘Get it or get towed’ vs. ‘Parking Pass Required’ First person I dealt with was discourteous. Loved proximity to beach. Confusing about pool use. Some appliances were new but others were quite old. Window AC not really AC. Office was unsightly. Wires exposed, must walk over wires tripping hazard. Area too small for need.

They charged for parking even if you don’t have a car. The room was acceptable everything was working. The beach in 1 minute walk. Also it was pretty tricky to find the office and also it was overcrowded. Their management should reconsider the policy with parking charge for people with no car. You feel deceived but in generally you get what you paid for.

We were on the beach and there was no broom for all the sand we drug in. Had to pay for pool towels for their own pool. Not 1 hook for all the towels we had to dry We had 4 people staying in the room but the box of dishes they gave us was good for 2 people. Pools we not heated nor cleaned The bed was broke when we got there when we asked for maintenance and told them the problem they accused us of breaking it and the beds were extremely uncomfortable we paid hundreds of dollars and it was definitely not worth it and won't be going back

Property didn't match pictures, bed and TV were nice as well as kitchenette. The doors are old and don't seem extremely safe or reliable, windows are also very thin. Floor was sandy before we checked in and was very difficult to find our room. Heated pool is nice especially during the colder days. Cookware is not on hand, you have to request from front desk.

Close to beach. Great location. Just a few steps from the beach but definitely no beach views. Comfortable beds. Fridge, microwave, stove top are a plus. Front desk for check in or anything is always a wait. Parking is an issue as it is an extra $20/night and is sometimes scarce with very small spaces. Housekeeping is super friendly and did a good job but did find a large dead roach in the cabinet on day 2. No kitchen utensils supplied but apparently you can request them from the office, which we did not do….bought paper plates and plastic silverware instead. Walking distance to many restaurants and right on the boardwalk and beach. If you get a good deal, it’s definitely worth it but be aware of resort fee and parking fee and be prepared for parking issue if you have a car.

Everything was fully occupied, so we had to park on another street, which I believe also belongs to the property. We had to walk all the way with our luggage and kids to our room. Note that you’re charged an additional parking fee for each night, so if you’ve booked and prepaid for a room, you’d expect parking to be more convenient and closer—not on another “block.” 2. Room not cleaned – We stayed for four nights, and our room was not cleaned even once during our stay. 3. Included breakfast – The breakfast consisted of very cheap products and wasn’t suitable for small children. Some of the dairy items were close to being spoiled—they already had a noticeable smell while we were there. 4. Overall condition – The entire property seems to be poorly maintained. The only positive aspect was the location—it’s very close to the beach.

The property was very nice, clean, well maintained, and very close to the beach and Broadwalk. This is a collection of 5 or more hotels, with 1 office for all of them. I think they bit off more than they can chew. Checking in left A LOT to be desired. Then I was hit with a $200 "Resort Fee". When I booked on Expedia, it showed all of the fees and taxes, or so I thought. This left a bad taste in my mouth.

The thing that bothered me the most was the fact that they use a cleaner that has a very intense smell. That permeated all my clothes, luggage and c pap machine. Imagine the smell of mold covered by an intense deodorizer. I spilled a little water on the floor and when I went to wipe it my paper towel was black.

Property was nice & clean. Only things I would complain about would be the housekeeping & the location. Food places were at least 10 minute walk from hotel. Housekeeping never showed up during our stay to replaces towels or restock toiletries. We had a roll of toilet paper for 2 days & the same towels as day 1. I stopped one of the housekeepers coming out of the building & asked for toilet paper & clean towels. Not sure of her name, but she said she would return with the items & she never did. We did not leave a tip due to the issue. Overall, I’d rate the place 8 of 10.

When i arrived my room was ready early but it was not clean. I do own a cleaning business so its the first thing i see. I was going to handle it myself until i found a big bundle of hair on the shower wall and that indicated it had not been cleaned. I went to the front office and they were very understansing and accomodating in fixing the issues. The water pressure is terrible in the shower and it takes a long time to get hot. The locarion is perfect as its close ro rhe beach and all the restairants and attractions. We did not have a car and walked to all the things we wanted robsee and do. It did say on expedia where i booked the room we would not pay until we left but that was not true. We had ro pay upon arrival. There is a 100.00 deposit which was indicated on the information that should be returned. Parking is not free at this location but is at others. Parking is minimal. There are no utensils, plates or other items in the kitchen (can opener, forks, cookware) but there is a small area ro cook. There was no hair dryer but they brought one upon request. They only clean the rooms every 3 days and when they came they did not clean and we had to request cleaning again. After 3 days the floors are covered in sand and you are out of towels and wash cloths. There are no beach towels or chairs in the rooms. And purchasing them is an expense. There is great entertainment at the local bars and they have a stage near Margaritaville where bands play in the evening.

The rooms are suitable for the price but lacked cleanliness with the number of bugs found. Staff experience was hit or miss. Some were very helpful and made an effort to ensure a positive experience. Other staff lacked compassion and humility. Instead were argumentative and unhelpful. Recommend interacting with the morning shift for assistance.

Staff was not well trained. Did not activate the keys, we had to go back and forth under the rain to the main office three times. Personal was not polite. Breakfast was cold and not appealing. Check in lasted 45mins. Room was not clean, hair and dirt all over the floor.

The WiFi didn’t work, the room was incredibly dirty with sandy everywhere, and cockroach. The staff was really bad, and not friendly at all! The location is the only good thing in this place. I definitely not recommend to no one to go! I needed to moved to another hotel because the conditions was impossible to stay.

Use the address, which was the address for our room and we were dropped off there had to walk a block with our luggage to get to the front desk to then have to walk back to the same spot for our room. Very few plug-ins in the room, luckily there was a multi plug-in with a couple ports that was unplugged and didn’t work, the TV didn’t work, no phone to call the front desk, no one filled the ice container that was in the freezer empty with one ice cube, cute, comfortable.

Upgraded without notice from the sun beach hotel to 341 Oklahoma number 103. A 1br apartment right off A1A. Apartment was clean visually but the floors had grit and dirtied my feet quickly. Sign over towels in bathroom asked we not use them to wipe floor. Kept shoes on most of the time. The unit has a central AC but had no filter and the exposed coils were covered in a layer of dust and it also had a small window unit. I mentioned this to maintenance but nothing was done. The living room consisted of a couch vinyl with a pull out feature and a worn top coffee table. The dining area had two chairs and a better looking table. Fridge was small but cold, sink was clean. Cable is available with multiple movie and streaming services. Kitchen was stocked with basic utensils but I chose not to use them. Two windows at the front of apartment had blinds but the porch light streamed through making it a challenge to sleep. Also the neighbors we party animals and remained awake most of the night. Parking was a challenge too as the apartment was directly across from the main office so I needed to circle around several times until I found a spot. Arnold and Karleen at the front counter were amazing and exceptionally helpful with all my requests needs. They're attentiveness made me feel as if I was the only guests there. Should you stay with Hollywood Beach Hotels? Yes you should.

The location and proximity to the beach is fantastic. The property itself isn’t great. The check in was slow, a lot of people waiting in line (we got in at about 11 pm, so I was surprised how slow the check in was.) Front desk staff were not very friendly, they seemed annoyed at the line of people. The room was pretty big, but really dated and kind of dingy. Couldn't turn on the tv, the sink faucet was barely functioning. The stairs to get up our room were super narrow and steep…difficult to get bags up them. The location really is good, but I don’t think I’d stay there again.

There were drunk people and drug addicts both in and around the check-in area. My colleague checked in alone and because the office is so small, he had to leaves his bags outside unattended and then walk a block to his room. My colleague's room key stopped working when he went out to dinner and then people walked into his room at 1 am. The room was advertised as soundproof on Expedia and I heard people in the room next door talking and people below us slamming their doors. The breakfast was very cheap breads, cereals, and eggs that looked microwaved, no real creamer. The breakfast area was dirty and disorganized. There were also hidden resort fees that weren't clearly advertised on Expedia. Even after my colleague felt unsafe after being walked in on in the middle of the night, they would not give a refund, and they make it incredibly hard to get in touch with management. This is the worst hotel I've ever stayed in inside America. And some additional grievances about the room: There isn't even lights beside the beds or places to plug in your phone. The pillows were lumpy dollar store pillows. There was no counter in the bathroom. The fan didn't work so the place was all steamed up when showering.

The photos and descriptions attached to the room you book are completely false advertising. The company owns about 20 hotels in Hollywood and we ended up being put in the Neptune and not Sun Beach Inn. We walked into our room to see it was nothing like the pictures or description and when we asked the front desk who was incredibly rude, she said the pictures were from different rooms and nobody has changed it. We asked for the room we booked and they said no unless we wanted to pay for it and denied a refund as well. The small kitchen included had absolutely no utensils or cooking tools. The only good thing about our stay is that it’s right on Broadwalk and it was clean enough to stay in. I Would not recommend and will never stay at any hotels this company owns again.

I booked a stay at the Sun Beach Inn, which is supposed to be steps from the Hollywood beach boardwalk and sand. When I arrived at 8:30pm, there was a 45 min wait to check in. Then at the counter, they told me the Sun Beach Inn was overbooked and that I was being "upgraded" to another property. I heard them say this to the people next to me as well. It definitely was not a upgrade! The property, Casa Pellegrino, is 2 blocks from the beach and on AIA, the very loud, extremely busy expressway. On top of that, the A/C was loud and clanky, and thus, unusable - making it impossible to drown out the freeway noise that was happening all night long. And when a truck would pass by the whole bed would shake. Avoid this place- they are purposely overbooking the property, in order to swindle people and get more money.

What I valued and appreciated the most, was that there was a "Live" person available in the office 24/7. Especially because we arrived at 1am in the morning to a place that I was not familiar with. Thank you for being there. We paid for parking and extended parking. Due to the popularity of the location, there were no HBH parking available Saturday night when I got back from a great time at the Casino (Yay!!!) and I got a parking Citation. :-P I will gladly stay with HBH again especially because of the location to the Boardwalk, Beach, Restaurants and Stores. :-)

The check in process even with 3 employees (friendly) was awful…..almost 40 min wait. The breakfast in morning was displayed in a very cheap fashion, and finishing especially on a weekend, at 9:15 instead of 10am. There should be “quiet” hours in the the center courts (patios) by 11pm at least instead of hearing groups talking loudly outside. Mattresses & sheets were cheap sponglike. Proximity to beach & parking was the ONLY good thing. Overall, cheap. We were dropped by the taxi at the given address and there was no lobby. After a long time a guest came by and told us to walk down the road to check in. I stayed with our bags while my husband went but they refused to let him check in because he didn’t make the reservation. We then had to drag our bags to the office and then again back and beyond where we were dropped off. Again no help finding our room. The office address should be given and more helpful staff would improve the experience.

To start off, I was told my reservation was cancelled by Expedia, which was not true, no idea why they had that. I had reserved the place and paid in full. I have been coming to this specific place “Sun Beach Inn” for the past 6 years under a different management. They now charge you 19 dollars daily for parking which is not reserved at your motel. What I mean is that you may NOT find your parking available at your location so you can park in any of the other 24 hotels part of this HBH management which could be 2 or 3 blocks away from your actual motel. I had to pay 35 dollars on top of the 19 that I had to pay for parking when I arrive because I arrived late one evening there was NOWHERE to park I had to park on the street and pay 35 dollars I have receipts to prove. You are now also charged for Resort Fees for the use of 5 pools in other hotels not mine that belong to HBH. I’m there to go to the beach, if I wanted a pool I stay home I have one in my own home. Resort fees are 25 dollars a day. I stayed 17 days and had to pay resort fees plus parking for the entire time. Resort fees that I never even used. The parking prior to HBH was included in with your hotel reservation. For 6 years I met up at this place me form California, family from Florida got rooms, family from Peru got rooms and family from Venezuela we all rented Sun Beach Inn. And this was the case every night, ppl waiting hours to see the front desk. Made us pay a non refundable 60 dollar service fee they said was for towels, using the pool, and getting the room cleaned, as if that's not the entire purpose of a hotel. Gave us vague directions of which building was ours, took us so long to find our room. At the free breakfast some staff lady was monitoring what everyone took and would tell you if you were taking too much food. So stingy with everything. Don't come here its not even cheaper bc they will make u pay a fee for everything.

The property was very nice, clean, well maintained, and very close to the beach and Broadwalk. This is a collection of 5 or more hotels, with 1 office for all of them. I think they bit off more than they can chew. Checking in left A LOT to be desired. Then I was hit with a $200 "Resort Fee". When I booked on Expedia, it showed all of the fees and taxes, or so I thought. This left a bad taste in my mouth.

I like that you can walk to the beach, the size of the room and that you can rent a parking space in the building. I did not like is that I the only electric outlet close to the bed was not working, but I did not complain because I was out most of the day, I think that if I would have complain they would have fixed.

I was even scolded and disciplined by the staff for walking into the “free breakfast” room more than once…turns out that is “official policy”…while conveniently the plates and bowls are child size and food was basically bread and generic cereal. They literally have a staff attendant watching everyone fill these small plates like convicts. Truly terrible experience.

Good - relatively clean & we did get clean towels the 2nd day. Proximity to beach & Broadwalk is the key feature. On our departure the man was helpful with the bus times but I didn't like that they had a little convenience store & one desk clrk had to keep motel guests waiting, not a good setup. Bad - not even a cup or glass in room & when I asked for one was told a kitchen kit would be delivered - never came. Man at desk couldn't explain how the tv worked so we weren't sure if any channels at all were free. Place is very old, bathroom sink was way too low & I'm short. You could tell it was painted & done up in a hurry & long ago. Breakfast setup was a bit strange especially as you were only supposed to go once into the room where only toast, cereal & granola bars were. But I did get a (styrofoam) cup for the room! Next time I'll spend more even if further from beach.

The check-in was terrible. The system was down but the situation was handled poorly by the staff in place. Rude attitude, no smile, no compensation or efforts to ease the situation. We had to wait until 9am the following day to receive room keys... Kitchenette in the room but no dishes (plates, glasses or anything else). Breakfast is ok but the girl assigned as zero social skills. The main quality of this hotel is the location!

The room was super old with stale smell of smoked cigarettes. The breakfast was pathetic. The kitchenette is fine, but there is no cup, or plate, or spoon, or pan provided, so you cannot use it. If you don't want to ruin your vacation, don't book any of HBH, Hollywood Beach Hotels, there are many nice hotels around. Oh, and HBH charge $96.30 parking charges if you use their parking lot.

Beach access just one minute down the street. Amazing beach and loved the space of the room. Breakfast has room for improvement as the cream cheese had so much mould on it I couldn’t eat it even after they scooped it off :-(

My family and I wanted to spend our last 2 days in Florida at Hollywood Beach, this hotel came up looking like a great little spot, with great amenities and a morning breakfast. The staff were not rude, just rushed. The room itself was not well maintained, we had a 2 queen bed room. The fridge had no handle, bathroom floor was dirty, paint was significantly peeling of the door in the bathroom. The pools were full of floating hair and debris, so we did not use them. The "Breakfast" was aweful. You lines up to go into a little corner room ans they had over ripe Bananas, bagels, cream cheese and bread to make toast, there were the hard boiled eggs in cloudy water that looked deformed ans unedible. There were 2 toasters that everyone shared shared outsode and they had been cleaned in a long time. Only good this was it was right on the beach, so we only spent a little bit of time.to sleep in the hotel. We will not be going back to this hotel and would not recommend other to stay there.

The fridge had no handle, bathroom floor was dirty, paint was significantly peeling of the door in the bathroom. The pools were full of floating hair and debris, so we did not use them. The "Breakfast" was aweful. You lines up to go into a little corner room ans they had over ripe Bananas, bagels, cream cheese and bread to make toast, there were the hard boiled eggs in cloudy water that looked deformed ans unedible. There were 2 toasters that everyone shared shared outsode and they had been cleaned in a long time. Only good this was it was right on the beach, so we only spent a little bit of time.to sleep in the hotel. We will not be going back to this hotel and would not recommend other to stay there.

Location was super convenient to the beach and boardwalk. Property itself is a bit old. Interiors were kind of refurbished but needs more. For the price, it was a good stay.

Knowing this is a simple and relatively affordable accommodation compared to others in the area, I can say the room itself was acceptable — you get what you pay for. However, the overall experience was disappointing, and I rarely leave negative reviews. At check-in, there was only one employee handling both the front desk and the convenience store. Before arriving, I had contacted the property about parking and was told it would cost $18, but upon arrival I was informed there was no availability at all. I had to park on the street and pay a high additional cost. Considering the property has several buildings and many rooms, the parking capacity is clearly insufficient for the number of guests. Groups of guests often take over the spaces, playing loud music without any supervision or rules, making it difficult for others to relax or enjoy the facilities. There are also shared seating areas directly outside the rooms, but again there seems to be no control or quiet-hour enforcement. If the only thing you want is a place on or very near the beach for a cheap price then this place is for you. But my complaints about this place are really just directed at the management. First off they own many small hotels in the area but the check in for all of the hotels happens at one location. Which means your trip starts with waiting in line for an hour at 89 degrees in the hot sun. Why wouldn't they stagger the check in and check out times to solve this? Secondly they have rooms with a kitchenette but there were no dishes in the room. You have to go to the office and get a box that has 2 forks,2 plates,2 cups, 1 pan,etc. Why??? On check out day we received an email at 8 in the morning. When I went to pack the car at 10 am I found out my room key no longer worked. I had to go to the main office and tell them to turn it back on. I was told that we didn't respond to their email so they assumed we left. Why doesn't 11 o'clock checkout mean 11??? But on the good side the pools were clean and it is steps from the beach/boardwalk.
