Location was great. Balcony was great. Parking location was close but not close enough. For the price could be a little better but would stay again if other choices were booked.

Property needed updating. Toilet, sink and shower ok for cleanliness but very small. Refrigerator and ac old. Bed was hard. There is no elevator so two flights of stairs with your luggage is too much unless you are twenty something. Will not recommend or stay there again. Booked for 3 nights and no room service provided. Parking is not on the property so that also was not convenient.

Right across from the beach, less than 5 minute walk from every concert venue, lots of dining options, free parking (lot) just around the corner, will definitely stay again

Did not have a view of the beach. Parking was a block and a half away and too crowded to try and fit you car in and out!

Place was hard to find. Parking was a few blocks away. 3 flights of stairs up to the room, no elevator.

The property is convenient as it is located right on the strip. Offers parking around the block no extra charge. No big SUV or trucks! The rooms are good except stand up shower is super small. Pay the extra and get the beach front room.

Off sight parking. Had to walk up to 3rd floor even though place nearly vacant Shower was so small I couldn't even turn around in it.

The parking *lot* was atrocious. Nearly impossible to maneuver. The room was clean but we could hear all the adjacent rooms.

I loved my stay here over Labor Day weekend! Was very clean, balcony view for sunrise, and parking was easy. Coffee shop downstairs was great with smoothies and bagels/muffins. Will stay again!

Room was poorly marketed and definitely showed much better condition. There was mold, staining and dirty walls and looked like there was food or something else stained on the carpet walls had something smeared on them and bathroom was dirty. Honestly would appreciate a refund on this one because I wasted some money having to buy things to make the room more comfortable for myself. There was no desk attendant to ask any questions as they left soon after we checked in very weird situation and odd set up.

I opted for the smallest room. I was alone. The room itself was clean. The hotel was not at the time. No elevator. There is a ton of stairs i had to go up with luggage. It smells very old musty and there were dirty bed sheets at the very top of the stairs that stayed there for hours. Also, 2 vacuums left in the hallway blocking you. The shower is an a closet. Before checkout, my door was banged on 3 times with different people telling me how close it was to check out time as I was naked showering getting ready ect ppl kept knocking. I yelled to them I know, that I will be out, only for the door to be banged on again and again. It was uncomfortable. I left by check out time only to see the staff, sitting outside my door, giving me looks bc they were waiting for me to leave. I assume I was the last room to clean. But not my problem. I paid a lot of money and I will not be bullied out of my room early.The room itself was very clean and I didn't pay for a view but got unexpected side view of ocean so that was nice. Parking sucked. One way side street 2 blocks away. I had a lot of heavy stuff to carry only to get there and have 3 flights of stairs to go up. If you're looking for cheap than go for it. It was the cheapest I could find so you get what you pay for. If you want something nice than pay another hotel.

Tiny unclean room. Can’t plug two things in at once. Shower tiny. Shower curtain filthy. Someone else’s clothes in draw and personal items in shower. Ants crawled into our clothes in suitcase.

This property was fine. They didn’t clean the room even when we asked. They stated they would clean but only if we asked and then never showed up to clean. Tiny garbage where you couldn’t put anything in. The TV didn’t work. A random shoe under the bed and hair in the shower. Just little things that added up. It was in a great location so the room wasn’t enough to ruin our trip but I probably wouldn’t book here again.

I would not recommend. There were too many things left undone. The air conditioner had years of build up on the filter. There were spots on the rug. And a bed that didn't fit the base well. Blood on the bathroom door a very very tiny bathroom. Many stairs up to the room. And old style locks on the door it felt very unsafe. The patio door did not lock. And the ceiling over the patio was caked in algae that was falling down. The TV remote was broken. The TV was unplugged when we got there. The Shelf in the refrigerator was broken. In other words despite their hard work this place is really not in great shape. There's a lot of things that should be monitored but aren't. And they only have staff occasionally on the window but most of the time they're on call between 9:00 am and 9:00 p.m. no coffee maker. Chep coffee in the lobby after nine. Tiny towels. There was nothing much in this property that was worth the over $300 that we paid for the room.

I love staying at Atlantic Sands any chance I get. It’s right across from the ocean and in the middle of all activities. However, every time I stay, the room is not very clean. They really need to do a deep cleaning before/after each season and it just seems that whoever they have doing regular cleanup needs better training. Contact me if you’d like a professional consultation. For the money I pay, I shouldn’t have to see the previous people’s fingerprints and grossness everywhere.

Room had bed bugs. Woke up with 26 bites!

Booking, check in and check out were all quick and easy. Room and bathroom were extremely small and carpet felt weird. Overall youre paying for the location more than anything else. This is a very bare minimum place to stay.

The location was phenomenal...literally right across the street from the beach! I loved the balcony my room had. There was an awesome little coffee/ tea/ shop with delicious muffins and sandwiches etc. literally right next door! My ONLY complaint would be the mini fridge had a smally odor, so I never put any of my food into it. Otherwise, I loved the room!, and the bed was extremely comfortable!! I definitely would stay there again!

We like staying here because it's a great location on the main drag of Hampton Beach. There are a few ocean front rooms that are great for a price, but the other rooms are clean and adequate but on the small side. Showers are extremely small in I think all the units. No complaints ever staying here.

I chose the hotel for its proximity to the beach and the low price. The room was small but quite nice with a very comfortable bed. I was also pleased to find a small refrigerator. WiFi was good. Odd item - this room had no closet, but that was okay. I don't always use a closet. Other rooms do have closets.

The location is great being right in the midst of Hampton Beach and near the Casino Ballroom. We had a balcony room facing the ocean. Overall, this was a good stay, but a few points that might help others. The bathroom is sufficient but is very small. I'm 6 feet tall and 210lbs and anyone larger than me would have difficulty in the tiny shower and with room around the toilet. The balcony doesn't have a privacy wall so we could see our neighbors (thankfully they were pleasant), but it also meant that they could see into our room partially, so we had to keep the blinds partially closed which slightly diminished the advantage of an ocean view room.

Only complaint i have was the bed was harder then a prison bunk. Other then that for the price and location it is what it is and was perfectly fine. We werent vacationing in Hampton to sit in our room we slept in the room and were gone the rest of the time.

Parking is off site so we made a couple of trips to bring things in. On second trip, owner/manager of property was a few steps ahead of us and did not hold door. Perhaps an unfortunate oversight, so we gave the benefit of the doubt. We dropped our things quickly and headed to dinner because we were leaving at 4:30 a.m. for a fishing trip. There was a bag of dirty linens in hall outside our door. We returned to the hotel around 9 p.m. Their was no water in the toilet and no way to flush. They got the plumbing working getting us in bed at 10 p.m. The only lock on the door was the knob. No secondary lock and the key was a standard residential door key. The toilet ran constantly and so loudly we got up at 10:30 and shut off the water supply. We were up at 3:45 to head out for the day. We discovered the shower water was lukewarm at best after running for 20 minutes. Definitely not hot. The room was cold but there was no thermostat, only a window a/c unit. We rang the office bell downstairs (desk is not open 24 hours) to discuss the situation but no response. We had reserved for two nights but knew we wouldn't be staying. We didn't have cell service on the fishing vessel so when we returned at 6 p.m. we were told that they wouldn't refund our 2nd night, were very dismissive of concerns and that they couldn't rerent room tonight. We reached a compromise of $49 cleaning fee and remainder of 2nd night refunded. Overall lacked safety, comfort, convenience and service.

Amazing location, pretty run down though. We stayed in e family apartment which was actually pretty clean, but outdated and in need of some repairs. The battery in the door also died or malfunctioned so the key fob didn’t work and they had no way of getting us in the room, so the maintenance guy (Dave, who was amazing) had to rip the AC out of the window and we ended up crawling in and out of the window all night/ the next morning. While Dave was working on the door/window situation, the toilet flush fell out, so he then fixed that for us (it was midnight at this point and he was still so nice.) We asked for a discount because we had been locked out 2 times and then jaded to use the window, they gave us $30 off $300, which wasn’t great but at least something. I don’t know that I’d stay for the prices again, except they were friendly, it was pretty clean, the 2 bedrooms were really convenient, and the location can literally not be beat.

The staff was excellent. Although it's an older place, it's in the middle of everything he can't get any more convenient. Perfect for someone, just needing a quick rest.

Staff was very accommodating. I am handicapped and all rooms at Atlantic Sands are up stairs. The staff switched us to the Hillcrest Inn nextdoor where there were minimal stairs.

I thought the guy at the front desk could work on his manners a bit. We found him to be a bit rude and not very welcoming. Wasn’t cheap to stay there, If we go again we will be looking into another place to stay. Good location, balcony was nice, was ok place to stay. Staff was the only negative there.

Location was convenient to the beach, shopping, restaurants. Motel was old, out dated furnishings, dirty carpeting. Parking about a block from motel. Did not see anyone at the lobby desk in 2 days and waited nearly 10mins after buzzing the bell for someone to come in order to check in.

The room was just ok but the location and view of the beach from the balcony made this place worth the cost.

The property is centrally located on the Hampton Beach Boardwalk. Multiple properties are managed by the same people. For the money and the view(when we checked in we were INSTANTLY upgraded!) the property is well worth the cost. The rooms are small but if you ARE able to get a balcony it is well worth it. Great for people watching, not far from" the Shell " performance area, and LOVELY in the mornings for sunrise!!!

This place is so cute and comfortable and clean!! Love that it is right across front the beach!!! They have everything you need here coffee shop right at the bottom of the stairs is totally amazing!!!!!

Great location! We had an economy room at first which would have been fine if the weather was better. We upgraded to the ocean view and it was worth every penny! Coffe shop downstairs was really good and had a huge menu. The place next door had ice cream, fried dough, and beach foods and was open until 11pm! Property was older, but kept up as well as possible. Would definitely stay again!
