Slidt og gammelt men fint nok. Du skal have en bil for at bo her ellers skal der bruges taxa eller gå op til hovedvejen og få offentligt transport. Det bedste var vores udsigt til vandet og den dejlige strand. Værelserne trænger virkelig til en opdatering .og ikke for at snakke om poolen ikke en mine piger ville hoppe i.

Værelser var ok. Hotellet ligger udenfor byen det giver nogle udfordringer mht. mad. Man kan tage en bus til Akumal og handle ( lidt) Husk kontanter - der var flere dage uden penge i ATM. Der er kun Strandcafeen hvor man kan spise om aftenen og der betales kontant. Lidt dyrt. Lille pool men hoteller har direkte adgang til strand.

Tony and his staff are very attentive to requests and the communication through whats up makes food and cocktails delivered to your room or the beach chairs fast and convenient. We stayed in the 1 bedroom beachfront condo - very large and a huge comfy bed! His staff clean the rooms whenever you need them replacing towels, changing sheets and tidying up the entire condo - this condo is about 1200 square feet which gives you an idea of the size. Next door ( literally walk over in the sand in your bare feet) is the Bikini Beach bar and grill run by the same family who owns Villas de Rosa - music in the day and lots of laughter and people to chat with. My husband and I along with our grown children used the kayaks and paddled to the reef - crystal clear warm water to snorkle in too. The vibe here is well balanced - quiet and private when you want and social and busy if you are in the mood to socialize next door. Nothing is ever too noisy as the beach bar closes at 9 pm and the live music is in the afternoons. Could never hear any of it in the condo. Nice sized TV and loads of seating in the sunken living room - wifi worked incredibly- never an issue. Oh and LOTS of hot water in the shower. This is our go-to place when we vacation - if you decide to visit say hello to Tony and have a nice cold cervesa on the beach for me.

We were there for 1 night just to basically sleep. Bed is comfortable. Room is small. Pool is small. Loved having a coffee maker in the room and free wine. Good tacos at the restaurant.

Absolutely Perfect Beachfront Getaway! This apartment was everything I could’ve hoped for and more! Impeccably clean, quiet, and secure, it’s the perfect escape for anyone looking to truly relax. The best part? You can literally walk out of the living room straight onto the soft, white sand and take in the breathtaking view of the ocean—it’s like your own private slice of paradise. The atmosphere is incredibly peaceful with no noise, just the sound of the waves. It felt like a true retreat. The food and drinks on site were excellent, and the bartender is top-notch—professional, friendly, and mixes some of the best cocktails I’ve ever had. Having parking available is a huge plus, especially at the beach. This place has everything covered. I can’t wait to come back—it’s now one of my favorite places to stay!

BEACH! The location is awesome but bring some water shoes if you want to swim. We stayed on the 2nd floor facing the water and the view was amazing. The closest Grocery store is Selecto Chedraui Tulum, which about 30 mins away. Stock up at the supermarket and enjoy this private beach. There are kayaks and paddle boards you can borrow for free, they are located on the side of the hotel facing the water. Im definitely coming back.

Our families favorite place on this coastline - Tony is amazing as are all his staff. Rooms are spacious and beds large and comfy. We used the kayaks and the water was crystal clear all the way to the reef. Food is delicious delivered to our room.

The property wasn’t bad. The staff was nice enough. The rooms were spacious. There was no AC in the main sitting room, and the rooms DID NOT cool it off. The grounds weren’t maintained for bugs. The pool was poorly cleaned/maintained. We could’ve made it all work if not for the seaweed. There was absolutely no effort made to remove it from the beach, like several other resorts in the area. The smell was so suffocating that you couldn’t even sit on the very nice patio. It was so suffocating that we ended up leaving after one day and going to Cozumel. Would not come back.

Beach location is the best in the area and beach is well maintained. Pretty good snorkeling right off the beach, we saw lots of tropical fish and stingrays. The beach has beautiful soft white sand. 😍 All staff we encountered were lovely and helpful. Food can be ordered to the room, pool or beach and is very tasty and reasonably priced (breakfast under $10 USD). There are more dining options in Akumal, about 6 mins drive away. Terrific margaritas at the bar next door! The guests when we visited were mostly older couples but several families with young kids as well. The hotel had a friendly and relaxed vibe and was very quiet after dark. Access road was extremely bumpy but manageable at a slow speed in our rental sedan. Great proximity to many cenotes and Xel-Ha!

Beautiful and clean

Stayed at Villas de Rosa with my mother who only wanted to relax and we absolutely enjoyed our stay! Spectacular view from our ocean view. It's not brand new, but it was super clean and staff was super nice and friendly. Our host Tony was very welcoming and we could arrange food (breakfast, lunch and diner) to be brought to our room or at the beach. And by the way, all A's to the chef, food was amazing! The hotel is located at the best spot on the beach! Will definately go back!

Great, spacious, clean, friendly place to stay. The beach had sargasso, like all the beaches on that area during that time. We had the chance of seeing the turtles come to the sand to laid there eggs. It was amazing.

Nice Beach front view, Beds were comfortable, Rooms had good cold air, Shower water pressure was good. Rooms could use a update, main entrance needs new entry locks, no a/c in living room/ kitchen, both restrooms have bidets.

Situated on the beach, smaller property, with rooms that were sufficient enough but in need of a thorough cleaning. There are wooden doors to all the rooms so they were continuously being slammed by other guests or the wind was suctioning them back and forth bc there was not a tight seal to them. Guest noise echoed from the hallways and you could also hear the guests in the next room. If you are a light sleeper bring a sound machine or use the fan app on your phone. The bathroom had "hair spiders" stuck to the bottom of the door (cleaning oversight). The room was always sandy regardless of being cleaned (cleaning oversight). Pros: Had a large supply of water in the room and a coffee machine. Working TV with limited sound and a balcony. The rooftop bar/deck area was nice and spacious great for stargazing. This was a place to sleep only and not to hang around and use amenities (for me). Tony was helpful when I needed questions answered. This place has great potential!

We had room 301. This room has the kind of view that you close your eyes and imagine when trying to picture paradise! The layout is ideal with a full kitchen, large dining table and a sunken living room with the sliding doors to that view. The decor was mostly Mexican which was nice although personally I would like to see the artificial plants/flowers go. It is not your streamlined shiny new kinda place but I loved it. It has everything you need. We didn’t use it but they do have a menu which they will deliver to the room, beach or poolside. The beach palapas are in need of repair. It didn’t matter to us as I spent most of my time on my balcony listening to the ocean, watching the palm trees sway and feeling the breeze. You can do wonderful snorkelling right off the beach here. We saw soooo many fish, a few squid and even a stingray. There is a wonderful little restaurant/bar right next door with swings and tables in the sand. It even had a live singer some afternoons. I am already thinking of ways to return to the property!

Absolutely loved our time here. We stayed in a top floor ocean view suite and it was such a breathtaking view. Everyone was super friendly and kind. Tony is the absolute best host ever, he was extremely friendly, answered all of our questions promptly, organized cabs for us, and gave excellent recommendations for activities. We loved Tony and his awesome staff! The suite was massive and came with a full kitchenette which was handy. They also provide a huge thing of drinking water which was great. The deck was huge and had the best view I've ever had in a hotel: completely unobstructed ocean view right there on the beach. We woke up to the sound of waves crashing every day and it was bliss. Wifi was strong and speedy every day. There is a pool on site as well and one end is deep which was fun! We mostly stuck to the gorgeous and pristine beach, which always had loungers free and was kept clean. The hotel has kayak and snorkel rentals for a small fee, it was very fun! The waters are turquoise and filled with fish. Perfect to swim in. The downsides, to no fault of the hotel: you should get a rental car because the nearby dining options are nonexistent (there is delicious room service and a nice beach bar next door, but both are pricey, as is everything in the area). Cabs are very expensive, about 400 pesos to get to nearby Akumal, and then another 400 back. There is no uber in this area. That being said, this was such a phenomenal location and we highly recommend it!

This was a great stay. The rooms were clean and the bed comfortable. We had breakfast and juice the next morning—it was good and very reasonable. Tony was really accommodating. We came in late and he gave us a snack, knowing we were tired and hungry. Half of our stay was at an all inclusive down the street. When I come back to this area, I will definitely stay here, over the resort, anytime!

Everything was great except for the limited A/C

This property's standout feature is its location! Built directly on the ocean front, with endless white sand. Its so picturesque and serene. Wished we had more days to stay here. The balcony from the apartment looked directly out to the ocean.

Wir hatten Villa de Rosa als “sleepover” Hotel geplant, um am nächsten Tag früh am Morgen zu nächsten Aktivitäten weiter zu reisen. Weshalb wir einen Raum zum Pool gebucht hatten. Wir wurden vom Hotel Manager empfangen und er stellte uns den Raum vor, den wir gebucht hatten. Alles gut, aber er hatte eine Überraschung vor uns und wir bekamen einen Upgrade zur einem ocean view Studio mit dining room, living room, Küche und Terasse in einem Raum. Schlafzimmer und Bad extra. Die view war fantastisch und wir konnten Seeschildkröten beobachten wie sie nachts ihre Nester an der Beach bauten und Eier legten. 7 Nester waren allein auf der Hotelbeach. Die See ist hier ist nicht sehr tief, so dass Schnorcheln direkt am Hotel möglich ist. In Wasser Tiefen von 2 bis 4 Metern findet man riesige Korallenriffe mit allen Arten von tropischen Fischen und Schildkröten. Keine Notwendigkeit Schnorchel oder Schildkröten Safari zu buchen, da alles vorhanden ist. Wir hatten unsere Reisepläne geändert und blieben für zwei Nächte und genossen jede Minute. Danke nochmal zu den freundlichen Mitarbeitern.

We stayed in the 2 bedroom villa (family of 5) and it was just perfect. As many have mentioned Tony is a great host and available always through whatsapp. Room service was great and on time. There is a bar downstairs which is very reasonably priced and the great snorkeling options at the beach itself. Location is great but road getting there could be a bit better (about 150 -200 meters. I did lose my snorkeling gear at one of the denotes but Tony was kind enough to lend me one! On our way back to the airport, I realized that I forgot my telescopic lens back in the safe box. A quick call to Tony and he had his Taxi guy deliver it to me within an hour at the airport! We plan to come back here soon !

Excellent quaint gem of a property in an otherwise busy, touristy area. Service is amazing, can’t beat the views and a lovely homey feel to the rooms.

Tony is amazing and made my stay great! He scheduled my round-trip airport transportation along with calling taxis for me. I loved being able to order meals and have them brought to the beach or my room.

We thoroughly enjoyed our stay at Villas De Rosa. On arrival, Tony accommodated our request to upgrade to a beachfront condo. We were so glad we did - the room was huge with a large balcony overlooking the beach. Tony is an excellent host and was always available through whatsapp for any questions we had. All of the staff were super friendly. We loved having our own kitchen but the room service food was also delicious and affordable. The location was amazing on the most beautiful stretch of beach. We like that it is a bit off the beaten track but was easy to walk out to the highway and catch a colectivo to Akumal, Playa del Carmen and Tulum. We are looking forward to our next visit.

The resort was a bit of a distance from transportation or amenities but aside from that the experience was excellent. Tony was a friendly, informative, and helpful host who gave a personal touch. The room wasn’t modern but certainly was nice and had character. The beach was decent although suffered from the same seaweed issues as every other beach in the area at the time. There is a quiet little bar next to the resort. The food was amazing and well-priced and we were happy with every meal. Everything was fresh and home-cooked. Orange juice was fresh-squeezed and delicious. Very happy overall with the resort and service and especially Tony and the food

En una playa privada con acceso a coral inmenso.tien snorkel, kayak. El personal muy amable. La zona es aislada pero bien servida, ideal para descansar. Hay un restaurante junto al hotel.

Right on the beach with a beautiful view (from a two-bedroom condo). This place is functional, not fancy. Nice to have a kitchen, and if you don’t feel like cooking the room service meals are excellent. Four twin beds (can be pushed together, but not an actual king sized bed). The beach area is nice, and we always got a chair. I recommend renting a car to explore because it’s a bit out of the way. I would request a room away from the restaurant next door. The owner of the restaurant has two very large dogs who barked at all hours and woke us up regularly. Other than that, we had a lovely, peaceful stay.

Amazing beachfront hotel - I felt like I had rested a cottage - except I was on a gorgeous beach in Mexico! Very natural landscape and very quiet. Only complaint was the road coming in - was too bumpy. I worried we would loose our car rental damage deposit each time we came in and out. The hotel has seen better days, somewhat run down, especially the water taps. Other than the those two negatives, the place is fantastic! the views of the ocean and proximity to the beach was incredible! I would go back!

I enjoy staying on the beach. Truly a beachfront property.

Very nice location on a clean quiet beach. Excellent help from Tony and his housekeeping staff. Liked that we could contact Tony via WhatsApp with any questions or needs. Range of dining options within walking distance was limited; basically had to rely on the beach bar and grill on the property. Service was very slow, perhaps due to holiday timing during Christmas/New Years week. Overall a good choice for relaxing away from the Tulum congestion.

The location of Villas DeRosa is tremendous. Beautiful view as you walk right out onto the beach. The Villas have the best section of beach in the entire bay. Building and amenities are dated and show their wear. But it is a great little place.

The million dollar on the beachfront view, the employees, and beach were all amazing, especially the property manager Tony who was always available with a welcoming smile and seemed to really care about making sure your needs are well taken care of —from arranging our airport shuttle, to taxis and cenote dives. Room service, free WiFi, bottled water and ground coffee, and water sports/snorkel gear, daily maid service, comfy lounge chairs, cold bedroom ac, and plenty of hot water with good pressure, this spacious condo-hotel provided a much needed and wonderful escape for my family! It’s basically everything you need —and everything you don’t. A rental car and stocking up on groceries in Puerto Adventures are recommended since the area is 5 min from Akumal by car —and the general store is convenience-store-pricey. We bundled air/hotel/rental car with Expedia and received a great deal!!!

This is truly our favorite place along the south Akumal/Tulum coastline. We stayed a month and being our third time in 2 years we again had a very relaxing special time in this hidden gem. Tony and his staff along with his wife were always available to help us anyway they could - food is excellent with large portions. Having room service for anything we desired contributed to our relaxation along with daily house keeping with smiles all around.

Great place with a laid back vibe and an awesome bar next door. Rome service was excellent and very affordable.

You can feel peace here. So relaxing, And the good was great. Room service was quick. Tony is so kind. Really, I want to go back And I will. I was here with family And We all enjoy es everything. Room was as described. Bed was super comfortable! Food and service was OUTSTANDING. Beach/swim area was clean and fabulous. Not crowded or touristy, unless you walked down the beach past other resorts. Balcony facing ocean is a must-loved having coffee at sunrise every morning. This place is our new favorite destination in Mexico! Unbelievable value for the price!

Overall we had a fantastic stay at Villas deRosa. The hotel is located right on the beach. Tony and his crew are super accommodating and friendly. There are plenty of beach chairs for everyone. While the hotel does not have a restaurant (it used to have a roof top restaurant but that was shut down during covid), guests can order food and drinks which will be delivered to wherever you are on the property. This is done thru Whatsapp. While at first I was skeptical about the response time I have to say it became one of our favorite features. Quality of the food and speed of service were very good. The property right next door does have a small restaurant/bar. However, the food is more "gringo" ish. Our accommodation were pretty basic but comfortable enough. It came with a kitchen that had most of what we needed. A/C is provided in the bedrooms but not in the living room/kitchen. We really did not need it there anyway. The bathrooms are basic and the hot water in the shower can be a bit tricky to adjust but not a huge deal once you figure it out. Overall we would stay again and would recommend the property to people that are looking for simple, clean and friendly surroundings a bit off the beaten path from Cancun, Playa del Carmen or Tulum. If you are looking for luxury, this property is not for you.
