It is a really large room. It is decorated lovely. It's really comfortable. We enjoyed having the doors to the balcony open. The breakfast was great. We had lots to choose from and there was a really big fridge to add your own stuff too. I was pleased to see dogs were welcome and there was blankets to rub your dog down with after the beach. Nothing was not equipped for. It was up a quiet turning but still right in the middle of all the main pubs and restaurants. I give this property five stars.

Very nice accommodation, lovely room, dog friendly, everything we needed, Quiet off the main mumbles road, close to the village and across the road from the promenade.

What a lovely place to stay, we stayed for one night and I wish it could have been longer! The room was incredibly spacious and so was the bathroom, the location was perfect and communication from the owners was brilliant. They were especially helpful when I called with a question. Although there’s no parking on site, we found a parking spot just down the road so no issue at all. I’d certainly recommend staying here!

A delightful night away. The room was spacious, impeccably clean, and in an excellent location. It had everything we needed for a wonderful stay. Fortunately, we found parking easily; we arrived early and were able to park on the street for free.

Lovely room and well thought out with everything we needed. Breakfast was provided in room facility in room. Location was good for shops, restaurants and beach. Car parking is a bit tricky although we managed to find a space eventually.

What can I say, reading the reviews you think yeh yeh, but believe everything you read because it’s all true, the attention to detail is spot on, I don’t usually sleep properly away from home but the bed is so huge and comfy! I was lucky with parking ,with being there mid week, if you walk down the driveway and turn right about 2-3 minutes walk on the other side of the road there’s a free car park.

We liked the large spacious room, bathroom and lovely views. Parking was a struggle at times as the nearby car parks are very pricey and you can’t always get parking on the road. It’s needs a bit of a refresh in places. Slight odour in room was off putting on arrival. Breakfast boxes of cereal were ok but not really a substantial breakfast option. The nice coffee bags, tea and juice were appreciated. All in all though a bit on the pricey side for what was offered.

Fantastic place to stay in Mumbles, near the beach walk and lots of pubs and restaurants. The internet was very good, and they provide a nice continental breakfast selection within the room. Be aware that there is no parking at the Boathouse, and parking on the street is a possibility, but you'll probably end up using one of the pay and go lots along Mumbles Road.

Lovely apartment. Very colourful. Very clean. Comfortable large bed. Had everything we needed from hair dryer, iron, breakfast foods. Very spacious bathroom with bath and shower. White robes were a nice touch.

Good size, good shower, carpet could do with replacing as looks tired, empty crisp packet still in bedside drawer a few cobwebs around, bowl with cleaning stuff in bathroom left under sink should be in a cupboard, you can here people upstairs walking around. Could be priced lower

We stayed for one evening to attend a function in Mumbles. The Boathouse was absolutely lovely. Very clean with everything we needed. It was very convenient for the town and had some quint features in the room. Highly recommended

All very clean. 4th stay at this property.

A fabulous property right in the heart of the Mumbles. Property was huge and clean. Amazing huge comfortable bed, superb bathroom with huge bath and a great shower. Snacks provided for breakfast like cerals, Welsh cakes, yogurts, fruit juice and biscuits. Decaffeinated coffee was not in room, it was left out in communal area. Loads there when we arrived but only one left after the first evening out and it was not refilled all BH weekend so one coffee for me for whole stay. Why not leave some in each apartment? TV was very small for room but we were not there to watch TV. Would definitely stay again. Street parking near by

Easy to follow directions regarding checkin-check out. My room (2b) was large, with a big bed, and couch at the foot of the bed facing a TV and the floor to ceiling window. There was also a small dining table with two chairs. The bathroom was spacious with separate shower and bath. Everything worked and was clean. I think good value. The location was perfect, with walkable restaurants and bars close by.

There was only 1 small thing that i would have preferred a window that i could open at night I only had a set of french doors The room was very hot and i read leaflet saying heating on 24 hours so we turn all heaters off at 3pm when we got there On returning room still hot so a window would have been perfect

Had a fantastic stay. Lots of useful tips on places to visit given to us by the hosts. Beautiful property and huge well equipped room. The only minor negative was that the lighting seemed a little dim at times. Centrally located for restaurants, shopping and beach. We were fortunate enough to get a parking space in the road for the duration of our stay.

Lovely place, well located for both the centre of The Mumbles and the pier. Room was fabulous, both the bedroom and the bathroom were huge and having a sofa in the room was an added bonus. Would definitely stay here again if we’re in the area.

We enjoyed our stay very much! The property owner obviously thought of every need one might have. From the towels to the tea to the nicely stocked breakfast. We had a wonderful view from 5B, a super bed and it was quiet. Along the stair landings were books, dog biscuits, wine corkscrews and even a sewing kit. A big thanks to Patrick.

Big bedroom and bathroom with sea view and plenty of in-room facilities. The building is key lock access with snack style breakfast waiting, so you will be disappointed if you are after a catered breakfast, but there are loads of cafes and restaurants close by. Very convenient location for Mumbles

We had a fantastic stay at Patrick’s Boathouse. The hosts were extremely accommodating, the room was great and really spacious with a super comfy bed. A simple breakfast was available in the room. I would definitely recommend and stay again if I was in Mumbles.

What a lovely place to stay, we stayed for one night and I wish it could have been longer! The room was incredibly spacious and so was the bathroom, the location was perfect and communication from the owners was brilliant. They were especially helpful when I called with a question. Although there’s no parking on site, we found a parking spot just down the road so no issue at all. I’d certainly recommend staying here!

Great location, handy for restaurants, bars and the promenade with lovely views across the bay. The property was easy to acces, the instructions were clear and the accommodation was just what we needed.

We decided to have a short trip away over the Xmas break. Patrick’s boathouse was a fantastic choice as it was bang in the middle of Mumbles seafront with some great restaurants and pubs close by. Really enjoyed our stay and next time may even take our dogs.

We enjoyed our stay very much! The property owner obviously thought of every need one might have. From the towels to the tea to the nicely stocked breakfast. We had a wonderful view from 5B, a super bed and it was quiet. Along the stair landings were books, dog biscuits, wine corkscrews and even a sewing kit. A big thanks to Patrick.

Excellent place to stay in Mumbles. We had a gorgeous room on the top floor with amazing views. The room was also super comfy and spacious.The owners thought of every little detail to make the stay pleasant from breakfast snacks to different kinds of teas and coffee. Would definitely stay again if we are in the area.

The name is quite deceptive as it suggests the rooms are attached to a restaurant when in fact they are just rooms. Set up is quite like an airbnb, self check in via a key deposit safe. Despite the fact this is quite pricey, breakfast is described as "complimentary" snacks which is some basic continental items in your in room fridge. Big room, reasonably located, good for those avoiding any human contact.

Big bedroom and bathroom with sea view and plenty of in-room facilities. The building is key lock access with snack style breakfast waiting, so you will be disappointed if you are after a catered breakfast, but there are loads of cafes and restaurants close by. Very convenient location for Mumbles

Lovely room and well thought out with everything we needed. Breakfast was provided in room facility in room. Location was good for shops, restaurants and beach. Car parking is a bit tricky although we managed to find a space eventually.

The room is very spacious - living room facilities, small kitchenette area (fridge and kettle, simple breakfast items of yoghurt, cereal, juice and welsh cakes, fresh milk and tea and coffee included), huge comfy bed, lovely bathroom and shower. All very clean. 4th stay at this property.

Fantastic place to stay in Mumbles, near the beach walk and lots of pubs and restaurants. The internet was very good, and they provide a nice continental breakfast selection within the room. Be aware that there is no parking at the Boathouse, and parking on the street is a possibility, but you'll probably end up using one of the pay and go lots along Mumbles Road.

We had a fantastic stay at Patrick’s Boathouse. The hosts were extremely accommodating, the room was great and really spacious with a super comfy bed. A simple breakfast was available in the room. I would definitely recommend and stay again if I was in Mumbles.

Excellent room. Good central location but up steep slope and then stairs so would not suit even slight infirmity. In room breakfast was ok but prefer traditional breakfast room. Overall good value and would go again.
