We had a pleasant stay, plenty of room with all the amenities. Attendent was helpful and very upbeat! Great customer service skills. Just be aware they have no elevator but other than that would highly recommend and will stay again!

The property is nice it was former apartments, parking is good, 3 floors, exterior entrance, no elevator, it's is on a busy corner, so depending on the room traffic noise could be an issue

Great location. Coffee shop and lobby are a 10/10. The apartment is super spacious and clean. Beds are comfortable and some of the furniture has been updated. Only needs a little attention to details such as faucet handles, caulking here and there. TV remotes are confusing and the water tastes terrible. With that said we’ll stay here again and the pros out way any updates it could use. Staff was friendly.

Up sides - I was visiting my son who attends Washburn University, so the location was incredibly convenient for this purpose. The hotel is a converted apartment complex and you can expect something with that feel - I got a one-bedroom apartment with a comfortable living space, kitchen with appliances, washer/dryer in the room. WiFi is available. A decent coffee house is on site which is a nice perk if you are a coffee drinker. Down sides - Hotel staff is not always on site but seem to be accessible by phone call if needed. Extras like pool and workout rooms are not a part of the package. There is pretty consistent automobile traffic that goes by so it can get noisy if you're sensitive to sounds. These issues were not important to me but might be to others so I thought I'd include them.

Our apartment on the 3rd floor was very spacious and properly equipped, with a nice view across the intersection to the university. It included an oven and pots for the stovetop. We thought having the washer and dryer in the walk-in closet was a nice design choice. The decorating scheme included lots of white, so you could tell that the apartment was pretty clean, even though the furniture wasn't brand new. Note that there is no elevator, so only the 1st floor apartments would be accessible choices. The parking lot gets busy with university students while the coffee shop is open, but empties out after closing time.

We stayed 3 nights in a 2 bedroom unit. This suite is roomy and practical for a family stay. The kitchen has very basic supplies; a Keurig machine, oven, microway dishwasher, in-unit laundry, dishes, silverware, glasses, cups and a knife. No small appliances such as a blender, no potholders or dishtowels. But aside from those minor details, the unit and the stay was perfect for us. There is a cafe' onsite. They serve breakfast & coffees at 7am and lunch & drinks (including beer) during the day; prices are reasonable. The food and drinks are really good! We would definitely stay here again.

Great place. Would stay here again 100%. Loved the feel of home while traveling. All basic necessities there and easy to find. Only thing is lots of light still gets through the blinds in the bedrooms in the evening, so if you are a sleeper that needs the dark, may need to find a way to darken room. TV's are Roku's, so can log into your streaming accounts or watch free Pluto TV. TV in each room though! Loved the porches too and little coffee shop attached.

The apartments are near a very busy intersection so you have to deal with a lot of road noise. The rooms are generally in good condition but spaces above your head and below your knees apparently are not routinely cleaned. This includes door frames, ceiling fans and baseboards. We arrived about 10 minutes before check in and I had to call around to find the desk clerk. She scolded me for showing up early though we would have waited for our room. Instead she put us in another room and had to re-enter our reservation. Minor deal but a tense start to our stay.

Place was exceptionally dirty with crumbs and other debris in the carpet, dirty countertops in sink, and a rough smell of smoke. A recent guest smoked in there because I saw butts near the bed (pictures taken)

Overall the place was clean and the beds were comfortable.There was really loud music playing outside for about 30 minutes. People were yelling at three in the morning. I chose this place because it was cheap and I got what I paid for. My room smelled like a smoker had been there and I couldn't get comfortable with the lingering smell soaked into the carpet. My shower was clogged too, and overall the place didn't feel secure or safe.

The hotel was clean and check in was quick and efficient. The hotel staff was friendly and helpful. The rooms were the size of apartments And it is definitely worth the price that you get versus staying in a regular hotel room. If you have kids or a family I would definitely recommend staying here, as you get double the room size and room for the kids to run around.

Clean and spacious two bedroom, two bathroom suite accomodated our family needs perfectly for two nights. It also had a full kitchen and washer/dryer for stays of longer duration. Located right next to Washburn University. The cafe in the bottom of the building had friendly service and a great breakfast. The bedroom closest to the street had some street noise, but pretty quiet through most of the night.

Loved the space and design. We had a few issues. There are no curtains, so when the sun came up, we woke up. The fan wasn't working in one of the bathrooms. There were no garbage cans in the restrooms and we found a bug in the unit

Great space, great price. The unit did not have hot water. We showered in another unit. They did bring maintenance in and did fix it. The carpet had carpet tacks sticking up outside the bathroom.

Loved the stay. Nice and spacious. Better than being couped up in a hotel room. One issue though is our card was charged 2 pre authorization charges. We were told there was nothing they could do until check out when it would run just the run through. Well after checking out. There still remains a pre authorization charge on the account. Which actually overdrew our account while there. So also left is scrambling on how to pay for other things we needed the $200 plus for. Was also told we weren\'t the only room this happened with by the front desk lady. She had no idea why it was happening. "Something weird happened during audit last night" that\'s what she told. Well upon now looking at Google reviews from a month ago. This is a reoccurring issue. Wouldn\'t stay here again unless there was guarantee that wouldn\'t happen again. Especially since they don\'t take cash. When I first showed up I asked to pay in cash and they said no they only took card. Well I see why now, because they like to pay with people\'s money. Everything else about the stay was great. But when it comes to someone\'s hard earned money, you shouldn\'t mess with it.

There is no elevator and it was not mentioned. It was also not mentioned that if you need wheelchair/handicap room you have to request when you book. The room we were to have was not available so they gave us an upgrade free of charge on the first floor. Staff was not trained so we got charged the difference for the upgraded room. Luckily, I make sure there are blocks to extra charges but it tried to charge every night. Super amazing small hotel. Feels more like home than it does a hotel. Kelly and Ashley are phenomenal. Take good care of them and they will take great care of you. Please be kind to them and clean up your room and whatnot as they are good people.

We got charged,but never got to stay. We couldn't get into the hotel or get in touch with them by phone. We got ripped off basically. What a mess it put us in . Expedia, please take this place off your list for booking.

Not going to complain about the property but a bad guest. Fight outside my room and the next night shots fired. We stayed till early evening but was definitely gone before dark. Uneasy feeling but i feel it was out of the managements control

The property is nice it was former apartments, parking is good, 3 floors, exterior entrance, no elevator, it's is on a busy corner, so depending on the room traffic noise could be an issue

This is a repurposed apartment, which meant that our room was literally the biggest hotel suite that we've ever been in. We really appreciate the proximity to Washburn University as well.

We were in Topeka for a wedding and this place was a delightful surprise! The apartment was much larger than expected with 3 bedrooms and 3 bathrooms, a decent kitchen open to the living room, a desk and a dining table. I don’t know my way around Topeka but we seemed to be pretty centrally located and never had to drive more than 10-15 minutes to get where we wanted to go. I would definitely stay here again!

Unit its self was nice …. Besides no clean dishes , dishwasher full of dirty dishes. However one night was woken up to people fighting outside of our room, next night followed by people pounding on our door and then about ten shots being fired . I would not stay here again.

Clean and spacious two bedroom, two bathroom suite accomodated our family needs perfectly for two nights. It also had a full kitchen and washer/dryer for stays of longer duration. Located right next to Washburn University. The cafe in the bottom of the building had friendly service and a great breakfast. The bedroom closest to the street had some street noise, but pretty quiet through most of the night.

Great location. Coffee shop and lobby are a 10/10. The apartment is super spacious and clean. Beds are comfortable and some of the furniture has been updated. Only needs a little attention to details such as faucet handles, caulking here and there. TV remotes are confusing and the water tastes terrible. With that said we’ll stay here again and the pros out way any updates it could use. Staff was friendly.

Up sides - I was visiting my son who attends Washburn University, so the location was incredibly convenient for this purpose. The hotel is a converted apartment complex and you can expect something with that feel - I got a one-bedroom apartment with a comfortable living space, kitchen with appliances, washer/dryer in the room. WiFi is available. A decent coffee house is on site which is a nice perk if you are a coffee drinker. Down sides - Hotel staff is not always on site but seem to be accessible by phone call if needed. Extras like pool and workout rooms are not a part of the package. There is pretty consistent automobile traffic that goes by so it can get noisy if you're sensitive to sounds. These issues were not important to me but might be to others so I thought I'd include them.

Our apartment on the 3rd floor was very spacious and properly equipped, with a nice view across the intersection to the university. It included an oven and pots for the stovetop. We thought having the washer and dryer in the walk-in closet was a nice design choice. The decorating scheme included lots of white, so you could tell that the apartment was pretty clean, even though the furniture wasn't brand new. Note that there is no elevator, so only the 1st floor apartments would be accessible choices. The parking lot gets busy with university students while the coffee shop is open, but empties out after closing time.

I felt fortunate to happen upon this hotel that was actually a 3 bedroom apartment. Had a full kitchen so we were able to refreeze our ice and cook supper. Adults got to sleep in our own beds. Grocery store is less than 2 miles away and there is a coffee shop next door. We had a great stay.

We stayed 3 nights in a 2 bedroom unit. This suite is roomy and practical for a family stay. The kitchen has very basic supplies; a Keurig machine, oven, microway dishwasher, in-unit laundry, dishes, silverware, glasses, cups and a knife. No small appliances such as a blender, no potholders or dishtowels. But aside from those minor details, the unit and the stay was perfect for us. There is a cafe' onsite. They serve breakfast & coffees at 7am and lunch & drinks (including beer) during the day; prices are reasonable. The food and drinks are really good! We would definitely stay here again.

Great place. Would stay here again 100%. Loved the feel of home while traveling. All basic necessities there and easy to find. Only thing is lots of light still gets through the blinds in the bedrooms in the evening, so if you are a sleeper that needs the dark, may need to find a way to darken room. TV's are Roku's, so can log into your streaming accounts or watch free Pluto TV. TV in each room though! Loved the porches too and little coffee shop attached.
