John was an exceptionally good host and we had such a lovely stay in his place. The dog, Quintin, was a big plus! The biggest pluses though was the price and the fact it came with a very generous breakfast served on silver platters as part of the price. With the house itself a Victorian mansion/large estate, this felt like royal treatment. John also went out of his way for us, including letting us check out later and giving us stuff for Easter :) The room also comes with a small but private lounge separate from the rest of the house. The only room for improvement we could think of was around dust etc. and the smell of cigarette smoke, but overall a very lovely and pleasant stay for us in the heart of the New Forest.

The property was very old and tired. The downstairs smelt of smoke and dogs. The room was barely acceptable in cleanliness. There were no complimentary shower gel, shampoo and conditioner just a half used bottle of bubble bath!! The bed didnt have a duvet but a sheet and old eiderdown. The pillows were stained. On a positive note the towels were large and fluffy. Breakfast was in a lovely dining room. Cooked breakfast was offered with a choice of eggs. The breakfast was below par overcooked and poor quality. The host was pleasant enough. We did try to find other accommodation however there was none available in the area. On the second morning we had to eat at a local cafe. I would think seriously before booking as previous reviews were very misleading.

The photo is taken from the back garden so the front looks nothing like expected. The location is lovely but the house itself needs modernisation. It was relatively clean but smelt a bit musty. Not the worst place I have stayed but it was like staying with your nan in the 1970's. The host was pleasant but a little eccentric.

I had a fantastic stay at John’s, the home is full of character, the decor is Victorian style and flows so well. Breakfast is excellent and I found myself taking pictures of the setting, its all a bit lavish and movie like. Its quite special. The junior suite is lovely, with a skylight over the bed from where you can see the stars at night in bed and a living room, with a good variety of teas! Plus the suite has a bathroom plus smaller toilet which is handy. The best thing is John’s hospitality, from directions to the B&B to the text to make sure we got home ok, it was very attentive. He has a super friendly and happy dog, and importantly, very well behaved. The location is really good, on a quiet road but walkable to some eateries on the main road. And near good forest hikes.
