Clean and nice hotel priced well for it's location. Alessandro was kind, friendly and helpful! Rooms are nice and updated however ask for an interior room if you don't want to be woken up early with the street noise as the windows are not sound proof. NO main lobby or restaurant with breakfast if that is what you are looking for but walking distance from the Spanish Steps and lot's of restaurants in the area. The elevator and air conditioning worked well. Great location!

Very nice, clean and well-maintained property. Location is very ideal right next to the Spanish Steps. You can easily walk to most of the attractions in Rome within 30 minutes, or the Spagna Metro station is just on the other side of the Steps from this property. Stayed in the suite with the balcony, that room is large with a very nice bathroom, and the view from the balcony itself is incredible. Amenities were plenty with bottled water, coffee/tea and snacks included and refilled daily. The manager, Alessandro, was very welcoming and kind to help with anything we needed. No complaints from us; I did see some reviews mention noise, but we mostly heard just ordinary city noise (traffic, police, trash trucks, etc.). Would recommend My Spanishsteps to anyone looking for a great place to stay in Rome.

Great location for exploring and many many shops and restaurants options. The room I stayed in was clean and tasteful, comfortable bed, with good shower. Check in was a bit confusing, no instructions provided when I booked. I was expecting to find a hotel building but instead turned out to be a converted floor inside a building (no biggie), you ring the bell for the marked floor and you’re let in by the host who was informative. I had a comfortable stay and loved the location. Highly recommend

Cute boutique like stay. Things to note, you need to ring bell for someone to let you in and give you directions how to operate elevator with “secret code” to get to front desk. Building is half residents, half hotel. There is 3 steps when you first walk in that you need to lift your luggage. Accessible lift for those three steps is locked. Our room was large and recently renovated feel. One thing that was weird was the odor that came out of sink. The sewer smell would come out and we noticed it on day2. AC is strong and quiet. Bed and pillows were pretty comfortable. No breakfast onsite but they give you complimentary mini bar and coffee/water. Bathroom was decent size- with one sink. Would stay here again based on convenience and not amenities.

The hotel is at the top of the spanish steps. A good tip is to locate the elevator by the train station!! It gets you to the top without hauling luggage up Spanish steps.

We had a great stay and loved the balcony room view. Everything went pretty smoothly with access to the building and room. We had an issue with our scheduled pickup from cruise port being an hour late. While this is not directly the hotel’s issue, they did coordinate the car service for us. Additionally, since it is not a traditionally staffed hotel, we did have trouble getting clean towels in the evening when staff are no longer on site. Not huge issues, and we did enjoy our stay, just something to consider.

The room was clean and had a nice view of Rome. The staff were also attentive and helpful. They also left us some snacks, water and there is a coffee machine. The bed was also comfortable.

Don’t even hesitate to book MySpanishsteps if it is open for you. The location was fantastic right at the top of the Spanish Steps. There was fantastic dining, gelato, and shopping nearby. Very walkable. Room cleaned daily, fridge restocked everyday with yogurt and waters. Espresso machine in room, also restocked daily. Initially hesitated on the check in procedure being self check in but it was so simple. Alessandro was always responsive to texts and was helpful. Ideal experience. On last day the key card stopped working and immediately Alessandro had a backup plan in case this ever happened and I was back in room within 10 min. Only one negative was room was not completely quiet because of the location above a restaurant and by road but it was not bad at all. Room was huge and fit 4 people. Kids loved it. I’d stay here again if ever in Rome again.

Great location. Booked Based on reviews of good stocked mini fridge etc, location etc. first day of 6 night stay was the only day we had yogurts. 1 regular bottle of water each provided daily. Nothing else during our stay! Sometimes a mini cereal provide which is weird as no bowls provided or milk ! The other items were mini dried toast and jam. We ended up going to supermarket to by milk,water fruit & yogurt daily. For the price, you can get full breakfast included at other highly reviewed hotels. Clean overall although shower area had dirt buildup along the bottom track. Make sure you fully close door as my husband went back seconds later and just pushed the door open! We also had a stranger walk into our room in the middle of the night( he had suitcase) however, property manager said they had no one check in ? Not sure how that person got into the elevator and security door ( which by the way was left open a lot as the heat build up on that small area was intense. )Noisy at times with people using stairs and also loud noise from restaurants playing music and people shouting. Would not recommend for elderly as climbing the Spanish steps is excruciating. There is a back street that requires no steps so choose that option. Booking the car to and from airport was great. Make sure you take more than one credit card (or prepay) as my husband’s card was run twice for two different amounts at same time. Card was blocked as fraud by the Bank. Had to use mine.

The room was comfortable, well appointed, immaculately clean and beautifully designed. The location was exactly as described and walkable to restaurants and shopping. Alessandro was helpful and accommodating. We would definitely stay here again.

Overall we liked our stay here. Room view was good. Kind of inconvenient to get to with large suitcases. I would recommend going the back way and not walking up the Spanish Steps. Location was great though, with restaurants and shopping super close by. Shower was clogged with hair. (Kind of gross). Staff Initially met us to show us our room, but we didn’t see them again, but were nice and helpful. Pics show rooftop pics, but you can’t access it. A little on the noisy side, but it’s the price you pay for staying so close to the Spanish steps.

The rooms are extremely spacious and wonderful. So clean and in the perfect location close to everything.

Unfortunately there was hair on the bathroom floor. The room was also incredibly loud. We had to sleep with AirPods and earplugs for 2 nights. Not ideal.

The staff and the room were lovely. The room was large and comfortable. They had complementary coffee, snacks, water, and yoghurt in the mini bar. I had a great view of the Spanish steps however there is very little sound barrier so it is extremely loud. I could not sleep without earplugs. I would recommend staying here due to the great location however, I don’t recommend the room facing the steps.

Good location. Very clean and tidy and facilities. Only issues is the road side rooms are very noisey! Not much sleep in the 3 nights as could hear everything that goes on outside which was annoying. Slamming doors to rubbish trucks to revellers.

A large room with good amenities and close to Romes attractions

Loved my stay at My Spanishsteps. The location is fantastic and the staff was incredibly helpful. They arranged for airport pickup and also helped arrange a driver to the cruise port. The coffee and snacks in the room were also an extra bonus! I would definitely stay here again!

An excellent stay. Alessandro went above and beyond helping us contact the airport to find our lost luggage. The places is beautiful and clean.

Unfortunately had a flight delay which meant we had to do self check in… which required calling staff for access to the building. Spent over 2 hours and a dozen calls for them to answer to check in, awful start after a long flight. The room itself was great, some issues with the shower not draining properly but otherwise was clean and well kept. The views were lovely, and it’s in a great location The noise from outside not so much, there was no relief from trucks going by and doing garbage/bottle removal for nearby restaurants. Maybe got 3-4 hours of good sleep a night as the trucks came at all hours If location is the main point, this is a great hotel. Otherwise there is definitely better options

I loved this hotel. The hotel manager was the nicest guy ever. So helpful. The location is at the top of the Spanish steps near a taxi stand, across from hotel basket. Comfortable bed. I would definitely stay here again!

It was charming and well appointed. Communication was easy and responses were very quick.

I had a wonderful stay! As a solo traveler, I felt safe in the area and in the hotel. Alessandro was very helpful to help with after hours check-in and during my stay. While this was a 10/10 stay, the only piece of feedback I want to share is if you’re a light sleeper, room 104 may be a tough stay. Since it’s facing the street, it’s a bit noisy at night — but the view is SPECTACULAR. Would definitely stay here again!

A very nice hotel just at the top of the Spanish Steps. Easy to get to by taxi. We used the car service offered by the hotel, very easy, highly recommend! Alessandro was very communicative and helpful!

This was a lovely property in a beautiful building at the top of the spanish steps! It was also a short walk to the Trevi fountain.

I loved it. The Metro is right there. Café if right there. Very lively all day and night at the steps and plaza. Walkable to a lot of places. Will be staying there again.

This is a beautiful, very central property in a safe building. Pretty much every major attraction is in easy walking distance. Rooms are like mini apartments, very large with all facilities you’d need, totally recommend!

The hotel was in such a great location - near the Spanish Steps, shopping, food, and within walking distance to other attractions. The Metro is right near the hotel which made traveling the city very easy. Very great service as well and very responsive when we had questions.

Good location for site seeing. Lots of dining and shopping options. Clean and reasonably priced considering location.

In the heart of Rome right next to the Spanish Steps. Gorgeous, spacious room with comfortable beds and luxurious amenities. Our room was facing the street so we did hear cars as well as people talking but it didn’t bother us. Alessandro and his staff are very professional and accommodating to all our needs. The area is safe with luxury shopping and highly rated restaurants. Walkable to many attractions. I will definitely stay again. Grazie Mille!
