From the moment you enter the building, you're greeted with a sign detailing the disputes going on in the building. I.e. full time residents vs hotel management. Sets a funny unwelcoming vibe straight away. Rooms are a bit on the smaller side, but for the price, reasonable. Our splashback looks like it hasnt been cleaned in quite some time, and some furniture in the room looked quite tired. Water pressure is great, good bathrooms, no complaints there. Gym also very good, however, the pool and spa were empty for some reason. With no mention of that prior to checking in. Overall, it was a fine place to stay, definitely felt uncomfortable with the residents wanting the hotel stopped. If you're looking for the advertised "luxury", I'd go some place else

It was generally great. I love how easy it is to check in, everyone was very helpful. Having secure parking is a plus for me. It is close to a lot of restaurants and pretty much central in terms of location. I only noticed some parts of the shower was moldy. But aside from that it was great and I would definitely come back if I can.

Nice new apartment building with good pool and spa. The value was great with the Fringe Festival on. However the 2BR apartment I was in was effectively only a 1BR as the AC split system was only in the lounge and only effectively cooled one of the bedrooms. Fine for me as I was on my own but would have been awful in the 40deg weather we had while I was there if I needed the second bedroom. It’s an extremely odd layout — the architect should be shot. The location was really central and having a great Bosch washing machine was really handy.

Apartment was great and location is fantastic, right at Rundle Mall in the city. The pool was unfortunately out of order and only notified on check in. Apartment itself was modern and sufficiently furnished and we had a comfortable stay.

Good location but average facilities. No parking available and as primarily a residential block there was no housekeeping for our 3 night stay. The apartment was light, spacious and layout was good but pillows and bed average. Would be good for a work trip but no luxuries/extras included if your on holiday looking for something special.

Kitchen cleanliness left a lot to be desired. We booked the apartment with a swimming pool as we had a 4 year old with us only to be told the pool wasn't operational. When we booked there was no mention on the Realm website about the pool and we never received any information that the pool couldn't be used during our stay. If we knew about it we never would have booked the unit as we were staying for 2 weeks. We were moved from a single bathroom apartment to a 2 bathroom apartment which didn't make up for no swimming pool. In this apartment the television wasn't working as we couldn't get any channels. A new television was installed but this never fixed the problem. The way things were done by management we felt that they thought we were whingers. Definitely would not recommend staying at this place . One of the worst places we have stayed in anywhere.

The Apartment was very clean the bed was not at all comfy it was 2 singles bushed together and keep rolling into the middle. With regards to Parking when we contacted Them there was no parking available so we had to arrange our own parking with no help from Realm maybe it may be a good idea to allocate one spot per apartment. or at least have a list of places around that you can park over night

Was a very convenient location near Rundle Mall and staff very accommodating. Room was tidy but not outstandingly clean, but more due to wear and tear than dirtiness. If you get the right floor with quiet and obliging neighbors it is a great place.

This apartment was a very pleasant surprise. I’d read a review complaining about the size and the photos really did make it seem small, so that’s what I expected. When we opened the door we were delighted with what we saw. It was the perfect size for two people. The apartment was modern and clean. It had everything we needed and had loads of storage space, especially in the bathroom. The furnishings were in excellent condition and all the appliances worked well. The location was great. It’s right in the middle of the city. Rundle Mall and the art gallery were just minutes away. The street in which it’s situated is more of a laneway. Even though it’s right in the city, it’s quiet but felt safe. I thought it excellent value and I’d happily stay here again.

The bedding was filthy, then it seemed too hard for the staff to change it. Then once they did, they used stained bedding dirty bedding again. They also didn’t take the dirty linen with them, they just left it on our floor. When I raised it at the reception I received a poor attitude like I was just complaining.

Views were spectacular, staff were friendly and helpful. Only thing missing was information on things to do and see around Adelaide. Rooms were mostly clean, although drains in the bathrooms didn’t drain well. Great facilities though.

The cleaning was poor. Dirty dishes shoved in the cupboard from previous guests. Hair all over mats and floors that was not ours. Dirty marks on walls that looked like more than the odd bang/scrape. Balcony filthy and covered in cobwebs. Lots of “little things” missing, such as a lamp in the main bedroom, lamp in the living room. Doors don’t lock behind you automatically which was not helpful either. No chain/security bolt on the door for extra security which would have been nice as 2 ladies travelling. No housekeeping. Not even a jug to put cold water into the fridge. Absolutely felt ripped off with the price we were charged for 4 nights. Yes the rooms are modern and the location is fantastic but when you pay excessive amounts for a few nights you expect a clean room and a view. We were put on a low floor looking at a building next door. Reception isn’t staffed 24 hours either. If checking in or out after hours it is a real headache. Overall, not worth it for the money we paid.

The room was dreadful. When we first arrived the room smelt of blocked drains. We fixed that then all we could smell was cigarette smoke. Didn’t matter what we tried the stink was coming from the air conditioner, of which there was only one for a 2 bed apartment. So we, friends, had to sleep with doors open. Not great for friends sharing an apartment. The location is ok.

Very average. Lacking basic amenities and no notification of credit card hold for "incidentals" however there were no incidentals in the rooms. Bathroom door was damaged and shower didnt drain correctly so flooded the bathroom. Tv lcd was also damaged. Cleaners need to pay more attention to detail as found a grape under the bed on check-in.

Very central location for the CBD & Vailo 500 with lots of places to dine or snack. Arrival was great with a car space paid for two nights; secure & guaranteed spot. Unit wasnt really clean but we asked for a midweek clean & then better being able to see out of the full wall windows offering a superb view of the NE city sector & the Adelaide Hills. Would recommend 👌

I had the best couple of days. Beautiful room, well set out, the temperature of the spaces easily controlled and then you have that view. What can i say, if i hadnt had commitments i would have stayed in that room, or the balcony, or the lounge room and soaked every second in, just perfect. Needless to say, yes great stay.

Positives: location, quietness, floorplan, pleasant light-coloured interior, mountain and city views from the rooms. Negatives: Communications with Reservations and Reception. Lack of sensibility from the Reservations and unprofessionalism from the Reception. On arrival just before 8 pm, I had to call the Reservations (offshore) from where a man lied that my booking had been canceled. Out of the blue, a hotel staff appeared and handed in the keys after receiving the payment. Next morning, the receptionist debited my bank card I used last night again without letting me know. Lack of sensibility from the Reservations and unprofessionalism from the Reception. On arrival just before 8 pm, I had to call the Reservations (offshore) from where a man lied that my booking had been canceled. Out of the blue, a hotel staff appeared and handed in the keys after receiving the payment. Next morning, the receptionist debited my bank card I used last night again without letting me know. Sleepless nights is pretty much all I remember about my stay. Clean room however security gave someone that wasn’t a guest staying access to my room whilst I was not presence. I wasn’t even notified of this or asked for my permission for this to happen. Not happy.

The staff were very flexible and accommodating when I originally forgot to book parking they went out of there way to find us a space. Bobo the manager exceeded our expectations when the fridge in our room wasn't working properly and he very quickly replaced it himself with a new one. Thanks Bobo for your prompt attention. The only negative is there was no balcony space to be able to sit outside and enjoy the city lights. Table and chairs located in a very small space right next to the airconditioner unit.

Kitchen cleanliness left a lot to be desired. We booked the apartment with a swimming pool as we had a 4 year old with us only to be told the pool wasn't operational. When we booked there was no mention on the Realm website about the pool and we never received any information that the pool couldn't be used during our stay. If we knew about it we never would have booked the unit as we were staying for 2 weeks. We were moved from a single bathroom apartment to a 2 bathroom apartment which didn't make up for no swimming pool. In this apartment the television wasn't working as we couldn't get any channels. A new television was installed but this never fixed the problem. The way things were done by management we felt that they thought we were whingers. Definitely would not recommend staying at this place . One of the worst places we have stayed in anywhere.

Location was great but a little seedy at night because there’s not much lighting on the street. Quick stroll to Rundle Mall and the tram stop is nearby. Clean but kitchen sink had taps that were difficult to use. An older person would have difficulty if they had arthritis. A kitchen mixer tap would have been better. Dishwasher was easy to use. Fridge had a cupboard door which had to be opened first to then open fridge door. Very problematic when you just want to quickly access the fridge. It would be better to have no door so fridge can be directly used - not functional. Washing machine took a very long time to wash clothes. Each load was 2 hours on the quickest cycle. Dryer was good and easy to use. Shower toilet roll holder was in an awkward position because bathrooms were small. Car park spaces were allocated so you don’t have to find one that was available. Spaces are narrow because most people drive SUVs nowadays.

Finding the hotel was a little odd as the main door says “residents only”, so not being a resident but a hotel guest is confusing. We spent another 10 minutes finding another way to get in etc so this could have been avoided with better signage. It would have been nice to have complimentary bottles of water in the fridge and a small carton of milk as well considering this was not what I would call cheap accommodation. Other than that the apartment was nice and modern and had a huge balcony, although balcony furniture such as chairs and a table would have been appreciated so we could sit outside. Also the $200 bond felt a little on their nose as well and rather an imprint on the card would be better.

A taxi dropped us off otherwise we might have had a bit of difficulty finding this property. In between Rundle Mall and North Terrace it was in a perfect central position. Following check in we got into the lift to our apartment. It was clean, tidy and spacious with everything we needed for a comfortable stay. We would have no hesitation on staying here again if we return.

One of the Chinese girls at the front desk was incredibly kind. I arrived earlier than expected and wasn’t feeling very well that day. She kindly let me check in early without charging any extra fee. At other places I’ve stayed, I’ve always had to pay an additional fee for an early check-in.
