Love everything about this hotel apart from the car park which is first come first dibs with limited spaces for the number of rooms. Even if you get a space you'll probably need a few attempts to get parked in the lines. Angled spaces might be better, even if it means losing one.

A modern hotel, in an excellent location for easy walking access to all areas of St Anne’s. Lytham itself is just a short drive down the coast. Staff were all very welcoming & friendly and although we were only there for a short time, rooms were cleaned each day. Reception area is not always manned but it is easy enough to use the bell to call a staff member. Breakfast is of Continental style, but there was more than enough, & everything was kept “topped up” which is not always the case in hotels. Car parking in the hotel car park could be difficult at times, as it soon gets full, however there are alternative places either on the main road opposite the hotel, or at a pay & display car park nearby. There is also an option to pay a fee to book a hotel parking space during your visit. This was our second stay at this hotel & we would not hesitate to book again if the need arose.

Nice room in a seafront hotel which was very central to Lytham St Annes. Lovely friendly hotel staff. Car park very tight and many of spaces were reserved (didn't realise you could reserve) but had it not been for the triathlon on the Promenade on Sunday morning there would have been plenty of parking in nearby car parks or off the side roads. Would happily stay here again.

The hotel lift was not working on arrival - we were given no pre-warning of this issue and so had no time to make other arrangements. There was no offer of compensation for the inconvenience - not even a drink at the bar!

Great views, limited parking. Executive room amenities were top notch. Wifi on our top floor room was a bit iffy, had to log in numerous times during our two night stay. Very nice continental breakfast. The executive bed was great.

we stayed here for one night in room with sea view, which was lovely. The hotel has over 20 rooms but only nine parking spaces which is disappointing when they tell you that you can park in a side street if there is any spaces. Breakfast was disappointing as it was a cold buffet breakfast with only toast which was warm.

Did not dislike anything-lovely staff,quiet clean room(no complaints about room) at back,pleasant bar area. Best thing about Mode is its location-very close to beach and convenient for town centre.Limited parking but a place could be found in side streets-no restrictions. Lastly good price in Summer hols.

Had another lovely stay in this hotel, stayed in room with beautiful sea views. The room is spotless and we had everything we needed for a comfortable stay, although a fridge in the room would have been an added bonus. Breakfast was continental which had lots of choices. I would recommend booking a parking spot as you will have to pay at certain times off the site. Special thank you to Renata on reception who was so friendly and polite. would definitely stay again.

Staff was wonderful, the woman who greeted us was so very nice. property is in a great location, Breakfast was very good. The only drawbacks, the shower was a bit musty and the carpets need cleaning.

King size Bed very comfortable with a large TV at the bed end. Bathroom shower unit needs attention with black mildew around the shower tray and lower tiles. The hotel is in a good location close to the sea, about a 10min walk from the railway station, my room was comfortable clean, tea and coffee making facilities 2 different types of coffee 1 instant from a packet the other a coffee pods, bathroom was good also. I would stay here again.

Room had a stain on the roof and the headboard was discoloured becayse of this nit a nice look. Radiator broke,at one point couldn't breathe because of the heat.

The major downside is the lack of parking if you arrive on a sunny day or at the weekend. Also a room on the ground floor is noisy because it’s beside the toilets and breakfast room. Got woken up Staff lovely and room was good but the shower is tiny and I am only 5”4 and 8st. If you are larger then you will struggle to fit in.

Booked this hotel for location, only 9 car parking spaces with 20 odd rooms and we arrived before check in time and no where to park so had to pay in local car park. We booked the sea view room which was lovely although rooms were comfortable it was a bit dated. Breakfast was a buffet breakfast consisting of cerals fruit etc but no hot food apart from toast so no full english.

We had items stolen from our hotel room. The management were dismissive and argumentative. they even told us several untruths. In fact they contacted us the day after we had left and told us that the police had been in touch with them and told them not to discuss the case with us. However, later that day the investigating police officer called us, and told us that they hadn't even contacted them yet! Make your own mind up....

Due to change in travel plans, arrived at 11am. We were allowed to book in straight away. The front of desk person was very helpful with information we needed for our stay. Rooms were very comfortable and clean and had everything you needed for an overnight stay. Lovely breakfast.

Had a fantastic stay at the Mode we had a Sea View room with a Balcony and the weather was perfect and we sat out watching the stars in the evening. The room is functional with a good shower in the Bathroom and tea and coffee are provided in the room , I asked for some extra little milks and they were provided and delivered to the room by the lovely lady behind the bar/reception area. Breakfast is a continental style and was lovely with lots of choice and you could help yourself to as much as you wanted. 100% recommend to stay here at the Mode Hotel

The hotel seemed closed no lights on when first came in no one at reception had to wait however very nice when they did come Breakfast ok but would be better if was hot one (luckily the Toby across the way is open) the room was ok although the bathroom was a little tired water not very hot on fist day ! Bed was comfortable but would be nice to invest in some new pillows The view was great But overall the hotel lacked atmosphere

Booked this hotel for location, only 9 car parking spaces with 20 odd rooms and we arrived before check in time and no where to park so had to pay in local car park. We booked the sea view room which was lovely although rooms were comfortable it was a bit dated. Breakfast was a buffet breakfast consisting of cerals fruit etc but no hot food apart from toast so no full english.

we stayed here for one night in room with sea view, which was lovely. The hotel has over 20 rooms but only nine parking spaces which is disappointing when they tell you that you can park in a side street if there is any spaces. Breakfast was disappointing as it was a cold buffet breakfast with only toast which was warm.

Had a fantastic stay at the Mode we had a Sea View room with a Balcony and the weather was perfect and we sat out watching the stars in the evening. The room is functional with a good shower in the Bathroom and tea and coffee are provided in the room , I asked for some extra little milks and they were provided and delivered to the room by the lovely lady behind the bar/reception area. Breakfast is a continental style and was lovely with lots of choice and you could help yourself to as much as you wanted. 100% recommend to stay here at the Mode Hotel

A lovely hotel within easy reach of The Square and the promenade. Staff were friendly and helpful during our short stay. I like a cooked breakfast but the Continental breakfast on offer was substantial with a wide choice on offer. I would be very happy to stay in this hotel on my next visit.
