We always stay this hotel when we visit japan. It is close to Haneda airport and you have 3 choices of trains to go to wherever you plan going

Amanek Kamata right next to the station, easy n cheap way to get around. Area full of varied eateries, many izakaya & ramen places with delicious food, and shopping places esp for women. Kamata is an old & densely crowded part of city, with some seedy situations in v early morning hours, and many sightings of gigantic nezumi 🤔 at those times ... put up the bad with the good.

The staff is very friendly and the hotel is right next to the Kamata station so location wise is unbeatable. Having said that, it is right next to the trains that run until midnight and restart at 4am, so you will hear the train nonstop every few minutes and by the few days you stay there have the jingle memorized. Expected just a better room layout, it was really small bad layout. I expected better beds and I know rooms are small at Tokyo, this is fourth time there but they were not the best places we've stayed. The beds are very uncomfortable, and the pillows as well could use an upgrade.
