Room is small, AC very loud, $26 parking that is cross the street. I had late flight and missed connection arrived next day although i had email from American Airlines showing late flight and missed connection, they still charged for the first night.

I love staying at this hotel . It’s the amenities, location and the building that I love. I was annoyed this time staying here as the pool area is completely overcrowded. I went down to the pool at 8:30am and there was maybe 10 people there, but every seat had a towel or bag on it holding spots for people who weren’t even there. This property not only sells memberships to the pool, but also makes you pay $75 a person to bring a guest. They also sell day passes on resortpass. How do you expect to accommodate your hotel guests when there is no room because you’ve over sold your pool? This is annoying and enough reason to say it’s not worth the price to stay here if you’re expecting to be able to lay out. Plan in advance, I booked my room months ago and pool spots were sold out back then.

Hotel was beautiful. However the pool was a nightmare. People hoard chairs starting at 7am. Chairs sit empty for literally hours while people wander around looking for someplace to put their things. Hotel also reserves certain chairs that sit empty. Made me hate humanity. I don’t think I will go back.

Parking was $30 night and I didn’t see that when I booked. No real alternative except a parking garage several blocks away. After tax my 3 night stay would have been over $100 more than anticipated. What’s the sense of comparing pricing on your app if you don’t know the real cost?

Was a great place. Valet text thing didn’t always work, but not a huge deal. Loved the pool wish there was the food offerings. Some of the bedding was dirty or stained. Overall was happy with it.

I didn’t realize this is a pet- friendly property. I thought it was more on the upscale side until I saw a group sitting with their dog in the cafe. I asked my waitress and she confirmed that it is indeed pet friendly, which I assume means that they allow pets in the rooms. Gross. I’ll never feel completely clean in this hotel again, especially after seeing black someone’s black hair on my shower wall. Otherwise, it’s about as nice as you are going to find in this cow town.

The hotel had nice clean rooms. The property was in good condition. No complaints about my room or the maintenance of the facility. The breakfast was good and it was short walking distance to a few places to eat, which was a bonus. Quick uber ride to downtown. I would stay again for sure.

We typically LOVE the Cottonwood. It is a family favorite, but there were a few missteps this time that were kind of a bummer and didn't make us sad to leave this time. First, the pool bar staff seemed less than thrilled to be there and overwhelmed easily. Rather than walking around getting food/drink orders during down time, they did their best to ignore guests and stayed at the back of the bar whenever they could. It didn't matter how much we tipped, the service remained the same. Our second day, there were no pool towels at the pool until after 2:00pm. The pool staff only provided towels to those who paid for a cabana. Otherwise, they spent their time leaning on the counter and ignoring the other guests. Finally, our air conditioning was very cold, but incredibly LOUD all night long. It kept myself and my kids up all throughout the night. Our favorite staff members were the manager who helped us get new drinks, the Orleans Room bartender who made fabulous drinks, and the valet attendant.

This hotel is beautiful and well-appointed! I would definitely stay here again. Staff is very friendly and helpful. The beds are very comfortable. The restaurant is A++++. Get the Filet Mignon you will not regret it. My only con was housekeeping. My room was dusty and the bed sheets were clean, but they didn’t smell fresh. The light fixtures in the bathroom were covered in dust with old splattered toothpaste. The desk and light fixtures were dusty. Just a little attention to detail here is needed. The sheets smelled like they’d been left sitting in the wash too long and they mildewed. After a long day it would be nice to slip into fresh smelling sheets. These smelled like cotton eggs mixed with bleach. All in all a great stay!

We booked a king suite. While the property overall was quite nice and service was good, the sofa in the room was so broken down, it was unusable. The photos showed a bathtub in the suites, and this was not the case. The room was also dark since we had only a small window in the corner of the sitting area.

Room was tiny - loud music all night when when I checked in they knew I had a 2 year old and there was going to be a wedding going on. So they put me right above the wedding so Saturday night we got no sleep and completely ruined the day Sunday with an extremely tired 2 year old. When checking out the attendant told us “that was unfortunate” about the loud music all night. Completely unprofessional. Also had food delivered Friday and they claimed they couldn’t find the food. They has said they would bring it up to me if they “found” it. No one ever called or brought anything up. No room service, breakfast was horrible, no one came around till Saturday night to collect garbage and we ended up with no clean towels to take a shower by Saturday afternoon - valet parks your vehicle outside in a parking lot so it’s not protected either. Back to the Farnam we go the next time we are in town. This was so disappointing.

Beautiful hotel with an amazing pool. But my room was very small and oddly shaped. It was somewhat of a “C” shape as it was cut out into the next room with a very narrow hallway in the middle. It seemed to be one of the smallest rooms on the floor. Also the tv did not work. But otherwise beautiful property and very friendly and helpful staff.

Our stay was lovely. The common spaces were cozy and inviting, with trendy details that made us feel welcome. However, the room was a bit disappointing. It felt like the “extra” room they avoid booking unless all other rooms are in use. The bathroom door wouldn’t open fully without hitting the closet and mini bar area. This could be a problem for larger individuals. (Room 509) On the bright side, the pool area was great! We wished it had been a bit warmer so we could have enjoyed it more. The hot tub wasn’t very hot, and the pool wasn’t heated enough to swim comfortably. In the summer months, this hotel pool would be a 10/10. Overall, we would stay again.

We heard the cottonwood was really cool hotel and thought we’d reserve a room for a little fun staycation night away from home. The room was unfortunately located right above a wedding reception. It was terrible, bass speakers thumping beneath the floor, people screeching and screaming all night. We asked to be moved but they said the hotel was full so we could look forward to 11pm when the DJ would stop playing. It was far from a relaxing night. Biggest waste of $$ I could imagine. A comfort inn/quality inn would have been much more relaxing for a fraction of the cost.

Room was facing a maintenance room other window looked on a parking lot on second floor when I had asked for higher floor and paid for a view. Parking was not included and ridiculous price ! Had an issue with the night desk person when I left key in the room she refused to issue a new key but made me escort a maintenance person upstairs to let me in she was rude and very dismissive. The manager did comp my parking for inconvenience which I was thankful for! Tv system was broken and I could not connect my laptop very in convenient their excuse “we have a new internet and it’s been broken for weeks” really? Fix it!!! Has the nicest staff. But nothing gets done. The bathroom sink stopper was broken. Told the front desk, nicely replied that it’ll be fixed. Nothing happened. Pull the stopper out so that housekeeper can see it. Three days passed it’s totally ignored. There no water heater/coffee maker. A bottle of smart water got charged twice total $12. There are other things went wrong too.

Checked in at 8:30pm and there was no one to take any of our luggage up to the three rooms we had booked (4-star?). Had to get our own cart and load it up from our car. On our checkout at 7:30am it was the same story. Had to drag down quite a bit of luggage on our own (no carts anywhere this time). The single woman working at checkout could not have been nicer but, come on, I've seen Holiday Inn's with more staff in the lobby than the Cottonwood. This is always an issue at Kimpton flagged hotels: beautiful, expensive, tiny rooms, and devoid of staff. I've had many decent experiences at this hotel in the past but too many like this one. Probably time to check out one of the new boutique hotels in Omaha.

Emma and Ashlee were amzing during check out and beyone -- they were there to help me with anything i needed for me and for my dog ! They are excellent !!!! they made my stay very so welcoming and that they really cared that i was happy !!!

We stayed for New Year’s Eve. It was very busy and the room was not ready at check in time, due an issue with the laundry service. However, they were very apologetic and offered everyone free wine and champagne for the inconvenience. The hotel is pet friendly and we brought our dog. The hotel texted me a couple of days before we arrived and said to let them know if we needed dog food, bowls or a dog bed. I thought that was a nice touch. The room was clean and the bed was comfortable. Lots of space to move around. They had a couple of parties going on in the hotel that required tickets, but we decided to walk to a couple of places that were in the area. It’s very close to the Blackstone district of Omaha, with many bars and restaurants. The hotel had valet parking for $30 per night, but there is a parking lot about half a block away that is $5 per night, so we parked there with no issues. It is a very nice hotel and we would definitely stay there again, maybe in the summer when we can enjoy the rooftop pool.

I’m not sure if we didn’t dress the part. We received poor service. They’re to relax as a group of moms. Very entitled people around us. I feel like because we were more laid back we were forgotten. Waited 1.5 hours for breakfast then my friend’s vegetarian omelet was full of sausage and bacon. Once we got our drinks for breakfast they were never asked for refill not checked on until food arrived.

The Kimpton Cottonwood was a great experience! The lobby is beautiful, the room was spacious and clean, and the amenities were great. Free coffee in the AM and free wine between 5-6 PM. There were a number of great places to sit and work for a bit as well. We didn't get a chance to try the chophouse, but both the Orleans breakfast and the cocktails at the Cottonwood were great and pricing was fair. We had a bit of a situation with our neighbors our first night, but the staff took care of it as quickly as they could and we never had another issue! Thank you for our great stay! We hope to be back soon!

Beautiful property and awesome amenities!! Dining options are great..and the pool is amazing. We planned on going out to dinner, but ended up staying in and letting the kids swim. and eating at the awesome restaurants. Food was delicious and everything was clean and beautifully designed. Highly recommended!!

Nice property with a great pool. Hours of operation for restaurant & bar is not convenient. Staff at lobby restaurant was unhelpful- would not let us order breakfast at 10:35 when the stop at 10:30. Same place was as rude the evening before, they need better hours!

Not my favorite day. Hotel did not even provide complementary water. And water cost six dollars. We stayed there New Year’s Eve, and the cost was heavily inflated, which I expected, but I did not expect all of the areas in the hotel to close at a certain time for private events. I wish that would’ve been disclosed. It would’ve made a difference in our selection of where to stay on New Year’s Eve had we known.
