Not worth the price, never again Pros - overall room was quiet (despite very creaky floor boards and some noise with guests going and coming); room clean. Wifi and TV worked well. Shower had plenty of hot water. Bed was comfortable. Cons - poor communication from hotel. Was sent a message saying I could leave my luggage at the hotel prior to checkin. When I arrived, no staff were in the building to let me in. The same message stated I could not check in until 4.30pm despite the Expedia website saying check in was at 3pm. Very over-priced nightly rate. I have travelled widely for 24 years and this is the smallest and most expensive room I've ever had. I've stayed in budget and 5 star hotels. This room was supposedly for 3 guests. The single bed was a metal folding bed which blocked the door that provided an exit to the rear of the property, if not a fire exit, then what? Bed also took up remaining floor space at the end of a double bed. This was never a triple room, sold this way to eke out a fraction more profit to benefit the hotel, not the guest. Breakfast was average (no better than any other hotel, so the breakfast couldnt explain the huge cost). Seating in the breakfast room was very limited, so my wife and I had to eat breakfast on the sofa while my son waited upstairs for more space to become available. The staff member at breakfast was monosyllabic, not helpful or welcoming. Whilst I wish him the best, these are not good qualities for someone working in hospitality.

Arrived, very hard time finding parking, room was very small but functional, towels had stains on them, shower was only hot for about 30 seconds at a time, sheets were all wrinkled. The garden was just a cement pad with a table and an ash tray. Wifi was posted on outside of building allowing anyone to use it, causing very slow wifi for the tv and phones. When addressing stain concerns and shower concerns there was very little help or apologies. If ever go back to belfast will not be staying here.
