O Tulum Riviera Maya Condo Hotel

The staff was all amazing. The food was GREAT! The problem was everything runs off a generator and they were having issues so the power had to be completely turned off for hours at a time. Sometimes toilets wouldn’t flush or no hot water. The place definitely needs some maintenance as it is looking kind of worn. You can’t really swim in ocean as it’s too rocky. It’s about an hour from airport, and nothing is really just “ten” minutes away. You sign waivers upon arrival for no outside alcohol.

We didn’t like : -the long bumpy muddy road. -the expensive taxis ($25/40) to go anywhere. -the front beach where you can’t swim and barely walk without shoes. -almost everything in the hotel is rusted by the humidity and need to be repaired. -clothes felt damp all the time. -the spa was not working and very cold. -the price of the hotel shuttle to go and return from and to Tulum airport ($300 total). We liked : the staff, very friendly and helpful. the view and the quietness of the place. the food the beach 15 mn walk on the left

The road that leads to the property is a dirt road, with too many potholes and speed bumps, some too high, my rental car kept rubbing the speed bumps, even if when I tried to go very slowly. The first night the room plunge pool had dozens of dead mosquitoes, and the bed sheets had a blood stain. The water of all the pools in the property is cloudy and foamy. The beach was plagued with sea weed and rocks. The day bed and beach chairs need maintenance. The property has potential, but it is understaffed, and dirty. The pools are gross, need deep cleaning. The room has a coffee machine, but the hotel does not provide the coffee pods… ? The service in general is pretty sloppy, and while the hotel owner tried to make things right by having staff changing the bed sheets and removing the mosquitoes from the pool, our first impression was that the place needs a more serious administration and better trained staff. We are definitely not goi g back to O Tulum.

My friends and I loved our time at O Tulum! The hotel was super cute, peaceful, and well maintained. There are two pools that overlook the ocean for all guests to use (and it was never crowded because it’s a pretty small amount of rooms total). Our room also had its own private pool. The restaurant had delicious food and the servers were all great. And cocktails were only about $10 which is much cheaper than restaurants elsewhere in Tulum. But my favorite thing was the free access they give you to a private cenote. It was stunning and we had the whole place to ourselves when we went. We also went on a little hike that had a beautiful tree house they built on their land. Overall, loved everything about O Tulum! The only things to keep in mind is that you can’t go in the ocean right off the hotel bc it’s too sea-weedy and rocky. It is also a bit far away from the main area where all the bars and restaurants are (40 mins by car) so if you want to be closer to that you might not like it. We were happy to do that a couple times and then just enjoy the hotel amenities and go on excursions. So it was perfect for us. We also rented a car so we didn’t have to worry about getting around without it. But our sailing excursion company was able to come pick us up even though we were a couple miles down a gravel road. The taxi services are also available and the hotel staff will call one for you if you ask :)

Great price right on the beach. But rocky beach not suited to go in. Bath towels way to old. Jacuzzi is not heated. Location is far from road and town so you pay lots for transportation. The best part that ended me enjoying this place was the great staff and excellent service. This by far is the best thing about this place. Great employees.

Checked out 3 days early after having no hot water. Beach had lots of garbage, pool was green. Very disappointed with our stay here

Nice small hotel. Great pools. Beautiful area. Pretty decent food. Very nice staff. The infrastructure in room was a bit disgusting, especially the wooden floor in the shower. I had a jacuzzi in room but it was boarded and locked… They had no idea what the vip perks were. Even after 4 explanations, I got nothing. Not a meal discount, not a late check out. Absolutely nothing. There was a dude there with his friend who fancied himself a great singer. So he would play songs loudly by the pool, and suddenly break out into LOUD song himself. I took it with humor but then he had an argument with his friend at 3 am, right outside my thin glass door. After a half an hour I had to tell him to keep it down. Didn’t sleep until ten am that night/day. I would have picked the 5-10 plastic bottles and buckets off the beach, and dug a small path through the sargasso, especially on the couple of days there was none in the water. The moon and stars over sea were gorgeous.

What a great spot to stay, we needed a night to stay jacuzzi was not working the road getting there was not the most pleasant ride, but all the personnel that were there that night were wonderful and attentive to our needs. Will definitely be staying here another time in the near future.

The staff was extremely welcoming. Nuria and Cynthia at the front desk helped us feel comfortable, especially when I wasn’t feeling great. They also recommended going out to see the turtles lay eggs at night, which was unforgettable! All of the gentleman at the bar, and the cook made our mornings and afternoons. I looked forward to avocado toast and cappuccinos every morning. The housekeeping staff kept our room immaculate. We would recommend.

A very bad experience with hygiene: old towels that were disgusting to use, very dusty floors and bathroom. The pillows are the lowest quality you can imagine and they smell. Our 2 nights were prepaid, yet due to the bad experience, We checked out one night early, lost the money and went to another hotel.

The pictures at Hotel.com’s website is absolutely no similarity to the currently condition of this hotel!… dirty, worn out and in desperate need of some maintenance. We checked in at approximately 15 pm. (prepaid) and checked out again 15:30 pm. due to the poor state of this establishment. Takes about 15 minutes to drive the 1.3 km from the exit of the main road to the hotel due to the bumpy dirt road.

Friendly staff, great food, very isolated which was nice. Tough to access due to road, didn’t have all services (towels), pools outside of rooms were not clean.

My room door did not lock. The back sliding door did not lock either. I was staying alone and when I asked the front desk if they could fix this, they said “don’t worry it’s safe here. We can see if we can fix it tomorrow.” The doors never got fixed and I pushed furniture infront of the entrances and exit so that I could fall asleep somewhat comfortable. We also were supposed to get 2 free bottles of water in our room daily, this did not happen. I would ask at the front desk if they could bring them and it was always uncomfortable and they would question you before finally giving water. There was also a used bandaid in the sheets the first night. When they came back to clean the room, the bandaid was still there just on the floor…

Beautiful property, quiet secluded location. Our room with the plunge pool was amazing. Maria at the front desk was lovely. She helped us schedule massages and an ATV rental. Definitely recommend for a quiet relaxing weekend.

We had a great stay at this hotel. The views are stunning, and the pools and rooms are high quality. It was super relaxing, and the staff were friendly and helpful. The location is perfect if you want to escape the noise and crowds of Tulum. There's a nice beach nearby (about 5 minutes walk), making it a great place to unwind. Highly recommended for a peaceful getaway.

This is a very quiet place to stay. Safe and great for solo travellers looking for solitude or couples looking for a romantic getaway. Not many rooms or amenities. Private balconies and rooftop pool have beautiful views. Very comfortable bed. Restaurant was mid, continental breakfast is quite small and menu options are $$$. Overall, enjoyed the stay, the staff were kind and informative of the area.

As clearly mentioned the beach out front is not ideal for swimming but 10 to 20 min walk along beach you get to a beautiful calm bay. Main recommendations is to rent a car if you plan to site see as the taxis can be expensive if performing frequent trips (road can be rough so be careful) and if you want to save a bit of money on drinks buy some while in town to bring back to the hotel but they do make some great cocktails!

Great service from all the employees, from check in to check out. Not to mention the restaurant employees were all amazing and really kind. We we celebrating an anniversary and they had our room decorated to surprise us ! It was so beautifully arranged ! The view was great and the room itself is pretty large and nice. The only thing we can say negative about this hotel is it needs maintenance. Wood in the shower is due for change and wood on floors as well (outside on the balcony). It looks like it could be a 5 stars. but due to maintenance it cannot be more than a 3.5 feeling. - We also had an issue with some guests that had their dogs (we love dogs) but those guests were absolutely not respectful of others. Their dogs were barking all the time we had to had the lady at front desk on our arrival. And the last day as well, but this time we told them ourselves. This is obviously not the hotel's fault to have irresponsible guests, smoking and with barking dogs like they owned the place. Overall nice place and would recommend. Just do not expect a 5 stars as you are not paying for that. But great.

The staff was not very helpful, I was expecting something completely different than what we expected. The staff forgot to decorate our rooms after we asked 2 months in advance and everything was unorganized. I paid for the breakfast and was only able to use it one day because the waiter took 2 hours to put in our food and we waited all morning to eat. Hotel definitely needs TLC!

As someone with several dietary restrictions due to both faith and health, every request was met with kindness, care, and respect. From the moment I arrived, Noori and her team treated me like family. This was my second time to O’Tulum and I’m looking forward to my third. It is as beautiful as the advertisements. You have a front row seat to the beautiful beach and sky! The hotel is my peaceful getaway to recover from burnout. The service is 5 stars everyone is kind, friendly and helpful.

It is a great property by the beach. But the road to get to the property is horrible!

Road getting to the hotel is HORRIBLE. So many potholes that it take 15-20 minutes to go just over a mile. Would stay again except for the road. Hated the idea of leaving or coming back to the hotel. Thought it would damage our rental car, a smaller crossover.

Road is really rough took a very long time to navigate tb potholes

Good place for relaxing. Nice and helpful staff. But this hotel is not easily accessible. You have to have a car or get taxi anywhere you wanna go which is super expensive. The beach is also a rock beach not good for walking or swimming

A divers cenote is a short walk so the road is kept unpaved for preservation. The room itself is decent. It has more of a bnb vibe. You will need to cab or drive but careful driving in mx and in this area. There are the obvious reasons you can research but also the road is difficult and could result in car issues. I saw a famiy trying to pull a large branch that was caught around their exhaust. The staff are very sweet. I really appreciate the young lady at the front desk and Jose who works in the restaurant. (I don't recommend the pizza btw). A taxi to town is 500 pesos ($25 USD). The hotel tells you the price and if you just have the cash ready, the taxis accept you know. If you ask how much, they will try to extort you. Make sure you book airport to hotel transfer no matter where you stay or take the ADO bus. I wouldn't rebook this location but enjoyed myself regardless. Highly recommend checking out Playa Paraiso beach and Taqueria Honorario.

Location was secluded, quiet, on the beach, and perfect. Staff was kind and amazing. The food was great and the margaritas amazing. If you’re looking to disconnect, and not be right in the city center of Tulum, this a great spot to be.

What we wish we had known before booking this hotel: - COMPLETELY ISOLATED. There is nothing around (super residential) and it was a $60 USD taxi ride to go to the center of Tulum ($30 each way), or pretty much anywhere else. So you need a car to stay there. - NO SWIMMING OR WALKING ON BEACH. There is sooooooo much sargasso/seaweed on the sand (like a 2 foot tall wall) and in the water (like seaweed soup), and coral rocks on the bottom so we couldn't get in the water at all. And that's true of the whole area, on both sides of the hotel. It's also hard to walk on the beach because the sand is full of coral pieces, hurting the bare feet. Not at all what we wanted. - FOOD & DRINKS ARE EXPENSIVE. The food and the cocktails at the hotel restaurant were good, and some even very good, but the prices were almost California prices. And with no other options around, and no way to get anywhere, it got pretty expensive. - NOT LIKE PHOTOS. While the design of the hotel is beautiful and stylish, the place is in a state of disrepair. Looks like it's been open for more than 20 years, and it's not even 7... We thought we were booking a luxury boutique hotel based on the price, but it didn't feel like that in person. On the positive side, the staff was AMAZING. We loved everyone, and they made our stay pleasant even though we were disappointed in several aspects. Lucy, Luis & Fabian at the reception and Moises, Eduardo & Ricardo at the restaurant/bar were all wonderful!

We arrived late, around midnight. No issues checking in. We were only there for one night, but enjoyed the beautiful view. And the food at breakfast was delicious.

The property was very easily located off thebhighway close to the town centre of tulum. We were easily able to access the hotel zone and local attractions with our rental car, but there were taxis ready to go any time for people who dont rent cars. The road to the properties was guarded 24 hours so we felt very safe. Food was excellent and reasonably priced. Included breakfast were generous portions of mexican style breakfast, not buffet or contonental style, so were very good.
