The lift did not work but the website said it worked. One staff member said that they had sent a message which was clearly a lie and I caught them out when I asked them to show me the message. The staff were very patronising and told me they had swapped the room to the second floor despite having a relative on a wheel chair.

TV did not work, the only elevator's capacity is 2 persons and it had problems. The outside repairs on the building facade are literally at the room's window. On the other side, location is great, one minute to the underground Central line station.

Convenient to Kensington park. Lots of shops and restaurants nearby. The hotel is being restored. Some new features. And still some needing work. Our AC unit didn’t work. Unfortunate given rare 80 degree weather. The English breakfast at the Malaysian restaurant was so-so I bet the Malaysian food is better

DANGER WATER. Bad information. No one mentioned you CANNOT drink or brush your teeth with the water. Sign is hidden and no bottled water in the room. After moving towel the sign becomes clear (note attached). Hotels.com says there are elevators BUT first must go up 15 steps AND down 4 steps to get to first floor where you can take an elevator to the second floor. Funny, two different elevators, both is vastly different locations and yet no way to second floor with the "steps of death". Tough for 4 night stay. No one available to carry bags up stairs at a 8pm check in nor at check out. No one to answer room phone. Will note that after discussing water issues, desk offered bottle water. By then is was too late for both of us and our GI health. Construction noise ALL night. Need I go on. Part of the blame must fall on Hotels.com for not checking what properties claim to offer. Lastly, this is absolutely the first negative report I have written in over 20 years.

Hotel didn’t accept AmexEx & asked for a security deposit as well at check in as they explained the Lift/Elevator not working. Scaffolding outside our window with workers just 3-5 feet away. On a positive note, Location was close to transportation, shops, food & in a nice neighborhood.

Upon check the receptionist was quite rude when asking for ID. We had issues with the room key not letting us into the room. They are quick enough to take a £50 damage deposit but then put you in an old room where the carpet is stained, the wallpaper is ripped, the window lock was broken, bathroom was outdated and leaking plus has no plugs to run a bath. I went to the reception desk the following morning and spoke with 2 young about the issues I had with the room. He said that he could upgrade me from where I was but he didn't have any rooms that had separate beds, therefore I had to ask my 12 year old daughter if she was happy sharing a bed. We took the upgrade and it was better than what we had but the circumstances were less than ideal, the new room ended up with a slow draining sink that turned into a blocked one and we only used it for cleaning our teeth and washing our hands. Nothing like what I thought I was booking based on the pictures provided on hotel.com website and I certainly didn't get what I paid for. Breakfast isn't worth the money either, it's a Malaysian restaurant attached to the hotel and it gives just 3 options, 1 is a full English breakfast with chicken sausage and no bacon, the other 2 are Malaysian dishes. The hotel is undergoing renovations which didn't impact on us but you can tell from the online pictures that they have used the new modernised rooms. Very overpriced for what you get but it's in an ideal location for getting around

Rubbish service from checking in to checking out. The heating in the room was full blast made me and my baby ill. I could hear creaking floor boards and someone early morning slammed a suitcase on the upper floor which woke me and son up. Very small tight rooms. Receptionist calls Bogdan was really unhelpful, but would highly recommend Jamal, he took our pram to our room for us. The lift was so small could not get a pram in it. Waste of time booking this place

This room has an air conditioner installed but the hotel insist they did not advertise with air conditioner (which was true when I looked back). But I have never stayed in a hotel with no air conditioner. The lift was very small and the sign stated only for 2 persons per time. Breakfast was good ….. Malaysian buffet but unfortunately it was the same 3 morning in a row.

Horrifying experience! Black mold in the bathrooms, spiderweb and extensive amount of dust in the rooms. Basement rooms has a damp smell. Was moves to a room on 4th floor, wake up in the middle of the night covered in bedbugs. I was then moved to another room on second floor without having the chance of sanitize my belongings. This room also had the same smell and black dust on the walls. Reception staff is amazing, but limited by poor management. I had my whole trip ruined by this experience as due to the bites I was unable to attend the meetings I was traveling to London for. Bottom line is that this hotel should not be in business until extensive cleaning has been done due to health risks.

Solo traveler so just went for a single room. Check in was fine, the room wasn't. Mold in the shower, water pressure was really bad, couldn't get the shampoo out of my hair so used the sink instead. The walls of the bedroom had water stains from leaks, damp patch and paint coming off the wall in serveral places. Never left milk for drinks, so had to go and get it, but kept taking towels when the sign says hang them up if you wanted to reuse, not very eco friendly. On check out, the customers in front got, how was your stay? What was your favourite thing you did? I didn't even get a hello, all he said was this is your void receipt.

This hotel is very deceiving when it comes to the booking photos. In the photos, it just looks outdated, but once you are there, the paint and the wallpaper are peeling and there was what looked to be dried blood on the walls. There were also stains on the ceiling, both water and something else. The toilet also stopped working and we were told to give it 20 minutes, and that maintenance would look at it the next day. Also, I could not find where it was disclosed on the website that you could not drink the tap water, but there is a sign in the bathroom - and then they provide a kettle, but you shouldn’t drink the water, so…? When we reached out about a refund (would have settled for even a partial), we were denied, which is crazy to me considering the photos are false advertising at the least. It’s fair to say that despite the friendly staff, this hotel was one of the worst I have stayed at in London. I do not recommend booking a stay here.

Thank you for a nice stay- I really appreciated that I was able to check in early after a long flight - my room was and kept spotless!!! People at the front desk were very helpful- To the owners of the hotel - you need to freaking up hallways with paint- some wall art in the hallways and in the rooms- my room 301 - not enough lighting need something by the bed -like for reading- I appreciated the fan but it wasn’t enough and it was very warm in my room towards the end of my stay - overall my stay was pleasant- thank you

This property is old and needs a good remodel. I had to leave a $50 deposit in case of damage but there was not anything to damage as old and needed remodeled and or repaired. Toilet barely worked shower was old tub, carpet dirty and walls dirty as well. I only stayed one night or would have left and found somewhere else to stay. Also i was concerned with the electrical lights came on without being turned on. Didnt want to charge my phone for fear it would damage it.

We got attacked by bedbugs and had to be moved to another room. Unfortunately that room was old and nasty. Mold in the bathroom and could not take shower because water faucet broke first to freezing cold then to scalding HOT. Friendly staff but our rooms old and mattresses old and worn out.

The location of the hotel is excellent. I was very dissatisfied with the lack of privacy resulting from the lack of sound insulation between adjacent rooms. A letter spelling out this issue is being sent to the hotel manager.

Fast response via e-mail when we needed to contact the Hotel before our trip. The room was very noisy, we could hear people walking outside in the hall and it sounded like they were inside the room. Very poor ventilation, fortunately we were staying there in autumn, I can imagine it would be insufferable in the summer. Hard beds and very squeaky bathroom door that didn't close properly, but other than that everything worked. The room was clean and the location is excellent.

The rooms are really nice and updated. I was expecting an older looking room, but this room was spacious and modern. They have all the essentials and it’s conveniently located next to the tube, bus stops, fast food/restaurants, Kensington Gardens, and grocery stores. My only wish was that there was an outlet plug in the bathroom. I’d stay here again. It’s a great value for the price and location.

OMG! I don't even know where to begin: 1) signage in bathroom says "not safe to drink water." So no where to get water to brush my teeth; 2) room was so tiny i couldn't even get around the bed; 3) and because there was no space, there was no place to put my laugage, so i had to put it on my bed which left only a small area to sleep; 4) but who could sleep on a box spring with no mattress? 5) shower was so tiny i barely fit and I'm only 5'4" and weigh 140 pounds. No gent would ever been able to fit; 6) drain in sink clogged the 2nd day; 7) internet in room was intermittentted and i had to keep going to the lobby to get reconnected; 7) no elevator to the first floor, where i had to go to get the elevator down to the ground (place was really a maze to get thru to my room), so i had to drag it up and down the stairs myself; 8) there was no central computer or phone to use; 9) and the service was unbelievably rude. This was by far the worst hotel i have ever stayed in in my entire life!

Friendly staff. The room we had has been modernised, although it's quite small but very clean and comfortable. The window is single glazed therefore you can here cars/motorbikes on the street. The Malaysian restaurant next door is great and convenient. Overall a great stay!

I really liked the location of this hotel. Easy access to pretty much anything you want or need. Don’t use the money exchange shops in the area as they are extremely high rate of exchange. The room itself was tiny and the bathroom, especially the shower, was tiny too. However, location made up for any negative. The way in which the hotel interior is laid out is strange but interesting. First time in is like a maze.

It was so hot in our room. We had a window we were able to open and a small table fan for a little air circulation. We asked for another fan for the room and they said NO to us. The room have no AC and they need some updating. It was very bare bones. I would not stay there in the summer time.

Staff were curt and gave an air of indifference. Didn't properly explain why a damage deposit was needed nor tell me in advance. Cheap beds but clean linen. Tired old furniture but the shower worked! Breakfast was in the adjacent Malaysian café with very limited options for UK type breakfast. Understandably no pork options in the full cooked breakfast (Muslim country Malaysia) nor cereals nor juice. No issue with this except not advised pre booking and it was expensive for a very poor offer. How the hotel has a 3* rating beyond me. Avoid. There are better hotels in the area, loads of choice.

Berjaya Eden Park London was a great fit for me as a solo traveler. The staff were all helpful and kind, every interaction was professional and friendly. The location worked very well for me, as it was a 1 minute walk from the Bayswater Station and about a 5 minute walk from the Queensway Station. The room did get rather warm because the weather overall was fairly hot, but I appreciated that the room had a fan! Overall, it worked for what I needed and I'd stay here again.

We dropped our bags off in the morning. When we checked in at night one bag was missing/not in the baggage holding area. It was shortly after delivered to our room. It was apparently stored in the office instead of the baggage holding area. VERY STRESSFUL! Room was fine, clean, good facilities. I also got charged at check-in time, whilst I already had paid via the website. Currently waiting for my second payment to return in my bank account…

Upon check the receptionist was quite rude when asking for ID. We had issues with the room key not letting us into the room. They are quick enough to take a £50 damage deposit but then put you in an old room where the carpet is stained, the wallpaper is ripped, the window lock was broken, bathroom was outdated and leaking plus has no plugs to run a bath. I went to the reception desk the following morning and spoke with 2 young about the issues I had with the room. He said that he could upgrade me from where I was but he didn't have any rooms that had separate beds, therefore I had to ask my 12 year old daughter if she was happy sharing a bed. We took the upgrade and it was better than what we had but the circumstances were less than ideal, the new room ended up with a slow draining sink that turned into a blocked one and we only used it for cleaning our teeth and washing our hands. Nothing like what I thought I was booking based on the pictures provided on hotel.com website and I certainly didn't get what I paid for. Breakfast isn't worth the money either, it's a Malaysian restaurant attached to the hotel and it gives just 3 options, 1 is a full English breakfast with chicken sausage and no bacon, the other 2 are Malaysian dishes. The hotel is undergoing renovations which didn't impact on us but you can tell from the online pictures that they have used the new modernised rooms. Very overpriced for what you get but it's in an ideal location for getting around

Staff was pleasant. The room was sufficient however I read two different places that they are not responsible for theft- which made me feel uneasy. In the lobby there is a sign about thieves as well. The bed was comfortable and the room was clean. Unfortunately you hear a lot of street noise if you hand a room facing the road which I did. The room had a terrace outside which was cool, but the curtain rod stopped the door from opening all of the way. Breakfast is not free.

Hotel was value for money, that's the best I can say. Mould on the walls, no air in the rooms and poor ventilation. Old and everything needs updating. Breakfast was very poor. Area is OK. You get what you pay for - it was a third of the price of other hotels so I wasn't expecting much and my expectations were met.

Friendly staff. The room we had has been modernised, although it's quite small but very clean and comfortable. The window is single glazed therefore you can here cars/motorbikes on the street. The Malaysian restaurant next door is great and convenient. Overall a great stay!

Very old and slitage in the room. We have thethird floor but the street was very nosy outside with noses from the cars and people.The bathroom was terrible.They are trying to fix something in the hotel and the breakfast room in the hotel was just a small little room.The only good thing with the hotel is the location but there are serveral in the same area so look carefully if you are going there.

Convenient to Kensington park. Lots of shops and restaurants nearby. The hotel is being restored. Some new features. And still some needing work. Our AC unit didn’t work. Unfortunate given rare 80 degree weather. The English breakfast at the Malaysian restaurant was so-so I bet the Malaysian food is better

the Hotel is placed well for Hyde Park, an easy 20 minute walk to the concert end, the hotel staff were friendly and helpful, i felt the hotel was basic but as we were only sleeping there this was not an issue, we booked with no breakfast so i cannot comment on this

This room has an air conditioner installed but the hotel insist they did not advertise with air conditioner (which was true when I looked back). But I have never stayed in a hotel with no air conditioner. The lift was very small and the sign stated only for 2 persons per time. Breakfast was good ….. Malaysian buffet but unfortunately it was the same 3 morning in a row.

Although it was a struggle to find our room, due to the way the hotel has utilised its space, our room and overall stay was fantastic. Clean, great sized room, windows that open, which kept us cool and a small seating area to relax in all made it a lovely stay. It's great for Kensington, Notting hill, Hyde park and the bus and tubes. Local shops and eating places are just around the corner, and a multiplex its ideal. Its also of the main road and quiet. I can't wait to book again, despite the weaving stairs and corridors which were great fun. Overall loved our stay.
