Brilliant location in beautiful street. Friendly and helpful staff and a beautiful room with modern decor. Small shared garden excellent for summer. Late night bar and breakfast available. We were allowed to leave our bags all day.

What would make the gym better is to oil the cables , becuase it is a little clunky. otherwise everything is great! The higher up your room the better the air! Love it

We loved the garden terrace in the back and the staff were all very helpful. The breakfast was nice but limited (great latte). There was a table & chairs in our room (I assume in association with the small kitchenette). However that left no room for luggage at all. Perhaps a cafe table would serve better? The beds were very comfortable and they were able to hold our luggage albeit at a cost of 25€ (which I thought to be a bit steep). All in all we enjoyed our stay.

Pros: Location, size of room (with kitchen so you can make all your own meals), your own bathroom, friendly 24/7 staff, the front door is constantly locked you have to buzz in, there was a gym, garden, and you can wash your clothes. Cons: No A/C but you can open your window. Overall I would come back.

This is a wonderful gem! Quaint & very charming hotel in a beautiful area. We enjoyed the garden out back. It was a pretty spot to unwind at the end of busy sightseeing days. Loved that there was a laundry facility. Walking distance to Kensington Gardens. I read reviews about the stairs being a problem but it was perfectly fine. From Heathrow we took the Heathrow Express to Paddington and then walked to the hotel because our bags were not too big and the weather was gorgeous. We truly enjoyed our stay!

We had a lovely stay at the Vancouver studios. The room was very clean and fresh. We also enjoyed having breakfast outside in the courtyard. But the best thing was, the people! The hosts were so nice, we felt very welcome. So refreshing to have that experience in a bustling city. Can highly recommend

This hotel is great for the price. The location is terrific, and staff are always friendly, kind, accommodating and made sure my stay was as comfortable as possible. Although the rooms facing the street are a bit loud on a hot night (with windows open), my earplugs helped me get a decent nights sleep and having the windows closed certainly helps. The garden facing rooms are much more quiet. The gym has good equipment and the laundry facilities were also very convenient. I will stay here again in the future!

Wonderful, centrally located property. Be aware there is no lift and very steep stairs. Challenging for luggage or individuals with mobility issues.

This is such a lovely place with a beautiful garden. Well located on a quiet street but still a short walk to Kensington Gardens and Hyde Park. The 24 hour reception was nice and so were all of the staff.

This is my third stay in this excellent answer to my London trip needs. As always immaculately clean and very comfortable. Highly functional organisation of a small space that provides for everything including a tea towel. I don't know if the room walls are sound proofed but it is always quiet and private. The staff are always friendly and available and this time there was a difficulty with the hot water supply to my shower which was promptly fixed - so immediately not a problem! It is a quaint and stylish environment - so the only arduous element, which is the journey up and down the stairs, becomes intriguing! The location is ideal - minutes on foot from Bayswater tube station or alternatively within a comfortable and flat surfaced 15 minutes walk from Paddington. The immediate locale very quiet and residentially attractive and yet again within minutes there is access to shops and all supplies. The 24 hour reception provides for a sense of continuous care and security. This is my ideal stay - I will keep returning!

We had a family room and a single. The single was tiny but I give the room 5 stars for comfort and kitchen and bathroom spaces However, the family room, in the basement was musty and worst of all it was impossible to sleep on the king bed mattress. I would rate it 1 star. The next morning the staff were accommodating and they did provide a new mattress so the second night was better. Considering how bad the mattress was (sloping to the middle and able to feel the bed springs) I think we should have been provided a reduced rate. However we were denied any compensation. We were a party of 5 (3 Adults and 2 children). The family room had beds for 5 but we weren’t allowed to have 5 there so we had to get an extra room at extra expense. All that said the staff was great and we loved the location.

Hotel was very clean and was modern. Had a nice garden and reading area which I felt was a nice touch. Staff was all really friendly and held my bags after check out before my flight later that evening. Hotel is in an older building and as a result there are no elevators and the keys for the hotel doors are actual keys. Would 100% recommend if you are wanting to stay in the Notting Hill/Kensington area because the hotel was located in a nice area and it felt very safe as well.

Friendly helpful welcoming staff. Hotel was in a lovely quiet location 5 minutes walk from the tube station. The room was spotlessly clean with a very comfortable bed and a well equipped kitchenette. We were on the 4th floor which was a good workout on the legs - would suggest requesting a lower floor room if you have any mobility issues.

There is no AC or elevator at this hotel and the room I stayed in had a straw floor!! How do they clean a straw floor? I was so uncomfortable and I wouldn’t take my shoes off. The room was dusty and there were stains on the walls, and it was so hot. The bed had a huge dent in the middle and it must have been decades old. It was awful. 0/10.

Firstly, upon check-in, we were informed by the receptionist that the room we had reserved, a Basic Twin Room with 2 Twin Beds, was unavailable. Instead, we were given a room with only one bed. This was a clear deviation from the reservation we had made and significantly inconvenienced us, especially considering we had traveled from Los Angeles with large checked bags and were exhausted from the journey. Adding to our frustration, the room was located on the fourth floor of the building, which lacked an elevator. This meant that we had to navigate multiple flights of stairs with our heavy luggage, exacerbating our already tired state. Upon expressing our concern to the staff, we were initially met with resistance. The receptionist argued that the room with 2 twin beds was not available at the time of our check-in and claimed that the single-bed room was an upgraded version offered to us at no extra charge. However, after further investigation, it was revealed that the room we had originally booked was indeed available, indicating a lack of attention to detail and organization on the part of the staff. Subsequently, we were required to relocate to the correct room, resulting in additional inconvenience and wasted time. Moreover, upon settling into the room, we discovered that it was not adequately cleaned, with stained sheets and overall poor cleanliness standards.

I’ve stayed twice and like it. Both times I’ve had a bite? 1 was a bed bug, 1 was like the ones you get when it’s cat fleas? Not sure if they allow pets. If you’re on the front it’s noisy and ear plugs work. If fumigated it would be a place I’d definitely go back to … the bits have put me off

The area was nice and quiet with easy access to restaurants, groceries and public transportation. The hotel was older but reasonably maintained. The initial room had a bed that was so worn and an indentation in the mattress that caused me to wake with some back stiffness. They did accommodate my requests change rooms and the 2nd bed was much better. The sign on their bathroom I instructed on how to get towel changes when needed but no cleaning person ever came into the room to check on that. I had to walk down the stairs to ask the night clerk for fresh towels because the phone in the room didn't work. London is expensive so I had to go with value which this hotel did offer.

Convenient location for the tube and Kensington Gardens/Hyde Park. Every single member of staff was lovely and friendly. Room was so clean, everything was sparkling! Would definitely stay again.

Not sure I was aware I had to walk up 4-5 flights of narrow stairs with heavy suitcases. It felt unsafe. Room was tiny. Hardly room to walk around one side of bed. Once suitcases open no floor space. Didn’t need the kitchen space. One teabag left for the two of us. Then had to pay for coffee downstairs. Glad it was only one night too claustrophobic.

I really enjoyed my stay here. I had a single studio. The bed was comfy and the window had a lovely view. The room had a kitchen with a two-burner stove top, a refrigerator and microwave. It was stocked with a saucepan, frying pan, colander, and dishes/flatware. There was even a bottle of Fairy liquid under the sink, for washing up! I appreciated being able to make my own food, as I have certain dietary restrictions. The shower was tiny, but luckily, I am a small person. Anyone on the heavy side, or even just tall, would be uncomfortable in the shower. There were two heaters in the room. One was portable. There was also a fan. As I was there in the spring, I got a chance to use both! The employees were friendly and helpful. The hotel has no elevator, so be prepared to get a workout going to and from your room. There is a beautiful garden in the back; very quiet. This is not a fancy place, but it is comfortable and affordable.

A good location not far from a few tube stations. Nice area too I felt quite safe coming back late at night. Downside of it being a nice area is they seem to road sweep every morning quite early on! It was a bit noisy but nothing too crazy.

The hotel was very conveniently located just a short walk from Bayswater Queensway, tube station, shops, restaurants and also Hyde Park. Converted from London townhouses, the hotel antique in layout and quite charming. There are some caveats though: I was in a single room and while well equipped, it was TINY. The second problem was that it was on the third floor, there is no lift and the staircase is VERY narrow and steep. I had bags and it was a real physical challenge to get them to my room. Beware the rooms on the third floor unless you are fit! 🙂 Overall it was a good stay though and I’d stay again.

Good and uncomplicated stay. And great value for money! Upper rooms are accessible only via steep and narrow staircases. Bathroom sink in my room was just too small, barely larger than the faucet and useless for anything else than washing hands.

Overall a lovely property. We were visiting during a summer heatwave making the lack of AC and the squeaky fan challenging for rest. Bathroom is very clean but tiny and hard to control water temperature.

There are no lifts in this property and I was not notified prior ~ that I would have to navigate 3 flights of steep stairs to get to my tiny single room. By tiny, I mean that the door doesn’t even open fully. The staff were less than helpful when it came to my check out as I had no idea how I was to get my suitcase down these stairs with a bad back. Communication terrible and ladies were actually quite rude in making me feel like it was my problem. I will never stay again nor would I recommend. It’s unfortunate that this was my experience but hopefully it might support others when making a decision on where to stay…

Nice hotel a five minute walk from Bayswater tube station. I heard no noice from the street. Super nice staff who really made me feel at home and who helped me with the bag on arrival without me asking for it. That was really appreciated as my room was on the third floor and there's no lift. The stairs are a challenge but as everything else here is great I don't care. It's clean and the rooms have a small pentry with everything you need to make breakfast or something when you get back in the evening. My room was a single and not big, but I have definitely stayed in smaller rooms in London. You can tell that the house is old 'cause the floor is crooked and leans a bit but I find it charming. Over all great value for the money, nice staff, really clean and I will stay there again!

The room, bed and the shower were really small spaced. Liked the location. The experience could had been better except the poor quality service provided by one of the employee which resulted in a really embarrassing situation for us. The room service entered our room without knocking or acknowledging while we were changing. Apparently the front desk employee missed updating the system or manager that we extended the stay. Not impressed at all how this situation was handled.

Up until the last minute it was top notch. Yes, there’s no elevator, steep stairs and the interior design might raise questions (like having the shower in the hallway), but for that price and location - amazing. Also great staff. All but one which changed the entire experience. Upon checking I asked the receptionist if he could order a taxi for me. It was for a very short ride, approximately 5 minutes to Paddington. Would have done that by foot if not the stormy weather. The receptionist said it’s not a problem and made a call. He said it would be like 10 minutes which I found odd, but had about 30 minutes till my train so didn’t mind. It didn’t take 10, it took 20. It wasn’t a real taxi either, just a driver who didn’t even know where the Elizabeth line platforms are. He dropped me in a place where I had to walk 5 minutes in the rain, and I also missed my train. But that’s forgivable. What is the fact he had no meter and demanded no less than 20 GBP for less than a mile. I had to pay in cash and got no receipt. Felt like a scam coordinated with the receptionist. For that, and only for that, I won’t return. Because everything else was great.

I love this hotel and all the staff, they are all so friendly and wonderful. This was my fourth or fifth time staying here and I have absolutely no complaints! I will definitely come back again :)

What a delightful surprise in the Bayswater neighbourhood! Close to Hyde Park, shops, restaurants, and two Tube stations, this was an ideal place to stay on our recent trip to London. The outdoor patio was quaint, a little oasis in the city. The room was tastefully designed, had everything we needed ,and very clean.

Close to 2 Bayswater and Queensway tubes. Paddington station about 20 minute walk (or 1 station away on tube), so a good option for the Elizabeth Line to or from the airport. Great proximity to Kensington Gardens, Notting Hill, Holland Park, Little Venice. Friendly staff. Quiet. Walkable to many shops and restaurants. Small kitchen. Overall a good budget stay. I think the hotel's 3-star rating is bang on. This isn't 4 or 5 star, but neither is the price. Would stay again. No elevator if you have any difficulty with stairs.

This worked really well for me. Just a small walk from Bayswater tube, which in turn is a small walk from Queensway tube, meaning lots to choose from. Quiet street. Felt very safe at night. Note there's no elevator (at least in my wing), so if that's a dealbreaker, watch out, but it wasn't an issue for me. Good shower, sink, tea, temp of room was great, comfy bed, didn't hear any neighboring rooms, nice staff. Great. Would totally come back

Boutique hotel near several tube lines, the staff is friendly and it is clean. The only thing there is no elevator so if you're on the 4th floor (highest floor) it is a workout to carry your luggage up the stairs as they are narrow. Recommend as it is a reasonably priced and in a good area. It is about a 15 minute walk to Notting Hill.

I doubt you'll find anything better in London for this price! My single room was tiny and required lugging my suitcase up the steep, narrow stairs to the third floor, but it was clean and comfortable and had everything I needed, including a small kitchenette. Very nice area between Hyde Park and Notting Hill, with easy access to public transportation. Staff was friendly at all times.

Perfect location right in the heart of Bayswater with easy access to multiple tube lines.

The location was within comfortable walking distance to Bayswater Station, which made getting around very convenient. Our room was situated in the basement, and while it was generally fine, we could clearly hear footsteps from people walking above us. It wasn’t unbearable, but it’s something to take note of if you’re a light sleeper. Also, do note that there is no housekeeping provided for stays shorter than a week. It wasn’t a major issue, but it’s good to be aware of in advance. Overall, a decent and convenient stay with a great location, just with a few minor drawbacks.

Location was good, not a super busy area (Queensway) but walkable to Kensington, Paddington, and Notting Hill. The staff were great and the building itself was nice. My room was on a higher floor so I had a lot of stairs to climb, and it was also slanted so sleeping was kind of hard. It's an older building though so it's to be expected. Overall would recommend to others!

Family room of adequate size, clean and properly furnished. Comfy beds. The staff is polite. The location is perfect in general and for what we were looking for. Three tube stations within 10 mins., one stop from Paddington for a quick transfer to Heathrow. Hyde Park is 5 mins away. Plenty of restaurants in the area, representing the popular cuisines. Department stores of various size and level.

Loved staying here sad it was only for one night. Beautiful place, great little room for one, gorgeous garden, friendly welcoming helpful staff, excellent value on bar and food prices.super location for Kensington, Bayswater, Notting Hill. The hotel had a very warm welcome and excellent customer service. Felt safe. Breakfast (for an additional fee) was ok. A very slight minus was the location of the single rooms on the third floor, which was reached by steep stairs (we had booked two separate rooms), the hotel does not have an elevator. The hotel is idyllic, cozy and beautiful.

Nice hotel situated close to Hyde Park and the Tube. Kitchen was a nice option and we enjoyed breakfast each morning. Lots of store's and restaurants near by.

This place is a gem! So quaint, cozy, and personalised. My room had a kitchenette which was lovely. And definitely loved the breakfast by the fire! I would def stay here again!

The staff were all excellent and could not be more helpful. Fantastic garden area to relax. Room was small but perfectly adequate for my needs. Breakfast was very nice with great coffee. Only downside was the Hotel has no lift so be prepared, especially staying on the third or fourth floor as its quite a trek. Overall its a great hotel and would definitely book again.

My husband and I really enjoyed staying here over the weekend. The location is amazing, offering 2 different Tube Stations in under a 5-minute walk. The area is very safe, and many of the side streets nearby offer a plethora of fast food, sit down fancy meals, take-away options, markets and cafes. Also the front desk receptionist operates a 'buzz through' door, meaning not just anyone can walk in and everyone is accounted for. For added security, all keys must be left at the front desk before leaving the hotel. This way you'll never loose your key, and the reception knows if you're in or out, which is excellent for safety and whereabouts knowledge, as London isn't the safest city anymore IMO. There is a nice cafe/bar inside the hotel, a comfortable lounge area, and an extensive back garden which would be fab to hang outside during warmer months. The place was very festive for Christmas with a tree in the foyer and decorations on the front too. Overall I would definitely stay here again. I feel that it checked off all my top specs for staying at a boutique hotel in central London!
